Fairfield Glade Community Club 2010 General Assessments

LOTS WITHOUT SEWER: Lots that do not have sewer lines available will be sold without contingency of a passage of a “perk” test, unless announced on the day of the auction. Lots that are within 300 feet of an existing sewerline, must be tied into that sewer line. The cost to extend sewer is currently$14.00 per foot, but prices may vary.

LOTS WITHOUT WATER: Water may be extended to the current water line ordrill a well. Effective January 1, 2000, Fairfield Resorts, Inc. no longer extendsthe water lines or right-of-way clearing to new home construction. The right-of-way clearing must be done in accordance with Fairfield Glade CommunityClub Architectural Control Committee guidelines and Volunteer EnergyCooperative guidelines. The cost to extend the water line is currently $12.00per foot, but prices may vary. Please contact Fairfield Community Club at(931) 484-3780 or Crab Orchard Water Utility Company at (931) 484-6987.

As a property owner at Fairfield Glade, you will be responsible for

annual membership dues to help operate and maintain the facilities.

Current membership fees are on a tiered-level. Categories vary in

pricing and improvements. For Membership Information, call

(931) 484-3780 or log onto their website at www.fairfieldglade.cc.

MEMBERSHIP FEES

You are not required to build upon the property, unless you want to do

so. You may own the property for membership purposes only. If you

decide to build, once construction begins, the exterior of the dwelling

must be completed within a specified period of time depending upon

the square footage of the home, including the final water and electrical

hook-ups. Minimum square footage for the dwellings vary by lot and

section. If you have a specific floor plan in mind, you must have the

approval from the Architectural Control Committee in advance to

insure that your plans meet with the requirements for any lot you

might purchase. All building plans and specifications for any structure

or improvement to any existing structure must be approved by the

Architectural Committee. See the Fairfield Glade Community

Architectural Control Committee’s New Home Requirements, effective

6/24/04. For specific information about Fairfield Glade, contact the

IMPORTANT UPDATE! Lots that are represented as having water and/or

sewer means that the water and sewer lines are directly in front of the

lot. For more information on connections of water and sewer, please

contact the Fairfield Glade Community Club at (931) 484-3780 - Public

Works Department.

UTILITIES

FOR YOUR INFORMATION

Lots without Water and Sewer Lines

1. All properties are being sold free andclear of existing liens, back taxes, backmembership dues or any other assessments. Each property is being offered subject to securing title insurance. In the event, title insurance cannot be issued on a particular property, all down monies held in escrow will be promptly refunded. A title company will be present on theday of sale. Title Insurance minimum feeper lot collected on the day of sale.

2. The purchase of title insurance on theday of sale is required. The Buyer(s) arepurchasing title insurance subject to no encumbrances except those that go withthe land, such as: taxes, governmental and association assessments, easements, rights of way, reservations, covenants, conditions, restrictions, declarations ofrecord and exclusions in the land titleassociation form of standard coveragepolicy that is being used for this auction.General property taxes, association, andgovernmental assessments shall beprorated as specified in the purchasecontract on each lot based uponassessment and tax rates that are current on the date of closing.

3. Talcon reserves the right to delete anylot(s) from the auction at its sole discretion. Bidders shall rely upon their own inspection and not upon any description or nomenclatureof the crier, the sellers, or the broker. Titleinsurance will be made available with respect to each lot insuring the title to such lot .Talcon assumes no liability for errors or omissionsin this or any other property listing, advertising, promotional or publicity statements and materials, although information has beenobtained from sources deemed reliable.

5. A minimum deposit of 20% of the final price or not less than $1,000 will be required in the form of cash, personal, company or certified check and shall be paid by the successful bidder on the day of the sale. The balance will be due in 30 days. In addition, the buyer is required to pay $295 per lot for closing costs and an auction processing fee of $280 per lot. Membership dues (3 months) and transfer fee for each property purchased will be collected on the day of the sale. The closing of escrow will begin once the balance is paid in full.

7. All dimensions and descriptions are basedupon information provided by the seller(s) to thebroker or auctioneer and are subject to variations. Each prospective buyer(s) should check the exactlocation of the property being offered in relationto the facilities mentioned.

8. Each purchaser is required to become a member of the development's owners' association and is subject to annual fees which help to ensurethe proper maintenance of the facilities. Thereare no back fees owing on these lots at the time of recording.

9. Announcements given on the day of sale shall take precedence over any previous advertising or description. The method order of sale and bidding increments shall be at the discretion of the auctioneer. Re-openingof bids shall be determined by the auctioneer. The auctioneer has sole discretion concerningthe establishment of a starting bid.

4. All sales are final, with the exception of those lots being sold on"reserve". While Talcon feels that all offers will beentertained, properties being sold on"reserve" are subject to immediateconfirmation on the day of sale. Ownerswill be contacted, either in person or viaphone, for confirmation on the day of sale. You'll know immediately if you are awarded the property!

10. Talcon makes every effort to place the lotmarker on the correct lot; however, lot signageis approximate and not warranted by Talconor the seller(s). If you are concerned about theexact location of the property, we suggest thatyou check with a registered surveyor, inspectthe plat maps on the day of the sale at the clerk'sdesk, or at the Cumberland County engineer'soffice, prior to the auction.
