Cross Laminated Timber (CLT) is an innovative sustainable building material manufactured by binding layers of timber staked at right angle to produce a solid timber panel which can support heavy loads like the structural and non-structural components in buildings.
The material has been used in Europe since 1990 and after three years of research and development, Lend Lease has introduced the world’s tallest timber apartment building in Melbourne, Australia, called Forté. In Asia, Lend Lease is working towards introducing CLT as an innovation that would improve construction productivity significantly as well as bring a much needed paradigm shift to our building industry.

In Asia, Lend Lease has undertaken fully integrated retail and mixed-use development projects such as 313@somerset and Jem in Singapore, as well as Setia City Mall in Malaysia.
313@somerset is Lend Lease’s first major retail development in Asia delivered through our integrated property capabilities. The multiple award-winning retail centre houses the latest flagship concept stores in fashion and lifestyle, right in the heart of Orchard Road. The Jem mixed-use development, comprising both retail and office spaces, is the first site developed for the Singapore Government’s Jurong Gateway 15 year masterplan. It is the first mixed use development in the country to achieve a Singapore Building and Construction Authority Green Mark Platinum award based on the version 4 rating. The development also received the Gold award in the ‘Best Innovative Green Building’ category at the Marché International des Professionnels d’Immobilier (MIPIM) Asia Awards 2012, in recognition of its exemplary and innovative green design features. Jem is Singapore’s third largest suburban mall.
Lend Lease also redeveloped Parkway Parade, one of Singapore’s most renowned suburban shopping centres. Executing a redevelopment of a shopping centre whilst the centre continues to trade is a challenging undertaking. Since its acquisition in 2000 by Lend Lease managed fund APIC 2 (now Parkway Parade Partnership) and subsequent redevelopment by Lend Lease, we have generated a return of 18% for the fund, outperforming the market. It also saw a 30% increase in foot traffic since acquisition, with an annual visitation of over 21 million.
Lend Lease has been creating innovative property solutions for more than 50 years, and has delivered some of the world’s most iconic developments, such as the Athletes’ Village for London’s 2012 Olympic Games.

Lend Lease currently manages a portfolio that includes flagship Singapore shopping malls such as 313@somerset, Parkway Parade and Jem.
At 313@somerset, we provide full property management services for this retail development on Singapore’s premier shopping strip of Orchard Road. 313@somerset is Singapore’s leading retail destination, providing mid level fashion and food in an environment where a unique sensitivity to customer service creates a refreshingly different
experience. It was voted one of Singapore’s top three shopping centres in a public poll, and was the first shopping mall in Singapore to roll out the concept of a green lease to its tenants.
We are also managing Setia City Mall in Shah Alam, Malaysia. Setia City Mall was delivered through Lend Lease’s integrated capabilities, and is a fun, mid-market family shopping centre with expansive green spaces that spans approximately 65,000 square metres. The mall features 22 major retailers and 230 specialty stores across four levels. Four days into its opening, it saw 260,000 visitors through its doors.
ASSET MANAGEMENT
Lend Lease is one of the pioneers of asset enhancement to existing assets, and it remains one of our core competencies of the Group, with an accountability to improve the long-term performance of the asset. This includes strategic and competitive research, preparing a long term forecast plan identifying risks and opportunities, stakeholder relationship management, and strategic recommendations for the asset. In Singapore, we manage Parkway Parade, one of the country’s oldest and most popular strata-titled suburban malls. Parkway Parade was one of the first shopping malls in Singapore to achieve the BCA Green Mark Platinum award (existing buildings). Following its refurbishment, it has been 100% leased through Lend Lease’s managed services and has seen 21 million visitors to the mall annually.

Strategically located in the heart of Singapore’s world renowned shopping belt Orchard Road, 313@somerset is a sophisticated, trendy and engaging shopping mall that promises a refreshing experience that was creatively delivered. It is an exciting retail centre that promised to bring a whole new dimension to the ‘Orchard Road Experience’. 313@somerset spans 290,000 square feet of net lettable area, and has an average of 100,000 footfall daily.
The Lend Lease team has designed this retail centre as a vibrant mall specialising in flagship concept stores on each level, and allowing fast and convenient connectivity between all floors. The mall was 100% leased four months prior to opening, during the Global Financial Crisis. Lend Lease created 313@somerset utilising its end-to-end property capabilities, optimising the outcome for customers, tenants, investors, and the community.

Lend Lease is a pioneer in the deployment of Integrated Project Delivery (IPD) principles and processes. It is the collaborative process in which key stakeholders are brought together at project inception to collaboratively develop a design that maximizes the project value drivers established by the owner.
Key to this is the adoption of the robust state-of-the-art Building Information Modeling and Management systems (BIM) at the design stage. BIM is as much about process as the advanced tools that allow everyone involved to have up to the minute information on the way a project evolves and how it is going to be built. Using our design experts and BIM system, plans contain a complete set of co-ordinated project information. This ensures constructability of a design is possible, conflicts and clashes are resolved, efficiencies of costs achieved and that programme, budget and timelines are managed.
