The 124 Columbia Heights project encompasses conversion and rehabilitation of the three existing buildings located in Brooklyn Heights; 3 story building (masonry bldg. system),

8 story building (concrete bldg. system) and 10 story building (steel bldg. system). The intricacy reflects in inserting proposed new functions, such are new garage with car elevator, new pool,

and new vertical communication cores into the existing structure, while complying with the building codes and zoning regulations. The complex totals 150 000 SF.

In terms of architectural services, the focus on this project was on redesigning the floor plans layouts and technical coordination, as the owner goal was to enhance the quality of future

dwelling units, and the overall building scheme. Coordination of MEP and Structural drawings was an important task to allocate time to. Exterior facade was to remain, with minor changes to ac-

commodate new functions as garage door is, replacement of existing entry door, replacement of all existing windows, and facade repair where needed.

The views over the East River to Manhattan make this place to be one of many other great places to live at in NYC. Interior design is carefully being thought within HS2 office.

The NY Planets iproject s a collaboration between HS2 Architecture based in NYC and an art collective teamLab based in Tokyo. The scope of work included architectural design for

the nine exhibit spaces totaling 60 000 SF within two existing buildings in Industry City in Brooklyn. Each exhibit space had own character and had to be carefully studied in both technical and

spacial sense to match the teamLab esthetics and standards, and to comply with the city regulations. Often consultations with the DOH were part of the project development, as exhibit spaces

were much specific rooms, either having water spreading through the room, or reflective surfaces on all interior facet where custom fire suppression solution had to be considered.

The project delivery method was based on CM contract, where multiple teams were involved on the owner’s side, as well consultant teams. The budget estimate is 36 million dollars.

However, the project is on hold till future notice, as the client is reconsidering the lease duration at the moment. The images show spaces built in Japan, which we used as design references.

W. Stockbridge residence sits on 18-acre land, overlooking the valley, South oriented. Surrounded within nature, the house remains within privicy from neighbors and road. This house

is intended to be a secont residence, and contains 3 bedrooms and 3 bathrooms, along with the living area, kitchen and dining area, media rooma, library, bbq. courtyard, and screened porch.

Large openings, many of them to be floor to ceiling, allow even more intense connection with the immediate outdoor. Landscaping was designed minimaly to align and blend with the natural

flora. Basement is unconditioned, and serves as mechanical room.

Cost-plus delivery method was used on this project, had the budget of two million dollars.

Exterior facade is cement borad on presure treated wood studs, fastened over zip wall. The project required ResCheck to be completed, as well as HERS ratings in complience with the

Stretch Code (MASS Adendum to ICC). The building is sprinkled on both levels. Landscaping was designed minimaly to align and blend with the natural flora. The house consists of the

wood system. Flooring is white oak as is millwork. Plumbing was selected by the client (Dornbracht,) standard kitchen ites by Gaggenau. CA pahse moslty consisted of reviewing contractor’s

applcations for payment, and updating budget as change orders were occuring. We would visit the site as contruction phases were accompliched. Consultants used the BIM model for communi-

cation and cordination of services.

This project funded by a developer required conversion of the two historical buildings located in East Tribeca landmarks district, both built in 1896. New vertical communications were

designed to connect the existing floors of both buildings into a coherent whole.

Elements that influenced defining addition design: exist. cornice heights, exist. window pattern, new elevator/stair shaft and proposed mesh envelope. Roof mesh propsed to be carbon

fiber rods is shading device for the accsessable roof, resting on the elevator and stair shafts.

Visiability of addition was the major factor in design decision making. The two contextual sections above show areas of addition facades visible from street level. Set back was set at 15’

on Canal Street and 10’ on Lispenard Street. The ground floor is planned as the lobby for residential floors (2nd-4th) and as a retail space. Diagrams below show some segments of zoning and

building analyses for this project. Test pits and wall probes were performed in order to determine existing conditions. Original footings are stone slabs. Proposed design was comlient with zero

house design, in terms of energy analysis. Unfortunatelly, as of now, the concept hasn’t been built yet.

Other part of work was to design an addition space. The addition was initially meant to be comprised of two levels, but after consulting with LPC, we adjusted the volume to one level.

Since the two existing buildings were built prior to 1968, we were allowed to file the permit application per 1986 code. The decision was contrived in conjuction with the disscusion on the replace-

ment of the existing wood joists. 1986 code, 28-101.4.5 limits propose renovation and enlargment up to %110 of the existing floor area, which worked beneficially in this case.

In terms of materiality, new addition was proposed to be brick to match existing brick. Design intent was to build new addition that would be a continuation of existing buildings in visual sense,

therefore new windows were designed to follow the existing windows pattern.

This renovation in Yonkers, New York is the conversion of an old turn-of-the-century industrial factory space into the future workspace, gallery, and living space of an artist couple.

The conceptual approach began with the existing structure as a layered place with its own historical narrative that can be a potential resource and inspiration in the production and viewing

of art. The aim of the project quickly came into clear focus: How do we maintain, and even amplify, the spatial and textural qualities of the existing structure, while at the same time, upgrad-

ing the space for use as a world-class gallery and art space? The architectural intervention is therefore premised on making careful insertions and incisions into the existing structure to

serve the new uses that the program requires. The design allows daylight to dramatically illuminate the space and increase the efficiency of the building. The project also aims to bring Pas-

sive House design standards to a large scale existing warehouse structure while supplementing with state of the art ventilation and Hvac systems.

Single family residence in Veracruz was designed to become space where daily rituals would take place, and to provide privacy and shelter to a family. The residence totaling

22,000sq’/2000m2 under air sits on lot overlooking a waterfront of the Gulf of Mexico, in a rural area within pristine nature. The thought was to design modern and clean spaces, yet sculptural.

Building system is based on the premise that all parallel shear walls are cast concrete and all opposing bracing is made up of chrome columns. Front facade is glazing which provides visual

continuity in the waterfront direction. The pool is beneath the terrace that extends from the ground level towards the coast. The courtyard allows daylight for the house.

Project: Kacanski

Function: multi-family housing (new)

Location: Belgrade, Serbia

Year: 2010

Involvement: schematic design and construction documentation phase

This four-story multi-family residential housing design was inspired by the architecture by Paul Rudolph. With extrusions and contrasting façade paint, the structure mimics the distinc-

tive dynamic characteristics of the Brutalist period. The conspicuously extruded terraces are areas assigned for common gatherings of the tenants.

Location: Belgrade, Serbia

Year: 2009-2011

The residence Pariska, due to its existence in a historical heritage site of Belgrade, was a design challenge as there were many zoning regulations to abide by. The base of the concept

lays in the intension to give access to views of the Danube River and the more recently developed districts of the city. Common areas, ground foyer and gallery, are visually accessible on the

street façade and incorporated into the layout as filter zones between the public and private space leaving an impression of a cordial object. The terrain is noticeably sloped, thus the façade fac-

ing the river contains seven floors while the street façade counts five vertical nivelations.
