SITUATIONCroftchois sits in a picturesque south facing setting, just outside the charming and historic hamlet of

Auchlyne, on the north side of Glen Dochart. The rural community, and Croftchois in particular, sits to

the north of the River Dochart, with beautiful views to the south of Glen Dhu and Glen Ogle. Auchlyne

and the nearby village of Killin (4 miles) sit to the northeasternmost point of The Loch Lomond and the

Trossachs National Park. The surrounding countryside offers excellent hill walking and climbing routes

up some of the surrounding peaks including Ben More which can be seen from the property. There are

also excellent cycle routes and walks, as well as an abundance of field sports opportunities such as fishing

on Loch Tay.

Killin is a picturesque village to the west of Loch Tay, famous for the spectacular Falls of Dochart. It has

a variety of shops including a post office and a supermarket, hotels, restaurants and pubs. There is a

local primary school in the village with secondary schooling at McLaren High School in Callander.

There is a nine hole golf course, a bowling club, sports club and sailing on Loch Tay.

Stirling, Perth, Glasgow and Edinburgh are also readily accessible by road and offer a full range of

business, leisure and shopping facilities. Glasgow and Edinburgh both have international airports offering

an extensive range of domestic and overseas flights. Crianlarich, Stirling and Perth railway stations both

have direct sleeper services to London.

DESCRIPTIONCroftchois was originally a Victorian farm cottage dating back to the late 1800s for the neighbouring

Auchlyne Estate. It is a charming stone built property, with a spectacular south facing setting and

stunning views of the peaks and glens of The Loch Lomond and the Trossachs National Park. The house

sits in about 4 acres of gardens and grazing land, and has an extensive range of outbuildings set around a

courtyard. One of these has been converted into separate self contained accommodation (The Byre)

with two bedrooms. The other outbuildings offer fantastic potential for further living space, subject to

the necessary consents.

The main house sits to the south of the courtyard, benefitting from a commanding southerly outlook. A

porch / sun room to the south of the house leads into the entrance hall. The kitchen has superb views

and is fitted with a range of cabinets and cupboards along with appliances including a Rayburn range

cooker (which also provides the hot water), and a Siemens dishwasher. The utility room sits off the

kitchen, and has a Siemens washing machine and dryer, a fridge freezer and a door out to the courtyard

behind the house. The south facing sitting room overlooks the garden and has an open fireplace. The

ground floor is completed by a WC. Upstairs there are two south facing bedrooms and a shower room.

THE BYREThe Byre was once a cow byre thought to date back to the 1600s, but is now a separate two bedroom

cottage which offers fantastic overflow living space, or the opportunity to run it as an Airbnb short term

letting business. It was converted and extended by the current owners and also has a kitchen / sitting

room, a sun room with views to the south, north and east, and a shower room. Heating is provided by

electric storage heaters.

OUTBUILDINGS Along with The Byre, there is a fantastic range of outhouses set around the courtyard to the rear of the

house. There is a bothy with rooms including a workshop with working Jotul stove, a shower room with

WC and sauna, and two rooms above. Other outbuildings are a large double height barn, the old stables,

and a tractor shed. To the west of the house is a large workshop / garden store which was built by the

current owners.

GARDENS AND GROUNDSThe beautiful gardens and grounds of Croftchois extend to about 4 acres in all. Croftchois burn passes

through mature woodland which runs from north to south along the western boundary, through which

the drive runs. The principal gardens are to the south and east of the house. There is an orchard, and

generous south facing lawned areas surrounded by stone dykes. To the south of this is about 1.25 acres of

grazing, and about 0.8 acres of woodland.

DIRECTIONSTravelling on the A84 heading north from Stirling, continue driving north through Doune, Callander

and Lochearnhead where it becomes the A85. When you reach the Killin junction, continue on the

A85 as its bends to the left signposted to Crianlarich. After almost 3 miles, there is a right turn onto to

Auchlyne. Follow the single track road over the bridge, taking the first right and wind through the

hamlet of Auchlyne. Continue for a little less than 1 mile and the drive to Croftchois is clearly

signposted on the left.
