PAST DEVELOPMENTS• Acheron Drive, 21 industrial lots located off Blenheim Road, Christchurch.

This development was completed in the late 1990s;

• Sockburn Business Park, approximately eight hectares of land located on Blenheim Road east of the Sockburn roundabout. This development catered for owner occupier businesses wanting medium-sized buildings. This development was completed over three stages in the late 2000s;

• Wigram Business Park, located on Hayton Road, Wigram, south west Christchurch is a development of approximately 25 hectares that provided 52 lots for businesses who were expanding, relocating or re-establishing their businesses post-earthquakes. This development was completed in 2015.

CURRENT DEVELOPMENTSOur two new developments located in Hornby, Christchurch and Rolleston, Selwyn, are well positioned for transit links including the State Highway network, Port of Lyttleton, Christchurch International Airport, the Southern Motorway link between Christchurch and Rolleston, and the KiwiRail network.

As the developer, Ngāi Tahu Property will provide wider choice to the market for tenure and development which are currently constrained with the Christchurch market. This will include land sales or design/build/lease options for owner occupiers through to investors.

Both developments have no nominated construction partners. We are happy to work through the benefits of existing relationships that tenants, investors and/or business owners may already have.

As an organisation, we commit to, and embrace Ngāi Tahu iwi values and take an inter-generational approach to investment. Ngāi Tahu Property approaches each development as long-term custodians and thinks about the overall environmental impact using techniques, such as life-cycle analysis, as part of our sustainable development philosophy.

Over the past 20+ years Ngāi Tahu Property have successfully developed a number of residential subdivisions, commercial properties and industrial business parks across the South Island. More recently we have expanded our footprint into the North Island with development in Auckland.

With a strong track record in industrial development, Ngāi Tahu Property have secured two new opportunities within the Canterbury area. These two large developments add to our past development portfolio.

The Hoskyns Road development in Rolleston adjoins the highly desirable Izone Business Hub and is in close proximity to the Iport Business Park.The development is well positioned for major transit links including Port of Tauranga’s intermodal freight hub Metroport, the Port of Lyttleton, the inland port ‘Midland’, the State Highway network, Christchurch International Airport, the Southern Motorway link between Christchurch and Rolleston and the KiwiRail network.

Rolleston is located 15 minutes from Christchurch and is the largest town in the Selwyn District. With a thriving population, Rolleston is well serviced by retail and business amenity. The district remains a very strong region with Infometrics reporting growth ranked in the top four Territorial Authorities (September 2018) while Statistics NZ reported Selwyn District being second in population growth at 4.6% (October 2018).

320 Shands Road is located in south west Hornby, Christchurch, and has a total development area of 41 hectares. The development is located close to a number of transit links, including the state highway network for heavy goods vehicles to the south, north and west and to Port Lyttleton, the Southern Motorway link between Christchurch and Rolleston, Christchurch Airport (12 minutes) and the KiwiRail network.

Zoned Heavy Industrial under the City Plan, Shands Road is located adjacent to existing industrial, logistics, manufacturing and transport developments.

The current masterplan* provides for up to 50 development lots. There is the ability to review this during the design process in order to meet market demand.

The first lots within Stage 1 of the Industrial Park would come to the market early to mid-2021.
