Planning is the key to successful home ownership and the first thing to plan is how to afford your first property.

Making the long-term commitment to buy a home can be especially daunting when you have doubts about how far your income will stretch. Consequently, first-time buyers should always try to work out a realistic budget and live with it for a while before putting pen to paper on an offer to purchase.

The creation of a budget that includes your es t imated month l y bond repayment, municipal service charges and rates and taxes as well as current basic expenses such as food, transport, healthcare and school fees, in addition to an amount for luxuries such as take-

away meals and of course, a contribution to your "crisis kitty" for emergencies.

Once you have established what your expenses should be, you should try living within this budget to see how you cope - and if you can in the meanwhile save some of what you have budgeted for a deposit.

Although it is relatively easy to obtain a 100% home loan, first-time buyers need to realise that paying a deposit can really make the difference between managing comfortably and struggling to make ends meet every month.For example, a deposit of N$50k or 10% on a N$500k home will mean that the buyer's minimum bond instalment every

month will be around R500 less. And paying a deposit also creates a cushion against interest rate increases, which is the third element of affordability planning.

FNB Home Loans generally grant home loans on which the monthly repayment is about 30% of the borrower's gross household income, but homebuyers should never buy a home that will stretch them right to the limits of their financial capacity.

You simply must allow room for interest rates - and monthly home loan repayments - to rise without creating a personal financial crisis.

• Is litigation no longer an option?Mediation is not a substitute to legal advice as mediators neither advise nor represent any person partaking in mediation. Although mediators can provide legal information they have a neutral facilitative role and do not advise you in the same way that a legal practitioner will.

Should mediation be unsuccessful you can proceed or continue with litigation. As mediation is completely voluntarily the parties remain in full control of the result despite the process being handled by the mediator. Through the involvement of a mediator legal practitioners can be assisted to come up with various practical options for settlement still retaining his/her role as litigating counsel.

A mediator can also help the parties to understand the risks involved in litigation which might outweigh the benefits of a facilitated settlement.Mediation can also ensure that the parties stay in control of the process, in that if it appears that the procedure is unnecessarily being protracted, you can always dictate whether negotiations should be entered into and on what terms.

As you are supported to resolve your own disputes there can be a frequent movement between the mediation and litigation pathway at all stages of mediation.

• What if your partner is too unreasonable and there is too much hostility? As action calls for reaction angry behaviour justifies people in resisting or

engaging in hard bargaining. Mediation has as its purpose the creation of a process through which you and your partner will be encouraged to be more reasonable and less hostile. • ”Why waste further time if you can't agree on anything and your partner does not respond to anything. ” Your partner might be hostile but not necessarily unwilling to engage into reasonable conversation. The mediator will call the “other side” and try to encourage mediation. If your partner agrees, will you? • “What benefit can a mediator have if you already have an experienced legal practitioner who settled many cases before” While legal practitioners are often able to settle their cases settlement is more probable when an independent mediator conducts the negotiations. This allows the legal practitioner to remain the legal counsel and allow the mediator to

concentrate on a new way of communicat ing to achiev ing a settlement. Furthermore if you do not want you to settle you don't have to. Nobody is required to do so, but mediation may allow you to get what you want at a lower financial and emotional cost and in less time. Mediation never forces a settlement, but is likely to open up choices which did not exist before. • “What if your case is too complex for mediation” Mediation works extremely well in complex cases because each issue can be negotiated separately or as part of a whole package. If it cannot be settled, the case may be simplified and trial costs curtailed as there will be less issues to argue in court.

• “Why waste time and money on mediation which is a non-binding process if you need a final call to end the dispute.For numerous reasons it is obvious that not all mediations will result in final resolution. Before agreement, parties have a right to change their minds, to try an option out, or make sure the final result will be balanced and fair. When mediation results in agreement, a document is prepared which is forwarded to the respective legal counsel who will draft the final and binding settlement. You cannot lose anything by entering in the process because you control the process. Even if the matter is not settled in its entirety mediation always result in a measure of improvement of the manner in which you and your partner manage your dispute.

175g Finely chopped almonds

2 Large egg whites

150g Icing sugar

1 Tablespoon cocoa

Freshly squeezed juice of 1 lemon

Preheat the oven to 170˚c. Butter 2 baking sheets.

Place the finely chopped dates and almonds in a

bowl and stir in the egg whites, icing sugar, cocoa

and lemon juice. Drop teaspoons of the dough

onto a baking sheet about 2.5cm apart. Bake for

25-30 minutes, or until just golden on the edges.

I'm always being asked to make gluten-free products. This is one of my recipes that is gluten-free but won't leave you feeling like you're missing out.

ARGYRANTHEMUM FRUTESCENS – also known as Marguerite daisy or Paris daisy. Not to be mistaken though, for the Shasta daisy or chrysanthemum. An ornamental shrub, ideal for beds or containers, develops a rounded bush of finely lobed leaves and blooms profusely from early spring to late autumn in shades of white, apricot, pink, magenta and yellow. In warmer climates (like ours) daisies could become woody and straggly. Therefore pruning, pinching and deadheading (form time to time only!) will help to maintain the shrub’s shape and encourage repeat blooming. HERE’S HOW: • Prune a third of the bush in early

spring, using gardening scissors (clean and sharp) to remove any of the woody and straggly stems to give the bush a uniform, rounded shape.

• Remove dead growth by cutting a little of the stem at a time until you see healthy white pith, then cut 5cm more below that point.

• Pinch off flower stalks, either by hand or with gardening scissors, when plants are about 15cm tall.

This causes the bush to produce smaller, but more abundant blooms.

• Deadhead daisy bushes after the flowers fade. Remove all wilted flowers (don’t worry, they take a long time to wilt!) and leggy stems. R e p e a t e d d e a d h e a d i n g throughout the growing season stimulates additional blooming and autumn.

• Prune these plants in autumn after the bush has stopped flowering, cutting it down by approximately two thirds.

OSTEOSPERMUM – they come in an a m a z i n g r a n g e o f c o l o u r combinations, pure joy! The flowers go to “sleep” at night by closing and open again in the morning when the first warm sun rays “wake” them up. Don’t lose heart, here are some suggestions that will demand very little of your time, but will yield ample satisfaction. Another claim to fame: they are all drought resistant and frost tolerant.

ARGYRANTHEMUM FRUTESCENS – also known as Marguerite daisy or Paris daisy. Not to be mistaken though, for the Shasta daisy or chrysanthemum. An ornamental shrub, ideal for beds or containers, develops a rounded bush of finely lobed leaves and blooms profusely from early spring to late autumn in shades of white, apricot, pink, magenta and yellow. In warmer climates (like ours) daisies could become woody and straggly. Therefore pruning, pinching and deadheading (form time to time only!) will help to maintain the shrub’s shape and encourage repeat blooming. HERE’S HOW: • Prune a third of the bush in early

spring, using gardening scissors (clean and sharp) to remove any of the woody and straggly stems to give the bush a uniform, rounded shape.

• Remove dead growth by cutting a little of the stem at a time until you see healthy white pith, then cut 5cm more below that point.

• Pinch off flower stalks, either by hand or with gardening scissors, when plants are about 15cm tall.

This causes the bush to produce smaller, but more abundant blooms.

• Deadhead daisy bushes after the flowers fade. Remove all wilted flowers (don’t worry, they take a long time to wilt!) and leggy stems. R e p e a t e d d e a d h e a d i n g throughout the growing season stimulates additional blooming and autumn.

• Prune these plants in autumn after the bush has stopped flowering, cutting it down by approximately two thirds.

OSTEOSPERMUM – they come in an a m a z i n g r a n g e o f c o l o u r combinations, pure joy! The flowers go to “sleep” at night by closing and open again in the morning when the first warm sun rays “wake” them up. FELICIA amelloides - Blue daisy and the FELICIA amoena variegata – Kingfisher Daisy. Take care of these last two the same as for Argyranthemum. GAZANIA – such grateful plants! Same as Osteospermum, they close at night and open again during the
