Imtech’s Pan European Operation

Over the last few years, Imtech have completed

hundreds of energy efficient and environmental

projects throughout Europe, ranging from solar

powered boats to power stations to “the greenest

office in Europe”

With the changing demand for more environmental

and low carbon buildings, increased legislation on

Carbon Reduction Commitment (CRC) and changes

in building Regulations for conservation of fuel and

power (Part L), Ventilation (Part F) and Heat

Producing Appliances (Part J) the built

environment is becoming more and more under

pressure to deliver.

New technologies in building material have helped

but over a lifespan of a building, the services have

the biggest demand on energy use and costs,

particularly in high usage sites like process and data

centres.

For the new build market, this can be fairly

easily achieved with efficient plant, new

technologies and modern controls technology.

The design and installation of these can be planned

and developed in unison at the outset to achieve

the zero carbon objectives.

Imtech group are very active in all aspects of

environmental design and the built environment.

• Data Centres - Thanks to smart solutions such as

innovative cooling systems, Imtech is turning energy

guzzling data centres green. This not only creates

considerable savings, it also ensures that CO²

emissions can be reduced by up to 40%

• Solar Energy - In Spain, Imtech is responsible

for a part of the mechanical solutions in three solar

power plants and in the UK, Imtech Aqua are a

provider of solar panels to a number of housing

associations.

• Planet Solar - Imtech Marine Germany is a

technology partner for the solar powered

catamaran, Planet Solar.

• Greenest office in Europe - The head office of

Deutsche Bank in Frankfurt is recognised as one of

the greenest office in Europe achieving the highest

standard (platina) of LEED certification.

• Sewage Treatment - Imtech Process are working

with Welsh Water, Thames Water and Anglian Water

to produce and operate green treatment plants

utilising the methane from the effluent to create

heat and power from CHP Engines.

But what of the existing building stock? Old

insulation, poor controls, inefficient equipment

and insufficient maintenance can cost thousands in

energy usage and waste tonnes of Carbon. Many

buildings have evolved over the years with repairs,

upgrades and extensions, but many have never been

reviewed as a whole and fail to see the overall

consequence of these changes. Much of the old

systems remain operating at extremely low

efficiencies and many with hybrid repairs due to

obsolete components.

Imtech M&E divisions specialise in all areas of MEP

and ICT services, supporting the Groups own

businesses and its many clients. Imtech Technical

Services is a £500m business in the UK and is part of

Imtech NV, a €5.3b business in Europe with a wealth

of support services.

With this support, Imtech is not only able to assume

full responsibility in the long term for the delivery,

maintenance and management of all energy

supplies; it also analyses and optimises all the

operational systems and processes. This is what

Imtech call energy contracting and results in

efficiency improvements and considerable cost and

energy savings. Imtech has entered into such energy

management contracts with Caterpillar Industrial

Park in Kiel, the new head office of the German

Federal Intelligence Service in Berlin, the campus of

Infineon Technologies in Munich and Vodafone

Exchange in Dusseldorf. On average 20 to 30%

carbon is saved. Visit www.imtech.co.uk to discover more

Welcome to the CIBSE Building Performance Awards »The future is a resource and carbon constrained world so CIBSE is placing the role of performance engineering delivered by our buildings engineers at the heart of what it does. This evening we celebrated excellence in the state of the art represented here by the buildings and people contesting the awards.

It is sobering to realise that we must all be able to achieve at this level of performance consistently in the not far distant future. This is why CIBSE has launched the knowledge portal, making all our knowledge available to all our members. Simultaneously we have simplified membership to allow everyone interested in building performance to join and access our accumulated knowledge and contribute to it.

CIBSE will use its historic place in the industry to drive understanding and respect between the adjacent professions through the entire supply chain, from our universities at one end to site operatives at the other. We will work together to bring knowledge to where it is needed from where it already exists. Collaborating to take the exemplars represented here and make them the norm. Assisting all to share what they have learned and drive our industry to the next level.

We seek to bring together all those involved in our future built environment to ensure it will be as delightful as it must be efficient. Working closely with other institutions we aim, with them, to make our knowledge the best in the world. We must make construction an attractive and exciting sector to work in to attract the best. I believe that to achieve this requires a step change in the respect we show each other and a new understanding that to accelerate our learning we must share knowledge not hide. Of course we must compete, but we must compete in what matters - the quality of delivery.

Tonight we have seen the best-to-date. Let’s celebrate.

lighting. It uses a 3D, web-based computer platform that enables staff to take the training when their work

schedules suit, or at home. The training covers office, warehouse and industrial buildings and focuses on a series of 3D images with a

number of ‘hotspots’ on which users click to view information, read case studies or navigate to other levels. Each module includes a video and examination to test the user’s understanding. Once the course has been completed, and the tests passed, it provides an Energy Institute certificate.

An additional module, still at the pilot stage, has been developed specifically for customers' staff; this enables wider energy engagement,

»Norland Managed Services, a building services and facilities management company, developed Energy Matters, a comprehensive energy supply and management solution designed to reduce customers' carbon footprints, and Energy Matters Training (EMT), a programme to increase energy awareness among its own engineers.

»While engineers usually arrive at a site to repair or maintain a specific piece of equipment, EMT enables them to consider energy implications of other equipment at the same time. Schedules have been altered to give engineers time to ‘walk’ the sites; this can result in simple, no-cost actions that can provide immediate savings, as well as identifying the more significant and complex efficiency steps. As an example, Norland’s energy engineers at Morgan Stanley have reduced base load by 25%, saving over £450k, equivalent to 2,500 tonnes of CO2 per year.

EMT consists of a series of six modules covering boilers, air handling, compressed air, variable speed drives, refrigeration and

ENERGY-USING PRODUCT OF THE YEAR

»In addition, Cool-phase does not use coolant gases. The main materials inside the unit are ‘upcycled’ from waste byproducts of other industries, reducing land fill. The reduced running costs provide a financial incentive and rapid payback to the investment. With very low running, servicing and maintenance costs and an expected working life of up to 20 years, the system has been designed to be easy to retrofit, as well as being suitable for new build.

At night the Cool-phase unit draws in cool outside air and passes it over the thermal batteries to charge them. During daytime it will monitor both air quality and temperature, as either of these changes will supply fresh air and/or cooling to the space. The total cooling

power is provided by the intelligent combination of ventilation, pre-cooling the room and through active cooling using the thermal batteries.

During winter the system works in reverse, removing warm, stuffy air and transferring it to cool, fresh air. Typical office applications see temperature rising throughout the day; the Cool-phase system stores this heat and uses it to preheat fresh air coming in. In addition, the system can trap waste heat from the day and release it as needed.

»Cool-phase is a low-energy alternative to air-conditioning that reduces energy consumption and CO2 emissions by up to 90%. The natural cooling, ventilation and heat recovery system uses ‘thermal batteries’ to capture free energy and release it when needed, with clean, fresh air.

» Phase change materials store energy in a latent form, undergoing an endothermic process to store heat energy when ambient temperature rises and an exothermic process to release this energy when the temperature drops. In building applications, these processes occur within a narrow temperature range close to the human comfort temperature with large amounts of heat being absorbed and released. During the transition phases, the core of the microcapsule will melt as the room temperature reaches the transition temperature and in doing so will absorb latent heat where it will be stored until such time that the room temperature cools to around 20°C.

It uses an organic microencapsulated phase change material that has twice the heat storage capacity of alternatives, and is the only bio-PCM available that biodegrades within 12 months.

The tile has been installed at the Department of Energy and Climate Change, where the product has contributed to significant energy savings, as well as at Ofcom's head office and Great Ormond Street Hospital.

»RACUS® – Reducing Air Conditioning Units & Systems – is a passive suspended ceiling tile incorporating a bio-based phase change material (bio-PCM) made from the oil from the soya plant and fatty acids. This is the world’s first bio-based PCM ceiling tile that absorbs, stores and releases excessive latent heat gains to promote indoor comfort for occupants and also reduce the energy demand of HVAC systems.

COMMISSIONING PROJECT OF THE YEAR

»Norman Disney & young’s submission set out how they had undertaken the commissioning management of the entire 1.5 hectare Darling Quarter project site. It set out the organisation, scheduling, resource and quality planning and the delivery of documents for the project, following the industry best practice guidance set out in the CIBSE Commissioning Management Code and the system specific Codes.

Norman Disney & young worked with all the parties involved to update the plan as work progressed in line with changes made during delivery of the project, and to take into account field conditions and the actual products, components and systems installed on the project. The Management Plan covered the design, construction, commissioning, acceptance and occupancy phases of the project, to

deliver to the client comfortable, sustainable and energy-efficient buildings that meet client and occupant expectations fully.

In addition to their role as commissioning manager for the base buildings on the development, Norman Disney & young also acted as the commissioning agent for the fit out phases of the project, including the two data centres that were contained within the buildings. This entailed developing specific commissioning, performance testing and verification of the data centres and their critical systems.

»Commissioning is often squeezed out in the dash to practical completion. The result is that projects often fail to fulfil their promise because they are not set up to succeed. Norman Disney & Young’s work on the Darling Quarter project in Sydney, Australia, demonstrated how commissioning should be planned and managed to deliver buildings that perform to expectations.

»It became apparent that the commonly used HFC refrigerants would come under increasing pressure due to their high global warming potential. A carbon dioxide refrigerant operating as a transcritical installation was a proven alternative, with examples of successful installations in operation elsewhere in Europe. Field visits to sites were undertaken to establish the viability of the system.

This is believed to be the first application in the UK to employ parallel compression technology in conjunction with full heat recovery resulting in high levels of energy efficiency. Successful delivery required the creation of a multi-disciplinary team and close co-operation throughout all stages, to achieve the switch to the new technology while the store continued to operate normally. The

successful outcome required the expertise of several different companies, located in a number of countries. The design and manufacturing expertise was

CLIENT ENERGY MANAGEMENT AWARD

» Following an award-winning pilot at British Land's multi-occupied head office, a new advanced metering system and optimisation process – the first of its kind for a UK property company – has been rolled out at nine office buildings and two shopping centres. The process, provided by EP&T Global, delivers continuous measurement, monitoring, management and priority grading. It gives access to granular data through extensive sub-metering; electricity, gas and water data is uploaded automatically to a central system online every 15 minutes; and a remote diagnostic service provides regular alerts and reports.

Already, savings are being seen ahead of schedule in most buildings, with a total reduction of 9% in base-building consumption (common areas and shared

NEW BUILD PROJECT OF THE YEAR PRIVATE SECTOR

»Throughout design and construction Lancashire Wildlife Trust's ecologist was consulted on its potential impact. Key aspects of the scheme are the open vaulted buildings with no ceilings or wall voids and concealed services, with primary distribution routes following a system of floor trenches with only localised access points.

The shallow plan depths, opening roof-lights and tall space heights work together so that all the main spaces have exceptional daylighting and are naturally ventilated. Shading is carefully designed using a combination of fixed building elements, deciduous vegetation, internal blinds and external awnings that can be retracted in winter allowing the spaces to fully benefit from daylight and passive solar heating.

Heating demand is minimised by using exceptional standards of insulation. The main solid elements are structural insulated panels (SIP), made from A-rated polyurethane insulation and FSC-certified sheet timber. Wherever possible, the design has used bare light sources without diffusers in order to maximise the light output.

The kitchen is an exemplar of low-carbon catering where design-stage carbon emissions analysis led to the inclusion of LPG fuel and a mixed mode ventilation system that can operate without fans when hob cooking is not taking place. Heat is provided by a high-efficiency low NOx emission biomass boiler

supplied with wood fuel from locally grown sources.

»Brockholes Visitor Centre is a 67-hectare nature reserve in Preston, Lancashire. Located in a designated flood zone, which is ideal for wading birds but a challenge to build on, the Centre is built on a 2,400m² concrete pontoon that floats on a lake.

The building includes extensive and detailed temperature, energy, carbon and water metering systems. Water consumption is minimised by using low-use fittings and the development also includes a constructed wetland sewage treatment system that coordinates with the site ecology.

The approach involved close collaboration between the architect (Edward Cullinan Architects), building services engineer (Max Fordham) and structural engineer (Buro Happold). The result was an energy-efficient building that has achieved an ‘A’ rated EPC.

At a very early design stage, Max Fordham worked alongside the architect to engineer optimum levels of light for both people and the plants within the building. ETFE roof lights, which have a very high light and Uv light transmission, were used in the entrance lobby and the central atrium to maximise daylight and minimise energy for lighting. Overhangs and vertical fins were designed to help reduce peak solar heat gains in summer, while allowing heat to enter the building from low winter sun. Outside, ponds form natural light shelves reflecting low winter light deeper into the exhibition space.

»The brief for the new John Hope Gateway project at Royal Botanic Garden in Edinburgh was to create a building that could both tell the story of the garden and educate people about the harm we are doing to plants and biodiversity.

NEW BUILD PROJECT OF THE YEAR PUBLIC SECTOR

A combination of stack and cross driven ventilation is used, and the building has improved levels of insulation by around 25% compared to current Building Regulations. The primary source of heat is a low-carbon biomass boiler which is fuelled by wood, while all toilets and urinals use rainwater.

A 6kW vertical axis wind turbine can potentially generate around 8,500 kWh of electricity per year. The building has 11m² of Pv panels mounted on the roof that will reduce the amount of energy required from the national grid by around 1,400 kWh per year, as well as 15m² of evacuated tube solar thermal panels to provide enough energy to heat

hot water for around 100,000 visitors’ hand washes or 1,500 staff showers.

»Energy reduction was at the heart of the services development. A low-energy displacement ventilation system provides ‘free’ cooling for a large proportion of the year resulting in the high-efficiency water-cooled chillers being used for less time and enabling heat recovery of up to 65%. This gives a 44% reduction in CO2 emissions. To allow the system to overcome the loads associated with a modern-day office, solar gains needed to be minimised. Laboratory tests carried out by Norman Disney & young give a clear indication of cooling loads achievable with the correct building design. Working closely with architects Allford Hall Monaghan Morris, a high-performance facade solution was developed

Two biomass boilers provide a significant part of the heating load (representing 15% overall energy use). variable speed pumping is used on both the chilled and heating water to reduce energy consumption to a minimum. Rainwater is harvested and used for flushing WCs and landscape irrigation, while water reduction measures include low-flow washroom fittings and waterless

CONTRACTOR OF THE YEAR

» This was the most ambitious project ever undertaken by the university and the team was highly commended for demonstrating a positive and proactive approach to successfully meeting all of the challenges presented.

volkerFitzpatrick was the main contractor and Cunnington Clark the building services consultant. Imtech Aqua was appointed as the design-and-build mechanical and electrical services contractor following a robust, single-stage tender process that included a comprehensive value engineering process which generated in excess of £400,000 of potential savings.

Planning requirements dictated that 10% of the building’s energy should be generated through renewable technologies and this formed a key element of the ongoing design philosophy, which provided a continuing focus throughout the selection and procurement process. Technologies integrated into the design include: combined heat and power; solar Pv; LED lighting; and Passivent, interlinked with the BMS to provide nighttime cooling.

As a result, the project achieved a BREEAM ‘very good’ rating, in line with the client’s aspirations. As part of the team’s enhanced offering to the client it identified and offered fully costed proposals for the building to attain a BREEAM 'excellent' rating.

Key collaborative initiatives used included: a collaborative 3D coordination model which identified pinch points in coordination and builders' work planning; the presentation of value engineering options using a ‘traffic light’ system to highlight areas of opportunity; the co-location of the main contractor and key trade contractors in the same project office; and early involvement and integration of the supply chain.

The collaborative approach continued from the completion of the installation, through commissioning and into the soft landing phase.

»A major redevelopment project at Anglia Ruskin University, located within Cambridge City Centre, split the campus in two and was carried out while the university remained fully operational.

Major new building projects undertaken since 2005 include a new 1,000-bed student hall and the creation of an indoor circulation space by enclosing an old car park. One project was used to develop a sustainable building specification which is now used on all construction projects on the campus.

Recent major refurbishment works include a sports centre – previously the university's largest carbon-emitting building per meter. The main student social space has been completely reconstructed within the shell of the building. Introducing the Quinta Eco Plus, the revolutionary new heating and hot water system from Remeha. The Quinta Eco Plus can achieve up to 48% lower carbon emissions and fuel savings than typical ‘best practice’ systems, delivering an overall system effi ciency of 97% GCV at 82/71°C.

By incorporating Passive Flue Gas Heat Recovery technology, the Quinta Eco Plus heating system recovers normally wasted energy equivalent to around 15% of the gross input energy. This can be used for driving additional radiators, underfl oor heating or preheating DHWS. This maximum effi ciency can only normally be achieved by condensing boilers with constant running of the total system at low temperatures, 50/30°C or less.

The Quinta Eco Plus gives you maximum ‘full time condensing’ effi ciencies, irrespective of primary circuit temperatures, making it the perfect solution for a wide range of commercial heating requirements where 100% low temperature circuits are not possible.
