Your energy bills will be reduced. Concrete has a unique property called ‘thermal mass’. This prevents major temperature fluctuations within the home.

Top 5 Reasons why you

should finance

with NewBuild

Build your new Compass Homes for as little as 5% deposit

1. You can build your new home with a lower deposit

Not only does the Reserve Bank exempt building from any lending restrictions, you may be able to purchase both land and build packages with as little as 5% deposit. If your builder does not have the perfect house and land package for you, we can guide you to create your own tailored package with the same low deposit. You can even use your eligible Kiwi Saver to make up part, or all of your deposit. http://www.newbuild.co.nz/fina...

2. Make no interest repayment during your build with a “Client Turn-Key” construction loan

NewBuild offers all the benefits of a turn key loan - where you pay your deposit up front but do not start your loan repayments until you move in. But unlike a standard turn key, your land developer is paid up front, your builder is paid progress payments, and you own the land and build should anything go wrong. The combination of construction loan and turn-key loan is safe and simple.

The hardest part of building is where you must make rent and construction mortgage payments during your build - but you don’t have to with NewBuild.

3. Your loan is fully managed from start to finish

NewBuild has been around since 1999, and we know the pitfalls. We can guide you through the entire process, from land purchase to hand over and beyond. NewBuild acts as your “Finance Project Managers” ensuring the right funding is made to the right people at the right time. NewBuild charges a management fee of $1,000 but we do not require multiple progress valuations which makes our fees similar, and sometimes less expensive, than a standard construction loan.

4. Your NewBuild Loan is bank funded at bank rates

Your loan is a standard bank loan through Sovereign/ASB and your interest rates will be very competitive (they will often discount your rates considerably from those advertised).

While no “construction” margin is added for any NewBuild loan, loans with less than 20% deposit/equity will incur a low equity margin

5. We will include Contingency Reserves in your loan

Your loan will be structured to include sufficient reserves to cover your interest repayments and up to 5% additional reserves to cover unexpected costs or upgrades during your build. Every cent of the reserves you don’t spend belongs to you at the end of your build, so you have peace of mind that you will not run out of money through your build.
