23 rd November 2015 Mr and Mrs Oxley The Garth Pasture Road Embsay Skipton BD23 6RQ Dear Sirs, 15021, The Garth, Pasture Road, Embsay Further to my recent site visit and design calculations for the existing and proposed basements, I have the following comments to make with regard to the existing basement and the associated works converting it to a habitable room. The site investigation indicated water ingress into the existing basement which was ponding in places and causing general damp staining to the walls. It is likely that this water ingress is due to the significant ground level difference between the front and rear of the property and the lack of any tanking system allowing water to ingress into the basement. Although the property is not exhibiting any significant signs of movement, it is recommended that a tanking system is installed into the existing basement which will help prevent further water ingress and allow the ground water flow to be diverted away from the existing foundations. Whilst it may be preferable to retain the existing stone slab flooring, technically it will be far easier and a superior solution if the stone slabs are removed, new tanking and structural sub floor installed and floor reinstated. Please find attached our design suggestions for lowering the floor slab and increasing the useable floor area. Dear Sirs,

Further to my recent site visit and design calculations for the existing and proposed basements, I have the following comments to make with regard to the existing basement and the associated works converting it to a habitable room.

Introduction The client has requested structural calculations and sketches in support of the building regulations application and works on site. Scope of Works The proposed works are to comprise lowering the existing basement floor level, exposing the side of the foundation. To mitigate this excavation, it is proposed to incorporate a boot upstand into the ground bearing floor slab to retain the fill and resist any surcharge to the base of the wall. Design Parameters The proposed surcharge from the foundations is to be based on a SBP of 100kn/m2 taken up to full capacity on a 750mm wide footing. Design Philosophy Outline Structural Philosophy

The concrete upstand is to be designed to withstand the surcharge from the existing house wall and roof structure plus the additional surcharge from external pedestrian loading and earth pressure.

The walls are founded on a stiff clay which can adequately support the existing loads.

Scope of Works The proposed works are to comprise excavation of an existing sub floor to form a new basement with the provision of internal retaining walls to support the existing footings and retain the external fill. Design Parameters The proposed surcharge from the existing foundation is to be taken as a horizontal load against the retaining wall. Design Philosophy Outline Structural Philosophy

The retaining wall is to be designed to withstand the surcharge from the existing house wall and roof structure plus the additional surcharge from external pedestrian or vehicular loading and earth pressure.

The walls are founded on a stiff clay which can adequately support the existing loads.

An additional steel beam is to span between the retaining walls to

support an existing internal wall.
