ENNIS | Fly-Fishing Capital of the WestEnnis lies in the heart of in the Madison River Valley. About 860 people and dozens of businesses provide support services including an emergency care clinic and hospital, groceries, gas, auto repair, library, movie theater, shops, restaurants and lodging. The Ennis Rodeo, 4th of July Parade, the Arts Festival, and Hunters’ Feed are popular community events hosted in this charming Western town.

Ennis is widely recognized as the fly-fishing capital of the American West. The Madison Valley is known for its pleasantly cool summers and very low humidity. Fall is punctuated by the change in Nature’s colors as the aspens turn to gold, and the pasture land to beige. The nights and mornings are crisp, and the days filled with sunshine. Wintertime brings light snow and colder weather, but the sun continues to shine throughout the season, creating a unique and quiet beauty. Spring rains herald the warming trend, and the completion of Nature’s cycle of life for the flowers and the abundant wildlife in paradise.

The Madison River is renowned for its large population of trophy rainbow and brown trout, and provides easy access for both waders and drift boat fishermen. The upper Madison (upstream from Ennis Lake) has large stretches of catch-and-release fishing, and fishes well most of the year. Below the lake, the Madison flows through the spectacular Bear Trap Canyon and then on to the confluence of the Missouri River. These lower stretches of the Madison are best fished during the spring and fall months. A short drive away, the Big Hole and Beaverhead Rivers are also quite large providing miles of water to wade and float. For those who want more solitude, the nearby Ruby River is a smaller, more intimate stream that can offer a nice change of pace from the larger waters. There are also many small streams and alpine lakes in the mountains around Ennis. Fishermen who prefer lake fishing also have plenty of choices in the Ennis Area. Hebgen, Quake, and Ennis Lakes are all part of the Madison River system. Short drives off the main highway will get you to more secluded waters such as Cliff and Wade Lakes, or the Ruby Reservoir.

OVERVIEW & HISTORYElk Peaks Ranch is a luxury ranch on approximately 1,501 continguous deeded acres of pristine Montana wildlife habitat located half-way between Big Sky and Ennis on a private gated road. It shares a 3-mile boundary with the Lee Metcalf Wilderness (254,635 acres including mountain peaks over 11,000 feet). The Ranch is almost entirely surrounded by wilderness and lands protected in perpetuity by conservation easements.

Elk Peaks Ranch is being offered for sale for the first time in over 20 years. Approximately 1,389 of those acres are protected by a conservation easement written and managed by the Montana Land Reliance. There are three parcels in addition to the compound parcel that are not under conservation easement and could be sold, developed, or put under easement for a tax deduction. The Ranch has several year round streams, many artesian springs, and a diverse habitat ranging in elevation from 6,000-9,000 feet. The abundant wildlife includes elk, moose, mule deer, whitetail deer, mountain goats, bighorn sheep, wolf, grizzly and black bear, sandhill cranes, bobcat, bald eagle, lynx, wolverine, mountain lions and coyotes. A multitude of varieties of vivid wildflowers blanket the land.

The family compound includes a custom designed 3-bedroom log home, a remodeled historic school house which serves as a guesthouse, a party barn with greenhouse, den and bunkroom. Below the barn you’ll find two horse stalls, a tack room, and hay storage. Just outside the barn, there a spring-fed trout pond and a stream that provides water for the nearby horse pastures. In addition there is a luxury off-the-grid cabin bordering the Wilderness, called Moose Camp, and an historic U.S.Forest Service cabin at the South end of the property. The house, guest cabin, barn/game room and Moose Camp cabin all lend themselves to large family gatherings and parties. A total of 6 bedrooms in the compound can comfortably sleep up to 12 people, plus 8 more at Moose Camp.

The current owner, Jon Fossel, and his family bought about 10,000 acres from Moonlight Basin in the 1990s. He served as CEO of Oppenheimer Funds before he moved to Montana 21 years ago, and was Chairman and CEO of the Rocky Mountain Elk Foundation. He is the co-founder of the Jack Creek Preserve Foundation, a 4,600-acre wildlife preserve whose mission is conservation and outdoor education. The Preserve borders the Elk Peaks Ranch on the East and creates a land bridge between the North and South Lee Metcalf Wilderness to protect a vital wildlife migratory corridor.Some reflections on the Ranch from the owner: “When I first came up the Jack Creek Canyon over 20 years ago, and later down from Big Sky, I knew I had discovered the perfect place! The diversity of habitat ranging from willow creek bottoms to high alpine meadows is host to a tremendous variety of wildlife and wildflowers. We frequently see elk, moose, and deer from our living room or kitchen windows. We have photographed moose twins and whitetail triplets from our deck. For hunters the trophy quality of the elk and mule deer is exceptional. The ranch has been very lightly hunted in the past 20 years, primarily by family members, most of whom are bow hunters. There have been a number of bull elk killed in the 340-380” range (largest 385” 7x7) and the largest mule deer shot with a bow scored 218 P&Y points. The whitetail population has grown considerably in the last several years with several scoring in the 150-170” range. The beauty and profusion of wildflowers from mid-June to mid-August will take your breath away. First are the Glacier Lilies and last are the Indian Paintbrush. When hiking or riding there are moments you will think you are viewing a Monet wildflower painting. The surrounding snowcapped peaks are truly stunning. The Ranch is surrounded by: the Lee Metcalf Wilderness, another large private ranch under conservation easement, and the Jack Creek Preserve. The Ranch has quite a number of artesian springs and creeks that flow year around. The water is clear, clean and deliciously cold, including our spring fed drinking water. There are 10-15 miles of abandoned logging roads on the ranch that are in good condition and can be travelled easily by 4WD, ATV, snowmobile, horseback or by foot. In addition, there are two foot and horseback trails that provide private access into the Wilderness.”

The micro-climate of Ennis and the Elk Peaks Ranch in particular, make it quite enjoyable year round. The summer’s average high is in the low 80’s with little humidity and very little rain (1-2”). The winter’s average low is in the mid-teens with average monthly snowfall each month of 10-15”. Due to the high (10-12,000’) mountains surrounding the ranch (house is at 6,700’) there is rarely any wind. • Privacy/Exclusivity/Security due to gated access.• 10 miles to Moonlight Basin/Big Sky Ski Area, the

largest skiing in North America, all on a private road that is well maintained all year long.

• The property is easily traversed through miles of abandoned logging roads and trails either by 4WD, ATV, snowmobile, horseback or on foot.

• 3-mile border with the Lee Metcalf Wilderness, Spanish Peaks North Portion. This portion of the Wilderness is extremely difficult for the public to access, but easily accessed by 2 private trails from the Ranch.

• The property is wild and will stay that way in perpetuity thanks to conservation easements

• World Class Views: To the south you see panoramic views of Lone, Fan and Cedar Mountain Peaks. To the west you see the sun setting over the Madison Valley and to the north is Jordan Ridge and the jagged Spanish Peaks to your east.

HUNTING | Stories of the AdventureElk Peaks Ranch is 1,501 acres bordering the 255,000 acre nearly inaccessible Lee Metcalf Wilderness for three miles. The property is a haven for trophy elk, mule deer and whitetail deer. In addition, there is a significant population of black bears, a number of Shiras moose, and mountain goats. There is also a healthy population of blue, spruce and ruffed grouse. Due to its extensive network of abandoned logging roads and hiking trails all areas of the Ranch are fairly easy to access by 4WD, ATV, foot and horseback. The large number of year round creeks, springs and seeps attract and hold game on the Ranch.

[ Elk ] The huge 7x7 bull’s bugle echoed all the way up the mountain. He was a long distance below me in an open meadow with about 30 cows and three satellite bulls. I had heard his bugle as I climbed a trail from the Ranch into the Wilderness. I quickly turned around and made my way down to him. When I crept up to the meadow he was still there and still bugling about 75 yards away surrounded by his cows. While I contemplated my next move he walked behind a small knoll allowing me to sneak within 40 yards without being spotted. He was broadside and my arrow went through both lungs. He ran 50 yards and dropped. Fortunately he fell close to one of our logging roads and we were able to drag him into our truck. His gross score was 368 and netted 362 P&Y points. My biggest yet.

My son, also a bow hunter, has succeeded in taking four 6x6 satellite bulls scoring in the 300 point range.The ranch has a sizable population of trophy class elk, some exceeding 400 points with the average being around 330 points. We take very few (1-2) elk each year partly because we are bow hunters and partly because I am a trophy hunter not wanting to take one unless it is larger than the last one I shot. Our largest scored 385 B&C points. Our hunt usually begins at first light when we drive a short 5-15 minutes from the house up one of our many logging roads. We stop at one of several overlooks as dawn is breaking to look for elk and listen for bugles. We will often hear several. During archery season in

September the bulls tend to bugle until mid-morning and then start up again in the late afternoon. My son and I will usually try to intercept the bull that is the closest and sounds the biggest.

Often we will hike up one of the two private trails that we have maintained allowing us an easy route into the Wilderness. The trails give us the opportunity to access many remote basins and ridges where we have never seen another hunter. Bulls respond well to bugles and cow calls, often coming as close as 10 yards. We have also had good success waiting in our tree stands by one of the many wallows on the Ranch. We discover new wallows every season in the dark timber or on the edges of high meadows. During rifle season in October and November we have found that spot and stalk is most effective. The big bulls tend to be at lower elevations and often stay there all winter.

HUNTING | Trophies of a Lifetime

[ Deer ] The tall antlered mule deer crossed a logging road about 100 yards in front of our truck. He was followed by 5 does and a 30” wide 5x5. As I was getting out of the truck to stalk the big mulie buck my friend said, “Don’t shoot that one!” A huge non-typical buck was following the group. After a careful stalk I was able to shoot the 35 1/2” wide 14 point buck that scored 218 points. The ranch has strong populations of both mule deer and whitetail deer, many reaching trophy quality. The mule deer tend to frequent higher elevations and steeper ridges.

We are often successful stalking deer during archery season while elk hunting. During rifle season the mule deer move down from higher elevations and can be found in several areas of the Ranch nearly every day. The typical buck will be a 4x4 and 22-24’’ wide. The whitetail population has grown significantly in recent years. They tend to be around the meadows and creeks near the house. We have taken several over 140 points with the largest being a 156 pt. 5x5 shot by my wife.

[ Fishing ] The Ranch lies between world-class fishing in the Gallatin and Madison Rivers. There are many hidden mountain lakes in the Wilderness that you can hike or horseback ride to from the Ranch. The Ranch has a trout filled pond behind the barn. In addition there may be opportunities for more ponds utilizing the many springs and streams on the Ranch.

[ Bear ] During the fall we will see a few bears up high but in the late spring they seem to be everywhere. As they come out of hibernation you will find them feeding on shoots of green grass and wildflowers along the logging roads. They come in all color phases from jet black to blonde. Not having great eyesight they are fairly easy to stalk if you have the wind right. We have also been very successful calling them, sometimes too close, using a calf elk call. [ Moose ] There is usually a trophy moose or two in the lusher wet areas of the Ranch. During their rut they are easy to approach by grunting and holding our bows on top of our heads. When I was fortunate enough to draw a tag I took a bull that scored 154 7/8 P&Y points.

[ Mountain Goat ] There is a sizable mountain goat population on the peaks in the Wilderness behind the Ranch. They are easy to reach from our logging roads. They are rarely hunted so if you lucky enough to draw a tag they are as close to a sure thing as you can get. We have been fortunate to draw two tags and take two goats over the years. The greatest problem facing my son a few years ago was to decide which of the 16 goats in range to shoot when he stepped from behind a rock at full draw. He ended up with a fine 9 ½” trophy but we have spotted several approaching 12”. [ Grouse ] While we are not bird hunters, we have no doubt that a hunter with a shotgun and a good dog would have great sport.

STRUCTURES | The Compound OverviewThe family compound includes a custom designed 3-bedroom log home, a remodeled historic school house

which serves as a guesthouse, a party barn with greenhouse, den and bunkroom. 12 people can comfortably

sleep within these buildings and many more can be entertained.

A hand carved elk scene on the 42” front door and 2’ glass sidelights with airlock entry and large covered porch. The flooring through the first floor is reclaimed 6”-wide blue washed pine planks. Amidst the massive lodgepole logs and beams, the great room’s central feature is an amazing 23’ high, 12’ wide 3-sided fireplace made with mossy rock harvested from the property. It can be enjoyed from the den/office, kitchen, dining area and great room. It will accommodate 5’ logs and has custom forged ironwork. The south-facing wall showcases 7’ tall windows with spectacular views of Fan and Lone Mountains. A wet bar sits near the pool table, den, and great room (pool table and chandelier do not convey) and features granite counters, custom tiles depicting local wildlife, and a Stainless Kohler bar sink, U-line refrigerator and icemaker. In the comfortable office/den, you’ll find a 54” Samsung TV with stereo/CD sound system (wired throughout the house and exterior decks), a built-in desk with large cabinet and drawer spaces, and a door to access to the deck. Between the kitchen and the garage, there is a laundry room with a Whirlpool Duet washer and dryer, mudroom, and a pantry. The 2-car attached garage has radiant heated floors, a workbench and separate work area, an extra freezer, and an attached carport.

Downstairs, there are 2 bedrooms, each with sliding glass doors that open out to the terrace and hot tub. One bedroom is currently utilized as an office and the other is affectionately called the “Bears’ Den”. There is one full bathroom with charming bear and pinecone tiles. The exercise room doubles as a den with a Bowflex fitness machine and a Life Fitness treadmill, ballet bar and mirror, sofa and 42” Samsung TV. The crawl space is core bonded. The mechanics of the home are impressive: a fire suppression system, significant storage space, two Weil McLain boilers, controls for the Rainbird landscaping sprinkler system, and a water softener.

The kitchen provides a great view of Fan Mountain through a five-foot bay window and opens to a 610 sq. ft. bi-level entertainment deck (Trex decking) with a Napoleon 48” gas/charcoal grill. Finishes include gray barnwood from an old Ennis barn and complimentary gray and blue granite counters. Custom handmade tiled backsplash features vegetables. Appliances include: GE Monogram 30” wall oven, microwave, and a 42” stainless refrigerator/freezer, a 28 bottle dual zone wine cooler, Viking 42” propane 4-burner stove and grilltop with 48” wide, 4-speed lighted stainless steel Viking hood, a Kohler 5’ wide stainless double sink and drain board, Sharp microwave drawer, and a Bosch dishwasher with a wood front. The blue gray custom cabinets and two appliance garages offer substantial storage. A recipe desk and bookshelf adjoins the breakfast nook and offers stunning mountain views.

Down a few steps is the completely private Master Wing.

Within the Master Bedroom, there is a skylight, great views to

South, and a barn wood awning, which creates a sheltered space

above the bed. The antique nickel-plated wood stove does not

convey. A flat-screen TV saves space with a hidden control

panel. There are two large his & hers walk-in closets. The master

bathroom features a walk-in two-person shower and skylight

with separate Kohler adjustable showerheads, a jetted Kohler

2-person jacuzzi with views of Lone and Fan Mountains, his and

hers sinks and toilets, granite countertops, a dressing table, linen

closet and laundry hamper. There are also substantial storage

cabinets and drawers, a skylight over the shower, and instant

hot water on a timer. Off of master bedroom suite, there is a

400-square foot Trex deck, with a Sundance 42-jet 6-person

spa with mood lighting.

This historic schoolhouse from Nye, Montana was originally built in 1902 and was then moved to the Ranch and completely rebuilt in 2009. It’s a two-story building with approximately 1,200 square feet and an attached garage. The upper floor layout includes an ensuite bedroom, an adorable lofted bunkroom, and an unfinished storage room. Downstairs, there is a cozy living area with a spot to add a wood stove, and a full kitchen, perfect for guests. The country style kitchen has custom wood cabinets, an under-counter refrigerator, electric range and oven. Other details include antique lighting, whitewashed barnwood interior siding, custom iron hardware, and built-in bookshelves. Forced air heat keeps the cabin warm and there is access to the crawl space near the front entry. You can access a 1-car garage with attached carport via the kitchen, as well as a fenced-in dog yard with a covered run from garage.

The barn was built in 2010 with recycled antique red barnwood siding, log beams, and a patina metal galvanized roof. The main floor of the barn was conceived with entertaining in mind. At about 7048’ elevation, and one mile from the Owners Compound, Moose Camp is a romantic escape with

wonderful views of mountains, wildlife and wildflowers. The log cabin is off-the-grid but has spring-fed water, a flush

toilet, hot and cold running water, and a shower. Though the cabin does not have electricity, there is a propane tank,

which supplies energy for a small cook top and propane refrigerator. The cabin has sleeping quarters for 6 in the

JACK CREEK PRESERVE | History & OverviewThe Jack Creek Preserve adjoins Elk Peaks Ranch to the East and South. The Preserve and its Foundation were created by the Fossel family in 2005 to promote wildlife conservation and youth education. The Preserve is a 4500-acre protected area in the Madison Range of southwest Montana, between Ennis and Big Sky.
