Seller Insight Cedar Dawn began life as a stable block, part of Laugherne House, a Georgian Manor House. Today it is a superb modern

home, meticulously renovated for today’s life style, in exclusive, gated Laugherne Park, in sought after Martley village.

Cedar Dawn enjoys a superb location, as Laugherne Park offers a complete and satisfying lifestyle, with an outdoor swimming pool, tennis courts and rambles in the attractive grounds. It is also within walking distance of Martley, which is a thriving community with primary and secondary schools, a range of clubs and societies, plus a village shop, post office and leisure centre. The surrounding countryside has all the splendour and beauty of the Malverns, perfect for rambling. There is a pleasing selection of nearby towns, that include, Worcester, Droitwich and Malvern.

The attractive red brick building has a welcoming façade, and the interior is an elegant blend of spacious rooms, bathed in natural light. The state of the art kitchen is the hub of the house. The cook can enjoy the view to the garden, and remain in conversation range with anyone relaxing in the lounge area. It is a generous, ultra comfortable and sociable space, where you would be tempted to spend all the family time.

The sitting room with its clean lines is a chic and tasteful room, perfect for entertaining but with the patio doors open, a room that invites the outside in. The second sitting room is currently used as a bedroom, and it is a summer pleasure to wake in the sun filled room, and wander onto the patio for a morning coffee. The en suite makes it a superb master bedroom or ideal independent accommodation for the overnight visitor.

Each of the first floor bedrooms has a quirky charm, with different shapes and beams. The rooms are very adaptable spaces, and would make a suite of rooms for teenagers to enjoy some independence. Each has views that sweep across the glorious countryside and one is used as a sitting room. With the window framing pastoral scenes of sheep grazing in the fields and tree covered hillsides, it is the perfect place to spend quiet time.

The garden is a summer living room and a visual delight, where you can follow the sun throughout the day, meander down to the brook behind the house or walk across the fields to the village.

Cedar Dawn is a truly rare and serene property and the owners are very sad that the time has come to downsize but they take away very happy memories.

Worcester is the site of the final battle of the Civil War. The River Severn runs through the middle of this attractive city, overlooked by the 10th-century Worcester Cathedral.

The county town and historic city of Worcester is just 17 miles southwest of Birmingham and 23 miles north of Gloucester. The city historically hosted a flourishing glove making industry and was the home of Royal Worcester Porcelain as well as, for much of his life, the composer Sir Edward Elgar.

Providing the ideal location for retail therapy, there are three large covered shopping centres and an additional three out of town shopping parks. The main commercial centre can be found on the recently modified high street, home to a number of major retail chains and the older shopping streets contain numerous individual boutiques. There is also a racecourse, theatre, cricket club and university.

The green city of Worcester provides three spacious parks and two large woodlands covering over 33 hectares. The banks of the River Severn provide an idyllic setting for an evening stroll or bike ride, surrounded by the wonderful Worcestershire countryside bounded by the Malvern Hills and pretty market towns.

Historic landmarks include the spectacular Worcester Cathedral, dating back to the 10th Century and the Queen Anne style Guildhall designed by Thomas White, a pupil of Sir Christopher Wren in 1722. The latest landmark is Worcester’s new central library, ‘ The Hive ‘, a striking gold roofed building on the site of the former cattle market.
