Belvoir CottageBelvoir Cottage is an attractive and spacious stone barn conversion in Hawthorpe, where you can enjoy a tranquil rural life style, but with the numerous attractions of historic and vibrant Stamford only approximately twenty minutes away.

The present owners Matthew and Laura already lived in and loved the area. Laura says she used to ride her horse through Hawthorpe and always admired Belvoir Cottage. She thought it was picture perfect. When it came on the market they were delighted, and it has been a much loved family home for ten years.

The cottage is a light and bright with a positive ambience and Matthew describes how, two years ago, they combined the kitchen and a sitting room to create a large and sociable family living area. It is where they spend most of their time, loving the ability to share the same space for cooking, relaxing in comfy sofas and gathering round the table to entertain guests for informal suppers. The wood burner makes the room a cosy winter refuge, and in the summer with the bifold doors open, the patio becomes an outside living room.

The second sitting room enables different age groups to have their own space when there are large family gatherings. The Snug completes the wide use and adaptability of the ground floor rooms.

Situated on a hill, the cottage has a lovely aspect, and the Juliet balcony in the master bedroom is much appreciated in this setting. It is a joy to wake up to such pastoral scenes. The garden is a green oasis of calm, and a sun trap throughout the day: it is the perfect place to settle and unwind with a glass of wine after a stressful day at work.

Hawthorne is a friendly and supportive hamlet, with the choice of historic and vibrant Stamford and Grantham close by. It is excellent walking and horse riding country, and Matthew and Laura say that they are going to particularly miss their delightful kitchen and the serenity of the countryside.

SITUATIONBelvoir Cottage is located in the centre of Hawthorpe, a peaceful rural hamlet to the north of Bourne. The pretty village of Irnham is 1 mile away and has a pub, whilst slightly further afield the thriving village of Corby Glen (5 miles) has two schools, shops, Post Office and two pubs. The market town of Bourne (8 miles to the south) offers shopping, leisure facilities including an outdoor swimming pool and excellent schools. Fifteen miles to the south the lovely Georgian town of Stamford, has excellent shopping, bars, restaurants, a busy Arts Centre and is home to the famous George Hotel and the Burghley House Estate. The property is well placed for commuting with easy access to the A15 and A1, whilst for rail travel both Grantham (12 miles) and Peterborough (25 miles) are both on the East Coast high speed link to London. The area is excellently served for education with private schools at Witham-on-the-Hill, Stamford, Oakham and Uppingham, and the Grammar Schools in Bourne, Sleaford and Grantham. Grimsthorpe Castle with its extensive parkland and grounds is just a few miles away and it is an easy drive to Rutland Water which offers sailing, biking, fishing and other outdoor leisure pursuits. There are golf courses at nearby Toft and Burghley Park.

THE HOUSE

ApproachElectrically controlled five-bar gates open into a wide driveway with parking in front of the Garage and more parking in front of the house.

HallThe Entrance door opens into a light-filled Hall with the stairs to the first floor, oak flooring and doors to the main living rooms. Located in the oldest part of the property, a lovely feature of the Hall are the original beams.

CloakroomWith tiled flooring, white WC and basin with mixer tap.

SnugThis cosy room has windows on either side, original beams and oak flooring.

Living RoomA stylish room, quietly located at the far end of the house, has a window looking out to the front and French doors opening to the patio on the south-side. The handsome fireplace has a carved surround and hearth in local stone and is fitted with a wood-burning stove.

Inner HallLinking the older part of the house and the newer extension, the inner Hall has tongue-and groove panelling to dado-height, oak flooring and latch-handled pine doors. Utility RoomA spacious room with, base units, a stainless steel basin with drainer, and space for a washing machine and tumbledryer, as well as household storage.

Dining RoomThis elegant room is ideal for entertaining and has oak flooring, a window to the front and French door opening out to the garden and allowing light throughout the day. A fitted dresser/desk unit provides a small office area.

Kitchen and Breakfast RoomA stunning centerpiece to the ground floor, this welcoming room is the natural centre for daily life and is fitted with a range of Shaker-style painted wall and base cabinets from Intone Designs with a mix of solid oak and Corian work-surfaces.
