Buying a home is one of the

largest financial decisions you will make in your life.

While many investors and excited young couples spend countless hours scouring the market to find the perfect home, almost as much emphasis should be placed on finding the perfect home loan to complement the purchase.

The type of home loan you choose will determine the total amount you will end up paying to the bank. Different fee structures, penalty rates and small differences in interest rates can make a large difference to your repayments.

A bit of time spent understanding what it all means now can potentially save you tens of thousands of dollars in the future. So it’s worthwhile getting your head around the jargon and spending time comparing apples with more expensive apples.

You may have heard of the terms fixed and floating. Your interest rate can be completely fixed, floating or a mixture of both.

A fixed rate means you will pay a fixed percentage interest rate on your loan for a set amount of time.

If interest rates are low, and it looks like they are as low as they will go, then a fixed rate can be a great option. A fixed rate is good for budgeting because the monthly repayment figure will always remain the same.

Lenders will often compete to provide the best fixed rate, so don’t be scared to negotiate to meet the market.

However fixed interest rates can often be inflexible, meaning that if you decide you want to pay more on your mortgage, you may actually be penalised for doing so. Also if your circumstances change and you want to sell your home to relocate, you may be penalised for breaking the term.

When discussing fixed rate options with lenders be sure to ask for full disclosure of all associated rates, fees, rules and penalty charges.

Floating interest rates can rise and fall in conjunction with current market trends, which can make budgeting difficult. However there are circumstances which can make a floating interest rate a better financial option.

Floating interest rates won’t normally penalize for additional mortgage payments, so if you come into a lump sum of money and want to put it on the mortgage, you can do so quickly, ultimately saving you future interest.

If you have other forms of debt, you may be able to use your floating mortgage rate to pay off existing debt at a higher interest rate, saving you money overall.

Get the best of both worlds with the certainty of a portion of your mortgage at a fixed rate, with the flexibility of a floating rate on the other portion.

Splitting your loan can give you a balanced approach, but depending on how you intend on paying your loan, it may not necessarily save you money.

This is why it pays to get an understanding of how each interest rate agreement operates, so you can

decide which will work best for you.

is best for you, which is why you should speak to a financial specialist whom you trust for an outside opinion.

Pretty & practical pansies

Mixing it up herb-style

I’m going to start by being perfectly honest

with you: pansies are not cool. They’re not

en vogue, and they’re certainly not on trend.

They don’t fit in with Pacifica landscapes, Zen-inspired gardens or clean cut, contemporary back yards.

Yet, pansies remain one of the most popular flowers around. Why? Put simply; they’re pretty and practical.

In fact, pansies are one of the easiest flowers to grow. As long

as they’re planted before the cool weather sets in, they’ll survive through rain, wind and even frosts.

As well as being hardy, they’re perfect for adding bursts of colour to winter gardens, and make great garden beds and borders. The petals can also be used for a variety of crafts, like potpourri making and pressed flower decorating (not that I do too much of that myself, I might add!).

So, let me tell you how to get started. First, think about your colour scheme. Awapuni has the full spectrum of colours, from blues to yellows to reds, as well as mixed colour varieties. To plant, choose a spot in the garden that receives morning sun and has good drainage. Spend some time enriching your soil – it will revitalise your garden after a dry summer. I also recommend you boost soil fertility and encourage bright, healthy blooms by adding organic compost and

fertiliser.

Once that’s done, dig a wide, shallow hole for each plant and space the holes 10 to 20 centimetres apart. Make sure the holes are wide enough so the plant’s roots don’t become cramped. Cover the plant roots with garden soil and give them a good watering, then add a layer of mulch to retain moisture, suppress weeds and keep frosts at bay.

If you’re after an alternative planting spot, you can’t look past a hanging basket. In fact, I can’t think of a flower more perfectly designed for this. Just

remember not to over water. If you’re not sure, put your finger in the soil to test. If it’s still moist, don’t add any water.

Wherever you choose to plant, you’ll be comforted by the knowledge that pansies truly are ‘plant and forget’ flowers. Just make sure they don’t get too dry. Pick the flowers as they fade to encourage more blooms and don’t be worried – the more you pick the more you produce! Like I said: pretty and practical.

I often say less is more

when it comes to herbs.

But the plants themselves don’t always heed my advice, growing at rates of knots and producing more stems than I can cook dishes to flavour- enhance.

Once our seedlings are in your hands, it‘s time to get planting. What I like about parsley (both the curly and Italian variety) is that it can be grown in virtually anything. It loves a big herb or vege garden, of course, flourishing in a sunny, well-drained spot. But it does just as well in a small pot on the windowsill, or in a hanging basket with something like polyanthus or

strawberries around the outside.

Coriander also loves full sun (at this time of year) and a well-drained spot in the garden, but unlike parsley, doesn’t thrive well on the windowsill. You can, however, get away with a large, deep pot on the deck. Just make sure you water it in the morning so it can dry off during the day and avoid getting damp.

What you might not know is that it’s best to eat parsley and coriander as soon as they’re ready, as they both go to seed. That’s why I suggest you plant a new seedling every few weeks or couple of months to keep these staple herbs in ready supply. Christchurch performer Ali Harper's new show “Legendary Divas”. It's a project the talented performer has been inspired to write over the past couple of months since she began appearing overseas as a guest entertainer on cruise ships and while in America late last year. Harper was invited to perform at the renowned New York City United Solo festival in late 2014. She took the one woman play “Bombshells” (in association with The Court Theatre), to the Big Apple for which she received the festival's “Best Actress” award. “That just blew me away,” she says. “It was such an honour to be invited and perform in New York alongside 130 other one person shows from all over the world; the award was the icing on the cake.”

Ali will sing songs backed by her amazing 8 piece show band, from such Divas as Shirley, Barbara, Judy, Dusty, Vera, Doris and many more including favourites from Mama Mia in a full on stage show.

“These women are not only incredible performers, they all have an interesting and often very sad story to tell too. That's something I incorporate into “Legendary Divas”. It's a way to honour these women, up close and personal.” Musical director Richard Marrett returns to work with Ali Harper and her eight-piece band, which includes Michael Story, Tim Sellars, Maddy Addis, Gwyn Reynolds, Cameron Pearce and Scott Taitoko
