Flood water will eminate from the River Welland and spread across the water meadows to the south of the development. Greater than 1 in 20-year (5% likelihood) events cause some flooding of the lower level of the access road. Culverts through the road embankment will allow flood water to both propogate and recede to/from land north of the road embankment. Flood Plain Compensation works are proposed either side of the road to mitigate for the volumes occupied by the development and the road embankment. Additional compensation volume is reserved in the Lagoon for 1 in 100-year Flood Events, whilst more extreme events will also cause flooding of some car-parking areas.

Receding Flood Water will drain back through the culverts to return to the River Welland. Once flood waters have receded, the retained water in the Lagoon will return through a dedicated drainage line, which will include a flap-valve to prevent flood water's entering the Lagoon prematurely.
