undertake to design and build any catagories of home at a reasonable cost,while maintainig the highest quality.

We have mentioned the rates for two types of works,one is for complete

construction work on turnkey Basis and the other one is for the structure construction work upto the plastering

stage.Please refer to both specification for the complete datails.

The below given rates along with our deatailed specification will give you a basic idea of our conracting

charges,materialsused and also the construction methodology.

Once your designing is completed we shall provide you a precise quote or specification duly mentioning the exact

construction material and construction rate per sq.ft. If incase you prefer to upgrade any of the cited materials,we will

provide you with a revised quote after the final materials are chosen by you and before the construction work

begins.We believe you should get into your home on budget and on time and we will not surprise you with any hidden

charges.once we sign the construction contract,the price what we have quoated is what you will pay,making it easier for

you to understand your budget better.

All working and approval drawing will design by our in house architecture team. Our team design the floor plan after the

discussion with owner. One computrized 3D rendering will be deveoped of elevation after the finalization of the floor

plan. All approval drawing and file will also prepare by our team.All working drawing like Structure Drawing,Plumbing

Drawing,Electrical Drawing, Elevaton Drawing etc.will design by our in house team.

Approvals like building plan sanction,electricity meter ,water connection and sewer connection etc. will handle by jmd

homes but all goverment fees and expenses like labour cess payment,plan fee, additional FAR purchase, complition

certificate will pay by the owner. All out of pocket expenses will also pay by the owner. JMD HOMES will handle the

efforts but all expenses bear by the owner.

Foundation trenches,For all clauses of soil including cutting, measurement, demarcation etc.Digging for column

Foundation ( in stilt Parking) will be done as per architecture drawing.

Plain cement concrete in ratio 1: 4: 8 using 20 mm graded stone aggregate as per standard structural and architectural

specification.

Providing and layng controlled reinforced for cement concrete as per standard structural and architectural specification

using 20 mm graded stone aggregates at any depth or height including all frameworks, centering,shuttering , scaffolding,

compacting with vibrators, curing and hacking the exposed surface wherever required. Concrete mix shall be of M20

graded stone aggregates in ratio 1: 1.5: 3. Site mix Concrete will be used.

Construction start from 1550/- per sq.ft.

Our rate for full construction work start from Rupees 1550/- per square feet and may go up to rupees 1950/-

per square feet depending on your site location, plinth area, elevation design and roofing pattern.

Our full construction work contract rate per square feet would get fix between this range of rupees 1550/- and

rupees 1950/-, depending on your location, plinth area, elevation and the roofing pattern you choose to

construct your home and therefore the full and final rate per square feet can only be confirmed after you

finalize on the floor plan and the elevation design of your proposed home. if you need more information or

Fixing Steel reinforcement (FE- 500) for RCC in all items, work including transporting, equality, cutting, straightening,

welding and placing in position at all level and binding with approved gauge binding wire. TMT Bars will used from Rathi

steel or Kamdhenu sariya.

Cement will be used from UltraTech, ACC and JK Cement or similar brand

3/4 inch Thick plaster in cement morter will be done in ration 1 cement: 4 fine sand : 2 Stone dust. Zypsum plaster will

also done on internal ceiling & internal walls after cement plaster on walls.

Fine stone dust will used for cement mortar and concret mixing. Fine sand will be used for Cement plastering of internal

walls and outer walls.

Double stack plumbing system design used. Piping is under slung for hygienic and comfortable access. PVC pipes will

be used for sewage and waste water from Astral or Finolex. Cpvc pipes will used for fresh water supply from Astral or

finolex. One underground water tank will be provided for water storage. One overhead water tank will be provided from

Sintex or Plasto.

Fire residence low smoke wire (copper core) from Polycab cables or RR Cables.Conduits will be used from Polypack or

AKG.Modular switch, socket and plates will be used from legrand or Crabtree from Havells. Distribution board will be

used from L&T company. MCB will be used from Polycab or Havells. One fan will be provided in each bedroom From

Orient. LED lights will be provided in false ceiling work with warranty. Details of electrical point shall be given after the

finalized of the floor plan.Provision for inverter wiring will be provided.

Proovision for air conditioner will be provided in all bedrooms,drwaing room and dining room.Copper pipe with 4 core

wire from Polycab and waste water pipes from Astral or Finolex will be installed for split ac provision.

Waterproofing will be done by Dr Fixit on terrace, bathroom and underground water tank.

Glazed vitrified tiles from Kajaria or wooden flooring from Action Tesa in internal flooring with 4” height skirting.

Glazed ceramic tiles from Kajaria in bathroom up to ceiling height and anti skid tiles in bathrooms floor.Glazed Ceramic

Tiles in Kitchen and wooden look vitrified tiles for floor from Kajaria. Indian granite in staircase, parking area,kitchen

Facory made doors or flush door with wooden frame of sagwan wood with complete accessories.Flush Door will be

Laminate by texture mica from both side or vaneer with malamine polish. Opening size of Doors wil be accordingly to

architecture drawings.

Singe glazed UPVC Window with toughened glass and fibre mosquito mesh or window frames and Window Doors will

be made from sagwan wood with 5 mm glass and SS mosquito mesh with all accessories.

UPVC window from fenesta and glass from Saint gobain. Wood will be used from sagwan wood to make Window

frames and window doors.

3 fixtures will be provided in bathrooms. wash basin, Wc seat and shower area. Full bathroom from

JAQUAR/GROHE.Provision for geyser will be provided.

Anti Termite Treatment

Royale premium emulsion From Asian Paints or Velvet touch from the Dulux paint for internal walls. Apex Ultima From

Asian Paint or Dulux weathershield Max for outer walls. Gypsum plaster will be done in internal walls before paint and JK

Birla putty will apply on outer walls before paint. Mix of texture paint From Asian Paint will be apply on elevation.

Melamine polish will be done on wooden work from Asian Paint or Dulux.

False ceiling work will be done in all bedrooms, drawing room, kitchen and dining room as per architectural drawing

MS railing will be provided with enamel paint in staircase and front balcony.

Fully modular kitchen will be provided by jmd homes .18 mm termite proof and waterproof plywood will be used for

kitchen boxes and doors. Fabric mica will be used for internal finishing and glossy mica will be used for outer finishing.

Hardware will be used from kaff/ hettich. Accessories will be used from kaff./Inox. Provision for Chimney will be provided.

All accessories will be provided. Kitchen Top will be from Indian granite.

18 mm termite and waterproof plywood will be used for making boxes and doors. Fabric mica will be used for internal

finishing and glossy mica for outer finishing. Hardware will be used from hettich or kaff. Lock system will used from

Godrej. Size of wardrobe will be according to architectural drawing. All accessories will be provided.

One small size vanity with granite top will be provided in each bathroom

Mix of texture paint from Asian Paint & M.S. Railing will enamel paint in front balcony as per architectural drawing. Use of

HPL, SS Railing, Tiles, Stone, Glass will be extra chargable.

All wooden fittings like Hings, Tower Bolt, Locks, Handles, Buffer & Door Stopper etc. will be provided in doors, window

doors, Wardrobes, Kitchen boxes & Venity.

Chemical treatment shall be implemented by expert before delivery of the possession of the house.

BasementConcrete retaining side walls complying to IS codes & structural drawing. Water proofing will be done on all four sides and

floor. Internal partition & walls will be done as per by laws & drawings. One bathroom will be provided with fittings of

budget Rs. 15,000/- (MRP) from Cera. Provisioning or split airconditioners will be provided. Paint from Asian paint or Duluxe

paint (Luxury Emulsion). One enterance door will be provided for entry in basement with all accessories. Vitrified tiles

Flooring from Kajaria. MS make window frames & window doors will be provided with mosquito mesh
