  • Grey Rock HouseGrey Rock House is a handsome townhouse that was built in the 1800s in an enviable location overlooking Carmarthen Bay with views of Caldey Island, the Gower Peninsula, St Catherines Island and the South Beach leading up to Giltar Point. It was my parents who originally bought the house back in the 1970s, says Dina, and they ran it as a B&B for many years. Mark and I were lucky enough to take the business over in 2000. Its a beautiful house that Id say has the best position in Tenby. Were right on the cliff overlooking the beach and the sea, and the sun floods into the house for most of the day. The terrace at the back is also a lovely feature. You can sit out enjoying the sun and the fresh sea air, or make your way down our private steps right onto the beach.

    The views are absolutely fantastic. On a clear day we can also see Devon on the horizon. Its a stunning and unique spot.

    Since we took ownership of Grey Rock we have done a lot of improvements. Weve updated the kitchen, refurbished the bathrooms and the back of the house has been reslated and has had new double glazed windows installed.

    The house is very spacious and the nice thing about it is that the accommodation is extremely flexible, so theres the potential to use the rooms in various ways. Tenby, and this location in particular, was a fantastic place for our children to grow up in as the beach was practically on their doorstep.

    There is always lots going on in Tenby, adds Mark. Were literally one minute from the centre of town, Tudor Square, or head in the other direction and theres the harbour and Castle Beach. There are plenty of nice restaurants and pubs, and its relatively easy to get around because of the good transport links.

    This house has been in my family for many years, says Dina, so we shall definitely be sad to leave. I think Ill particularly miss those magnificent views and the fact that its so very peaceful here, despite being so close to town. Its a stunning house and has been a wonderful family home, says Mark, but the children have grown up and moved on and so it really is too big for just the two of us now. We can honestly say that we have loved it here, and so have the many guests who return year after year, says Dina. Im sitting here now and the sea is blue-green, a bit rough, but the sun is shining. There cant be many places that have a setting as beautiful as this.*

  • Complete Georgian townhouses rarely come on the market in Tenby, Grey Rock House extends to six floors, and is in a fantastic position in the heart of the town. The sea views are spectacular from most of the principle rooms, and there are private stairs from the courtyard garden at the rear to the beach below. Currently run as a very successful bed and breakfast business, there are nine bedrooms, most of which have en suite bath or shower rooms. The basement could easily be converted into an apartment with its own entrance. The house lends itself to continue as B&B, or would make a fantastic family home, or holiday property. Many of the original features including ornate plasterwork have been retained.

    ENTRANCEThe wood front door with decorative panels to each side and above, leads into a vestibule. The inner doors with glazed panels gives access to the:

    HALLThe vaulted ceiling with plaster mouldings helps to create a striking entrance. The tall skirting boards are another lovely character feature.

    SITTING ROOMA fabulous living space that is dominated by the multi pane double glazed bay window. The panoramic sea vista is spectacular, from east of St Catherines fort to west of Caldey Island toward Lydstep. The glazed door leads out

    onto the stone terrace from which there are even better views. There also steps down to the courtyard garden. Within the room there are some wonderful features including the ornate plaster coving and ceiling rose, and an arched alcove. The original mahogany door leads into a storage cupboard with shelving.

    From Hall

    BEDROOM/OFFICEThere is a small inner lobby that leads into the bedroom. This is a flexible space. Currently it is used as a sewing room/office, but it could be also be a single bedroom. The gas fired boiler that runs the hot water and central heating systems is mounted on the wall. To the front is a large sash window. The other door in the lobby leads into the:

    CLOAKROOMThere is a WC, wash hand basin, and a useful storage cupboard.

    The sweeping staircase with its original curved balustrade gives access to the four upper floors.

    FIRST FLOOR

    BEDROOM ONEA large double bedroom that would also lend itself to be an additional sitting room. There are the traditional Georgian character features such as the high ceiling, ornate plaster

    coving, and a fantastic cast iron fireplace set in a marble surround. The bay window has almost floor to ceiling windows and original shutters. Guests will love the fabulous sea views. St Catherines Island with its Napoleonic fort is below and the sweep of the bay across to Caldey Island. To the side of the room is a small dressing room with useful hanging space, and room for a chest of drawers.

    EN SUITEThis is well equipped with a shower unit, wash hand basin set into a unit with a cupboard underneath, a WC with a concealed cistern, and a heated towel rail. The walls are covered with Respatex panels which reduces cleaning time, and gives this en suite a neat finish.

    BEDROOM OWNERS ACCOMMODATIONA good sized double bedroom that is used as the vendors private accommodation. The large sash window overlooks the street to the front, and the original shutters are still in place. Useful storage is provided by built in wardrobes.

    EN SUITEThis is equipped with a shower unit, a WC with a concealed cistern, a wash hand basin, and a heated towel rail. The walls are covered with Respatex panels. Additionally there is a storage cupboard, and another cupboard above.

    BEDROOM FOURUsed as a family room for B&B guests, this large double bedroom has panoramic sea views from the double glazed bay window. There is plenty of hanging room, and storage in the built in wardrobes, with two lots of double doors, and a single door.

    EN SUITEWell equipped for an active family, there is a bath with shower over, a wash hand basin set into a unit with cupboards below, a WC with a concealed cistern, and a heated towel rail. In the ceiling are recessed lights. The walls are covered with Respatex panels.

    BREAKFAST ROOM/LIVING SPACECurrently used for serving guests breakfast. It can accommodate several tables and chairs. Along one side are a row of base units which includes a built in fridge, cupboards and drawers. This space could easily be a living/dining area with room for sofas and casual seating. The inglenook recess has a wood beam lintel. Guests will love the ever changing seascape from the large window to the rear.

    LOBBYThis is a useful space with a base unit, larder cupboard, and a large cupboard that houses the two hot water tanks.

    KITCHENA stylish and practical fully fitted kitchen with cream fronts on the cupboards and drawers of the base and eye level units. These units provide excellent storage. Keen cooks will love the Rangemaster cooker which has two electric ovens, an electric grill, four standard gas burners and a larger gas burner suitable for wok cooking, or for a griddle plate. The granite worktop enhances the quality feel, and there is also a tiled splash back around the kitchen. Additionally, the kitchen is equipped with a built in dishwasher and inset stainless steel sink. Extra storage is provided by a walk-in larder area. The door leads to steps up to the street at the front.

    EXTERNALThe courtyard garden is a delightful sun trap. It has space for casual seating as well as plant pots. To the side is a storage room with a shower. At the rear are the private steps that lead down the cliff to the rocks and beach below. Very few properties in Tenby have this marvellous facility. Steps up from the courtyard lead up to the terrace, which can also be accessed from the sitting room. This elevated position is the perfect place for a table and chairs. The sea views are spectacular and it is easy to imagine sitting there for hours watching the ever changing nature of the vista.
