EFFICIENCY IN PLANNING

BKV residential design efficiency provides 85% or more of the built area in the resident’s unit, which creates maximum income for the client. Reducing the amount of built area while maintaining the maximum rentable area creates the lowest construction cost. This is accomplished through:

• Adjusting plan organization to minimize hallways while emphasizing lobbies and community spaces

• Properly sizing passage areas to meet code and create a sense of unit entry • Creating consistent vertical floor-stacking and unit arrangement • Locating stairs and elevators to facilitate minimum travel distance

Soo Line Building City Apartments

ProjectsONE SOUTHDALE PLACE

One Southdale Place Apartments is located at the northwest corner of the intersection of 69th Street and York Avenue South in Edina. This five-acre development was completed in spring 2015 and features 232 units spread over three buildings — a three-story, a five-story, and a 10-story high-rise. Floor plans include studio, one-, two-, and three-bedroom units, as well as exceptional top-floor penthouses.

One Southdale Place offers a condo-style amenity package, setting a new bar for rental housing in the Twin Cities. Open floor plans, oversized windows, nine-foot ceilings and luxury finishes, including granite countertops and stainless steel appliances, are featured in the units.

Resident amenities include a community room, rooftop terrace, outdoor pool, full fitness center, business center, underground heated parking, and landscaped walking paths with bocce courts.

1800 LAKE ON CALHOUN

Located just east of Lake Calhoun, this mixed-use development is the gateway to Minneapolis’ popular Uptown district. The design reflects the artistic exuberance of the area through dynamic patterns, colors, and materials, while also achieving a sophisticated air at its prominent location. The use of traditional materials, such as copper and stone, grounds the project and gives it an upscale. timeless essence.

The project gains a maritime air through the projected balconies, cornices, and large window expanses, and the interior’s wave walls and natural natural blue, white and green colors. This motif reflects the aesthetic of the nearby lake and its boat shelters, sailboats and docks. The culmination of the project is a rooftop patio. There, residents can take in the full panorama of the lake and neighborhood.

LIME APARTMENTS

The mixed-use project is located at the heart of the vibrant Lyn-Lake neighborhood. It is a six-story community with retail and restaurant space on the first floor. Floors two through six have 171 units of market-rate rental housing. Below-grade, on two levels, is the parking garage with capacity for 242 cars.

This location presents a unique opportunity to connect with the neighborhood’s diversity, charm, and walkability/bikeability — including the nearby collection of local bars, theatres, restaurants, and the Midtown Greenway cycling corridor that defines the property’s northern edge.

Amenities include a roof deck with views of downtown, a splash deck with pool and hot tub, attached coffee and wine bar, 24-hour fitness center, and boutique-style lobby and gathering spaces.

Exterior materials are contemporary and dynamic in nature to reflect this particular intersection, but are also familiar materials found throughout the Lyn-Lake neighborhood such as masonry, glass, metal and composite siding. Selected colors for the facades are vibrant – oranges and yellows – expressive colors derived from the neighborhood’s logo and brand identity.

SOO LINE BUILDING CITY APARTMENTS

The 19-story Soo Line Building was built in 1915. At the time of its completion, it was the tallest building in Minneapolis. The building was recently renovated as a mixed-use development with 254 apartment units on the second through the eighteenth floors, retail/restaurant spaces on the ground floor and basement level, and office/retail/amenity spaces on the second (Skyway level) and third floor.

The historic interior contains a dramatic three-story lobby that features a floating glass staircase. Amenities include a concierge, business center, fitness center, and a rooftop which features a year-round, indoor/outdoor sky club, park and pool, coupled with stunning views of the Minneapolis skyline and the Mississippi River.

VUE

VUE is a seven-story upscale apartment building located at the corner of Oak Grove and Clifton Avenue in Loring Park, Minneapolis. Historically, VUE’s site was home to multiple smaller residences. One of the many challenges of the site involved responding to the historic site context while still expressing a contemporary, sophisticated presence. This was accomplished by including a series of walk-ups along Oak Grove, which enforces the connection to the street and allows a pedestrian-scale interface along the building’s north façade. To maintain the appropriate scale and context, the building steps back along the north façade again at the fifth and sixth levels.

The 119-unit boutique-style apartment building expresses sophistication from the point of entry. The open plan of the entry lobby, concierge counter, live/work cafe and flex space allows the residents to welcome guests and clients into an upscale high-functioning environment.

Residents also enjoy an amenity-filled lifestyle, with a fitness room, sauna, and steam shower located on the main level. The 6th floor reveals HALO, a two-level clubroom with full glass folding wall. There, residents can relax by a glowing fire while they enjoy sweeping views of the Loring Park neighborhood and downtown Minneapolis.

THE PENFIELD

The Penfield is one of the first market-rate mixed-use residential projects in downtown St. Paul in 20 years. The project covers an entire city block and features 254 units and a 27,500 sf Lund’s grocery store on the ground level. Lifestyle amenities include a clubroom with a gourmet kitchen, a business center, sauna, a fitness center, and a dog wash. The Penfield also has an 18,000 sf second-level outdoor courtyard with a pool, hot tub, fire pit, grilling stations, and a green roof. The project is designed and built to achieve LEED Silver Certification.

SCHMIDT ARTIST LOFTS

The adaptive reuse of the historic Schmidt Brewery into artist lofts continues the rich tradition of a 100-year-old neighborhood landmark in the city of St. Paul. It also effectively preserves the Brew House and Bottling House as centerpieces of the newly created Jacob Schmidt Brewing Company Historic District. After five years of planning and design, the team converted the brewery’s 16 acres into the 350,000 sf Schmidt Artist Lofts.

The scope involved restoring the structure’s exterior, which features crenellated towers and Gothic details, and converting the Brew House and Bottling House into 247 loft-style units. 13 townhomes with corbeled eaves and low-pitched roofs were also added to the site to provide a total of 260 units.

Schmidt’s residents live and work within this vintage-meets-modern setting. Many spaces were created for artists to produce and exhibit their work. These studios incorporate additional features like Wi-Fi, state-of-the-art kilns, advanced acoustics, lighting capabilities, projectors, and the latest in sound recording/mixing equipment. The team also incorporated studios tailored to pilates, dance, sound, media, and plays and performances.

WAHU STUDENT APARTMENTS

The project is a mixed-use development located just east of the University of Minnesota East Bank Campus in southeast Minneapolis. The site is located across University Avenue from the Stadium Village stop along the new METRO Green Line. This prominent site location presents a unique opportunity to design a gateway building at this end of the campus that will serve as a catalyst for future transit-oriented development in this area.

The project includes retail and commercial space on the first floor. Floors two through 11 have 333 units of market-rate rental housing, which will be marketed to university students. Contemporary and dynamic exterior materials such as glass, metal panels, metal siding, and cement board panels animate this particular intersection. The building’s fenestration incorporates an ample amount of glass throughout the upper floors as well as a storefront window system on the ground floor of the building.

A-MILL ARTIST LOFTS

The A-Mill Artist Lofts project is an ambitious restoration and redevelopment project encompassing two city blocks of historic industrial structures. The site is located in downtown Minneapolis on the East Bank of the Mississippi River at the heart of the former flour capital of the world.

The anchor of the site is the original Pillsbury “A” Mill constructed in 1881 by Charles A. Pillsbury. The Platville limestone A-Mill is designated as a National Landmark, while the other 8 structures on the site are on the National Register of Historic Places.

The project will feature 255 affordable artist housing units along with common art spaces including art galleries, clay studios, painting studios, a photography studio, digital media studios, sound booths, dance practice studios, and a performance hall.

The plan for the lower level of the A-Mill is a new Interpretive Museum that will tell the story of the complex and the role of water power in milling. New interventions on the buildings will be completed in a way that respects the historic and raw industrial character of the buildings. Two new primary entrances feature extruded metal volumes that recall industrial chutes found within the buildings and respect the industrial character of the site.

THE WALKWAY

The Walkway is a luxury, six-story mixed-use development in the heart of Uptown Minneapolis. It features secured building access, below-grade tempered parking, on-site management, indoor bike storage, a club room, and a fireplace lounge.

The second-level roof deck features grilling stations, an outdoor pool, a street-edge spa, sunning area, lounge seating, and fire feature. The project includes approximately 14,000 sf of restaurant space, 7,000 sf of retail space, 92 market rate apartments, and 212 below-grade parking spaces. MILL DISTRICT CITY APARTMENTS

The Mill District City Apartments lies in one of the most compelling locations in Minneapolis: near St. Anthony Falls, the city’s birthplace, and the modern downtown district. The building is composed of three wings, interlocked together to create a U-shaped configuration that surrounds a shared green outdoor courtyard. Composed of brick and stone, the two east-west wings have street-level walk-ups and step back at the top floor to provide rooftop terraces.

With its functional yet abstract arrangement of bays, balconies and canopies, the middle link generates its own unique modern identity while still respecting the historic context.

EITEL BUILDING CITY APARTMENTS

The Eitel Building City Apartments is a collection of new buildings integrated with transformed relics. The complex reclaims park edges and reinforce neighborhood patterns while shaping courtyards and pedestrian plazas that link park to neighborhood, neighbor to resident, and public to private.

In addition to the historic building’s restored exterior and transformed interiors, a portion of a 1967 addition was stripped down to its concrete structure and refurbished to become the celebrated heart of the development. The project weaves the accumulated materials of the community — brick, stone, glass, metal and vegetation — into a contemporary pattern that is explicit to the local context, yet fresh in its application.

THE MARSHALL

This project transforms the 1920s-era John Marshall High School property into The Marshall, a modern collegiate apartment community featuring one-of-a-kind amenities and the nation’s first TargetExpress.

Located just north of the University of Minnesota campus, this 316-unit, 994-bed community features bright, dynamic living spaces. At 563,838 SF, it was the state’s largest off-campus housing complex upon opening in July 2014. It is equipped with 304 underground parking spaces for residents, plus 154 for retail.

Amenities include individual and group study rooms, a seasonal sunbathing deck, an indoor pool, an indoor basketball court, fitness centers, a yoga studio, and underground bike storage. The Marshall also has 50,000 SF of green space, including four outdoor courtyards — more than any other in the market — with a gazebo, zen gardens, an outdoor TV lounge, grilling areas, and a sand volleyball court.

THE MCINTYRE

Located on prominent 16th Street in the Meridian Hill neighborhood of Washington, DC, this adaptive reuse of the existing Meridian Hill Baptist Church and new construction addition is comprised of eight stories, totaling 85 units.

16 units will be within the volume of the existing church, and the remaining 69 units will be located in the L-shaped “wrapper” around the south and west elevation of the church building. The McIntyre’s double-height atrium, glass-enclosed common area, and exercise room will create a unique community.

An integrated bike storage and repair room will promote alternative transportation in a city that is dedicated to these types of sustainable initiatives.

4TH & L STREETS NW APARTMENTS

BKV Group is designing a 10-story, 123-unit building in the Mount Vernon Triangle section of Washington, DC. The mixed-use building stretches 110 feet and will have ground-floor retail intended to be occupied by a “fast-casual” restaurant. It will consist mainly of one-bedroom apartments, and plans currently call for 25 parking spaces.

ELSEWAREHOUSE

BKV Group recently completed a substantial rehabilitation of this historic Scriver-Andrews warehouse building which was constructed between 1920-1923. The rehabilitation restored many of the original architectural features including reopening original window bays, recreating the central doorways, and returning more appropriate windows to the Washington Avenue and Eighth Avenue facades.

The historic character of the building was preserved by balancing finishes that juxtapose the existing structural elements with new elements including a skylight into the new atrium space with a boutique bar, a cozy library, lounge, and a rooftop clubroom. Most notably, the floor to ceiling windows in the new rooftop lounge open to an expansive rooftop deck with untouched downtown views.

FLUX

Just blocks away from Uptown and fronting the revitalized Midtown Greenway cycling corridor, Flux offers a truly multi-modal lifestyle with easy access to recreational, commercial, and social amenities.

The objective of the redevelopment was to create a distinctive and sustainable project that builds on the energy and diversity of the local community and nearby Greenway, and also becomes a vital component of the Uptown neighborhood.

The plan consists of market-rate rental housing with a variety of dwelling unit choices, below-grade parking, community rooms, and open spaces.

FIVE15 ON THE PARK

Five15 on the Park is a redevelopment of more than two acres of land next to the Cedar-Riverside METRO station and across from Currie Park in Minneapolis. This urban infill development will occur in two phases, and will greatly enhance the connectivity with the METRO station.

Five15 will create a pedestrian-friendly, green streetscape that connects the station with the bus transit network, the Greenway bike path system, the local employment and education centers, and the abundant cultural and recreational opportunities in the Cedar-Riverside area.

Phase 1 of the Planned Unit Development consists of a six-story building that will include about 260 rental housing units (most affordable at 50% and 60% MMI) and about 5,800 sf of neighborhood-serving retail space. This will add a desirable mixture of housing choices that are currently under-represented in this neighborhood.

THE SHAY

The Shay is located at the end of Washington DC’s bustling U Street corridor. The community offers 245 residential units along Florida Avenue and 8th and 9th Streets. BKV Group is the Architect of Record, working in collaboration with the Miller Hull Partnership.

These mixed-use buildings feature ample retail spaces along the streets. Proximity to two metro stations enhances the buildings’ attractiveness to residents who choose to live in the city and take advantage of the amenities the city offers. Amenities include a swimming pool and expansive sundeck, outdoor “living rooms” with grilling stations and outdoor kitchens, and a resident lounge with a kitchen, bar, private dining room, pool table, and media center.

The central organizing principal is a linear courtyard that connects both buildings across 8th Street through grand stair portals on both sides of the 8th Avenue façades.

ELGIN ARTSPACE LOFTS

The property is located within the business district of downtown Elgin, Illinois. The site was originally a department store built in 1908. An addition was added in the 1950’s by Sears, and the site was eventually developed into a downtown campus for Elgin Community College in the 1980’s.

The project involved demolishing the 1950’s era addition, rehabilitating the existing 1908 structure into 55 artists lofts, and adding a new addition connected by a link to the original building.

The new common areas include a business center, gallery, community room, and retail space. The skylight will be reintegrated into the space providing daylight to both levels of the historic building. Other original features include tin ceilings and moldings which maintain the historic character of the building.
