ProJeCt: Dunbrody Country House Hotel & Restaurant this particular project involved the construction of a large 3 storey extension to Dunbrody Country house hotel & restaurant. the extension comprised of additional bedrooms, substantial roofing and lead works to the new extension and main dwelling. upon commencement the new extension was constructed, natural slates to the roofs of the existing house were carefully removed and stored for re-use, the roofs to the new extension were constructed and this particular roof comprised of 3 elliptical roof windows, these windows were extremely detailed in design and were finished using lead “welted” aprons which added considerably to the finished building. Additional external finishes involved the fitting of natural slates to the roofs with lead ridges & hips, installation of sash windows and application of a lime render plaster. Internal works were kept in tradition with the existing dwelling and this involved the manufacturing and installation of a hardwood stairs spanning 3 floor levels, re-fitting of previously salvaged flooring boards, timber dado & picture rails, hardwood doors, skirting & architraves, ceiling cornices and all décor works completed a very high spec project. overall and in keeping with tradition of the existing dwelling the works required an in-depth knowledge and understanding of working with old buildings to ensure preservation of our ancestor’s workmanship. “Dermot Keating Construction Limited, Nuke, Arthurstown, New ross, Co. Wexford previously completed a large extension and major refurbishment to Dunbrody house. the project comprised of the construction of a new bedroom extension, substantial roofing and lead works to the new extension and main dwelling, the manufacturing and installation of all sash windows, complete with the internal fit-out and décor. the project was very demanding as both the dwelling and restaurant remained open for business throughout the construction period. We found D.K.C.L. highly competent in working in a live environment. Prior to the works commencing, D.K.C.L. submitted specific programmes for the various elements of the works and these programmes were executed with precision and ensured there were no disturbances to the operation of our business.

In keeping with the tradition of the existing dwelling the works required an in-depth knowledge and understanding of working with old buildings to ensure preservation of our ancestors’ workmanship. As Dermot himself was a working foreperson for the entire duration of the contract, the works were supervised and undertaken meticulously. We cannot praise D.K.C.L highly enough for the quality of project delivered. D.K.C.L. possessed a highly competent team of tradespersons and sub-contractors and such was their professionalism it looks as though the new buildings were always part of the main dwelling, we were extremely pleased with the overall project and it surpassed all our expectations.

on a personal basis we found Dermot and D.K.C.L. extremely knowledgeable, professional, courteous and accommodating. It was an added bonus that D.K.C.L. is a local firm as we have always engaged the services of local businesses wherever possible. ProJeCt: Kilmokea Country Manor & Gardens. Kilmokea Country Manor & gardens is a stunningly beautiful georgian house built in 1794 and stands amidst seven acres of heritage gardens, nestled on the banks of the river Barrow. this former rectory was refurbished with a number of derelict outhouses converted to accommodation quarters. the project comprised of the refurbishment to a number of derelict buildings adjoining the main dwelling. the stone work was carefully reconstructed and re-pointed, roofs were reconstructed using existing timber beams, natural slates and salvaged ridge tiles. the manufacturing and installation of all sash windows, fitting of all timber floors and bespoke joinery complete with the internal fit out and décor completed a very high quality project.

ProJeCt: Private Dwelling, Dublin

the project consisted of a new extension and refurbishment works to a semi-detached two storey 19th Century dwelling which is a protected structure. the works comprised of site clearance, removal and storage of existing roof slates, flat and raked valleys were reconstructed using insulation, boarding and new lead, all parapets were completed with new lead flashings. the existing roofs were maintained while defective roof timbers were replaced with new and existing roof timbers were treated using a wood preservative. Attic spaces were insulated, pitched roofs were in turn felted & lathed and re-slated using previously salvaged natural slates. Both chimney stacks were in bad need of attention so they were carefully deconstructed and reconstructed using the salvaged bricks & chimney pots and finished with a lime mortar render. A two storey sun room was constructed to the rear of the dwelling which incorporated a balcony with a steel stairs and glazed baulstrades. Internal works consisted of refurbishing to all lime mortar to walls, ceilings and cornices. existing joinery and fireplaces were carefully removed and stored safely and reinstated upon completion, the existing sash windows were refurbished as new using a slimlite glazing with lead weights installed, timber floors were sanded, sealed and lacquered, solid oak herringbone flooring was laid to select areas. the entire mechanical & electrical systems were completely reconstructed while keeping in tradition with the existing dwelling. A very contemporary style kitchen and number of contemporary style bathrooms and internal décor combined with landscaping completed what was a high profile project.

ProJeCt: 1910 Building at Loreto Primary School Gorey, Co. Wexford

this project comprised of the part demolition to an existing school which was built circa 1910. the remaining 320m2 of this structure was completely refurbished both internally and externally. Works comprised of the refurbishment and reinforcing of the existing pitched roofs using reinforced steel columns as purlins, all previously salvaged natural slates & ridge tiles were refitted, the existing brickwork was cleaned using biocides & re-pointing, previously salvaged granite cill’s were installed with new aluminium doors & windows completing the external works. the fit out of the building entailed dry-lining, plaster finishes, suspended ceilings, new mechanical, electrical & fire alarm systems, marmoleum floor finishes, cubicle partitions, joinery and decor.

teStIMoNIAL: Dermot Keating Building Contractors Ltd, Arthurstown, New ross, Co Wexford, recently completed a substantial construction contract with us. the contract involved the partial demolition and refurbishment of a school building previously constructed in 1910 and the complete construction of a new 21 classroom school and gP hall and all associated site works.

the works were completed on time and within budget. All works are in compliance with the Building regulations and good Building Practice.

the project was shortlisted for various awards due to the high level of quality finish. oppermann Associates found DKBCL to be proactive, obliging, courteous and professional during the course of the project. the project was constructed within a “live environment” and there were never any issues in relation to health and Safety obligiations on site. Subcontactors were managed and directed in a competent, efficient and professional manner.

on a personal basis, I found Mr. Dermot Keating and his staff to be very competent, proffessional, efficient and courteous throughout. We have no hesitatation in recommending Dermot Keating Construction Ltd for similar of large type projects.

ProJeCt: St Thomas Block, Froebel College Blackrock, Co. Dublin.the works involved the part demolition of an existing 3 storey building while carefully preserving the main building which is a listed structure. D.K.C.L. constructed a new single storey entrance pavilion and a 3 storey atrium to what was originally a courtyard. the works comprised of a steel structure from ground to roof level which was completed by infill glazing. the existing pitched roofs were insulated, re-felted & lathed and finished using salvaged slates & ridge tiles. A major feature of this project was the installation of a substantial steel staircase spanning 3 floors combined with access galleries / landings with steel handrails and glazed balustrades. the steelwork was in-filled with timber joisting and finished using solid white oak flooring boards. In order to keep with the tradition of the structure the existing walls to the atrium were finished using a lime, sand and cement render. A highly complex under floor heating system was fitted throughout and the ground floors were completed using polished granite slabs, while the internal fit out and décor concluded the works internally. external works comprised of new car parking facilities, making good to driveways and roads combined with landscaping to areas disturbed by the siteworks.

CLIeNt: Board of Governor’s Froebel College, Blackrock, Co. Dublin

teStIMoNIAL: We o’Keefe Architects are rIAr registered Architectural practice. Dermot Keating Construction Ltd worked with us on a project for the Froebel College in Blackrock, Co. Dublin commencing in 2008. Keatings undertook this complicated project which involved building around an operating third level college, over an operating secondary school building and within a protected structure. the buildings them-selves and all associated services serving the buildings needed to be managed in a very deliberate programme with significant deadlines con-nected to the educational programme of the schools. Into this demand-ing environment Keatings brought a strong management team that de-livered the project with the least amount of fuss. Naturally there were problems and unforeseen events outside the contractors control but Keatings and their team worked with us at all times to achieve the nec-essary quality outcome. the snag lists were pleasantly short indicating that the contractor was able to direct and manage the various subcon-tractors too. In short, we were satisfied at the cooperation, engagement and willingness Keatings brought to the project in order to successfully complete it. ProJeCt: Roof Refurbishment works at Teagasc, Oakpark, Carlowthe project comprised of substantial re-roofing works to teagasc’s head office at oak Park Carlow. the works were extremely broad (highly speced, demanding, finishes had to be to highest level etc) and comprised of cleaning of all chimney stacks using biocides, stone masonry and clay balustrades were removed and safely stored for refitting after all roofing works were fully complete, cracks to chimneys were raked out, filled and re-pointed. the entire roofs were stripped back, defective roof timbers were replaced with new, roof spaces were insulated and felted and lathed. A number of new conservation roof windows were installed and new coxdome roof-lights were fitted to the various flat roofs. the pitched roofs were reconstructed using new blue bangor slates with lead ridges and hips, all valleys were insulated, relined with plywood and lead and the parapet gutters had new lead flashings fitted. to complete the project the clay balustrades previously removed were reinstated with stone cappings fitted on top. overall this was a highly complex contract and required a large number of professional trades and D.K.C.L. were only one of a few contractors nationwide capable of undertaking such a project within the timescale allowed.

teStIMoNIAL: TEAGASC - ROOF REFURBISHMENT TO ORIGINAL OAK PARK HOUSE BUILDING, OAK PARK, CARLOW

Dermot Keating Construction Ltd. was appointed Building Contractor to undertake substantial works to roof of existing building at teagasc, oak Park, Carlow.

Building Works involved slating, leadwork and stonework.

All works were completed in accordance with Conservation Principals.the completed project is completed to our satisfaction.

<ProJeCt: DIT Bolton Street, Dublin 1

this project involved the re-roofing works to two large roofs of a 4 storey listed / protected structure. the natural slates to the existing roofs were removed and salvaged for reuse, once exposed all roof timbers which had become defective over time were removed and replaced with new treated timbers. Kingspan insulation was fitted between the rafters to all roof spaces, the roofs in turn were reinstated using tyvek felt, treated timber battens with both new & salvaged “blue bangor” natural slates and clay ridge tiles. the existing roof lights had new glazing bars and glazing fitted. All lead flashings were replaced as new, steel handrails were fitted to the parapet walls around the perimeter of the roofs. the raking out & re-pointing of brick chimneys and walls concluded the project.

ProJeCt: Waterford College of Further Education re-roofing of a listed structure in the heart of Waterford City. Installed a large roof light to the front elevation of the building, all pitched roofs were in turn insulated, re-felted, lathed and slated using natural slates & clay ridge tiles. Lead flashings were replaced to all valleys & gutters, coxdome roof lights were installed to flat roofs and these roofs were reinstated using a trocal membrane. the re-fitting of cast iron gutters & downpipes concluded the works.

ProJeCt: College Street Campus, Manor St. Waterford Citythis project involved the refurbishment of a select number of classrooms and staff offices within a listed structure building. A vast number of classrooms and offices required additional computer / data points combined with the complete upgrading to the mechanical and electrical services. In order for the works to be undertaking, substantial amounts of the timber floors were removed and defective timber joists and floor finishes were replaced using new joisting and re-salvaged flooring boards. upon re-laying of the floors these were in turn sanded, sealed and varnished. In addition and in order to comply with current fire regulations new fire rated screens and doors were installed to different areas throughout the building, D.K.C.L. manufactured these units while in keeping with the tradition of the building. As specific areas of the ceiling mouldings and cornices had decayed somewhat over time these were carefully removed and meticulously replaced and redecorated, the internal décor concluded the project.

ProJeCt: Scoil Phadraig Naofa, Tullowthe project involved the renovation and alteration works to a school which is a listed structure. the roof finishes to the school were removed, defective roof timbers were replaced with new. All roofs were reconstructed using salvaged and new natural slates and the previously salvaged ridge tiles were refitted to all ridges. Cast iron gutters & downpipes were refurbished and replaced where necessary. Internal upgrade to classrooms were made and external works comprised of some drainage, paving and landscaping.

<ProJeCt: Bunscoil Bhothar Na Naomh, Lismore, Co Waterford. Construction of a new 7 classroom extension and general purpose hall, refurbishment to select areas of the existing school combined with substantial site works. Prior to works commencing on site the boundary wall which is a listed structure required temporary propping. the works involved the construction of 7 classrooms by means of pointed blockwork internally, reinforced concrete ring-beams, construction of truss roofs completed using thrutone slates, fitting of aluminium doors & windows and curtain walling with a K-rend plaster externally. the internal fit out comprised of fire doors, installation of all sanitary ware, tiling, cubicle partitions, substantial mechanical & electrical works, fitted kitchens, storage units to all classrooms, marmoleum and tiled floor finishes, suspended and plaster board ceilings combined with complete décor. externally the project involved all site

and drainage works, the complete reconstruction of the site boundary wall using existing stone pointed in a lime mortar, the construction of a large car park, recreational & play areas, a gAA pitch combined with the planting of various items of shrubbery and trees on site.

teStIMoNIAL: Extension to Bunscoil Bhothar Na Naomh, Lismore, Co. Waterfordthis project was a seven classroom extension to the existing school with associated external ball courts, play areas, parking and landscape works. the existing general Purpose hall was extended and the project also included the refurbishment of areas of the existing school, re-construction of the stone boundary wall which formed part of the protected curtilage of the original site. the works were carried out on a ‘live’ school site”

ProJeCt: St. Catherines National School Ballyhack, New Rossthis project involved the construction of a new single storey classroom combined with the refurbishment of 4 existing classrooms and all associated site works. the new extension comprised of cavity wall construction, a trussed roof completed with natural slates & clay ridge tiles, aluminium doors & windows and a wet dash render. Internal works comprised of mechanical, electrical, floor finishes, joinery, fitted furniture and decor. the existing building which is a protected structure had new flat roofs reinstated using asphalt, external walls and ceilings were dry-lined, insulated and skimmed while toilet areas had new sanitary ware fitted with all floors & walls retiled. Minor mechanical and electrical works were necessary to the existing building in order to comply with current building regulations. the entire structure was redecorated as new. external works comprised of additional drainage, new concrete footpaths & walls with minor landscaping completing the project.

ProJeCt: Wexford Arts Centre, Cornmarket, WexfordProject involved major refurbishment works to a listed structure which is a landmark in the heart of Wexford town. the works comprised of the restoration of all plaster mouldings to the theatre ceilings, lime render plaster to the ceilings and walls was restored where necessary, timber flooring boards where defective were replaced with carefully sourced salvaged flooring boards and in turn were sanded and re-sealed, the sliding sash windows were fully refurbished and attic areas were transformed into new modern staff offices and fitted out with air conditioning. the mechanical and electrical services were fully upgraded and replaced as new and the complete internal décor concluded the works to a very unique structure. A feature of this project was the installation of a modern & very high spec. retractable seating system which enables the entertainment venue to adapt for various events.
