If you’ve bought or sold a property in the Somerset area during the last 25 years the chances are you’ve come across this man, Edward Creswick Joint Managing Director of CJ Hole Estate Agents (Somerset).

Edward started his career aged 17 after being introduced to Burnham Estate Agent Michael Applegate who was then Manager of Blackhorse Agency in College Street. After three years with the company both Michael and Edward opened CJ Hole’s new offices in Victoria Street Burham, a company Edward stayed with for over 13 years. During that time he progressed to The Board of Management, overseeing the offices of Weston, Worle and Burnham. In 2003 Edward re-joined Michael at his own practice in the High Street, Michael Applegate & Partners and managed the office for Michael until Michael’s retirement several years later. Edwards ambition to run his own business became a reality in 2006 when he joined Sue Iles and Neil Jenkin as an Equity Director of Annagram Estates Limited in Cheddar. Over the next few years they expanded the company by incorporating Boroughs of Wedmore, Evans of Winscome, and opened new offices in Congresbury, Burnham on Sea and recently in Bridgwater. In 2012 the opportunity arose to join forces with CJ Hole who had 7 Offices across Bristol. Edward and his partners re-branded their seven Annagram Offices taking the total number of CJ Hole offices in the region to 14.

Edward says that his priority has always been to provide a service

to his clients. He says most Estate Agents see their rolls solely as a purveyor of buyers and they understandably pride themselves on their ability to find the right buyer for a property and to negotiate attractive terms for the seller.

“Estate Agency has moved on, indeed finding a buyer is arguably one of the most

straight forward aspects of selling a property, wise sellers now seek other attributes in their Estate Agents.

We all know how emotionally traumatic a house move can be, yet many Estate Agents fail to recognise their ability to reduce this overall burden by

becoming thoroughly involved not only in the actual sale of

an individual property but also in the move as a whole. I feel this

provides a great opportunity for the service focused Agent to deliver a

level of customer service that really makes a difference, a service based on empathy, in other words seeing the world through the eyes of the buyer and seller. With this vision I can then anticipate and pro-actively respond to the very real needs of the house moving public.

An example of an obvious contribution that Agents can make is a hands on approach to any related property transactions rather than blaming Solicitors for any delays. A chain is only as strong as the weakest link, yet many Agents sit back and wait once a sale is agreed”.

Edward says he has been very lucky over the last 25 years to have worked with and have working with him some very loyal and hard-working staff and he looks forward to helping people move for the next 25 years.

Maybe not, but there were lots of other ‘makers’ who may not have been particularly wealthy, but they were key to the creation of the town’s wealth by the simple act of making something with their hands or providing a service for which they were paid, thereby generating some of the wealth of the community.

With the innate vanity possessed of most human beings (especially politicians) we tend to convince ourselves that we are the best and that before we came along, nobody ever did anything – a bit like teenagers who think that they were the first to discover …… you know what!

DIY for example has always been around, from the days of the cave man to the lads of my youth who were always tinkering with their old bangers in order to enhance their performance. Up to and including the early part of the 19th Century the average man was responsible, not only for bringing home the wages to keep his family, but had to turn his hand to a bit of a carpenter to keep his home in repair and make much of the, very basic furniture. When she wasn’t preparing their meals his wife would make clothing for the entire family, or worked part time in “The Big Houses”. This is not to say that there were no carpenters or shoemakers around, but it was only the wealthy people or organizations such as the landed gentry or the church who could afford to pay for their services.

As the number of skilled workers increased they began to set up in business on their own account often working for each other on a payment by services basis or straightforward barter arrangement. Thus, came into being what some people like to describe as the upper working class, or is it the lower middle class – what it was is not important, what matters is that changes were afoot. It was no longer necessary for the household to be almost entirely self-sufficient, although there continued to be a large proportion of the population that lived on or below the poverty line, their numbers were gradually decreasing.

Many of those fortunate enough to possess practical skills to use as a foundation for a business found that one skill was not always sufficient to make a living and that it was desirable for them to develop another skill or offer an additional service, like Frederick Hopkins, a beer retailer and licensee of the Globe Inn, Newtown Road who was paid £50 by the local burial board for filling in a rhine when Highbridge cemetery was extended in 1919. Many carpenters were also wheelwrights, or was it the other way around? It is not always easy to tell from the trade directories of the time, a typical example being the number of grocers and drapers who were sometimes listed as drapers and grocers – more of them later…..

Thanks to Bob Thomas, Author and Local Historian.

Last year a record number of 1424 UK sites received a Green Flag Award - the national award for public and community parks and green spaces - ensuring that even more of us now have access to well-managed, high-quality green spaces.

We all know the benefits to people's health by having access to quality parks and green spaces which have a direct impact on local communities, providing places to play and relax as well as bringing generations together in a variety of ways. The Green Flag Award scheme seeks to help raise the standard of them all. We encourage people to get involved by working with their local council to achieve the Green Flag Award standard.

The scheme itself is underpinned by the fantastic support of more than 800 volunteer judges, all green space professionals. Green space managers reap the rewards of becoming a Green Flag judge for the information they can accrue and implement within their own sites. Thus the scheme contributes to the improvement of parks and green spaces by creating a hub of information, advice and guidance for all.

A Green Flag Award is a celebration of the hard work and dedication of management, staff and volunteers in providing a quality green space – at the same time generating community interest and ownership. Green Flag winners benefit from the kudos

that the award brings, boosting staff morale and gaining recognition for the quality of their service from colleagues, senior managers, local politicians, and perhaps most importantly the local community.

The towns of Burnham-on-Sea and Highbridge boast a Green Flag Award-winning site each - Marine Cove Gardens, situated on the Esplanade in Burnham-on-Sea and Apex Leisure and Wildlife Park in Highbridge, both managed by Sedgemoor District Council. Marine Cove Gardens have been enjoyed since the 1920s by families pausing from their busy lives to relax. Highbridge's Apex Leisure & Wildlife Park offers the visitor a chance to relax away from the bustle of life. On both sites a friends group provides an active role in the maintenance of the site and its future.

The Green Flag Award scheme is on the lookout for new judges. For information on becoming a judge or applying for an award please visit: www.greenflagaward.org or email: [email protected]

The Green Flag Award scheme is run by environmental charity Keep Britain Tidy in partnership with Greenspace, the National Housing Federation and the Federation of City Farms and Community Gardens.

The last month has been another reminder how people should backup their data and ensure that it is in two separate places. There has been several failures of USB memory sticks (also known as pen drives), where people have used this as the sole location for important files such as documents and pictures. These sticks can fail without warning so please make sure that you save your data on your computer and then create a backup elsewhere. This can also apply to moving files onto an external hard drive which is often done to speed up a computer. The problem with any data stored on a single location, is that if that location fails, there is no backup!

Recently, we have also seen a big increase in Windows XP computers being compromised by “RansomWare” – this is software that tells you that you have broken the law and need to pay a fine of around £100. This software blocks the computer from being used until the fine is paid. Obviously do not pay this fine, but get in touch with ourselves on 07973 536299 to arrange removal. Please also don’t fall prey to the

computer cold call – where somebody says they are from Windows/Microsoft and tell you that your computer has a virus. However convincing they sound, please just say “No thanks” and put the phone down!

Due to Microsoft ending support for Windows XP soon, now would be a good time to think about either upgrading to the new Windows 8 operating system, or possibly a new computer. As Microsoft cease “Windows Updates”, this will leave XP computers more open to being compromised – and in the worst cases, computer can be compromised without the owners being aware. This essentially gives a 3rd party control of the computer to do as they please. Please get in touch if you would like any help either upgrading your computer, or if you would like us to supply you with a new computer. We can help transfer your files and set the machine up as close as possible to your current system, plus give some training to show you how the new system works.Neil Buzzard - Computer Problem Solutions LtdTel: 07973 536299

In the face of si gnificant national funding cuts and following a period of public consultation Sedgemoor Councillors faced a difficult decision in reducing current Council Tax expenditure levels.

Councillors are pleased that they have been able to reduce the impact of the original proposals, which were the subject of a public consultation, but accept that the measures being introduced would still cause concerns for those residents affected.

The new scheme has taken these concerns into consideration, where possible, and does include provision to provide discretionary awards to the most vulnerable council tax payers, for example those facing exceptional financial hardship. The new scheme also includes consideration of Child maintenance income, which was previously disregarded in full. The new scheme only disregards Child maintenance income at a rate of £65.62 per week per child, so income less than £65.62 per week per child, is not taken into account when assessing your Council Tax benefit.

The changes only apply to working age residents who are currently in receipt of Council Tax Benefit or

need to apply for support in the future. Pension age residents receiving Council Tax Benefit are not affected by these changes.

Council Tax Support for working age households will be broadly based on the principles and rules used under the current national means tested scheme for Council Tax Benefit.

There are however some key areas where the scheme will differ:

A limit to maximum support amounting to 85% of council tax liability for customers living in Bands A, B, C or D dwellings; i.e. Customers in these bands will need to pay a minimum of 15% of their council tax charge.

For those living in properties in Bands E, F, G, or H, maximum support will be limited to 85% of an equivalent Band D dwelling

Child maintenance income previously disregarded in full will now be disregarded at a rate of £65.62 per week per child, so income less than this level is not taken into account.

A minimum entitlement level of £1per week. This means those people currently entitled to support between £0.01p and £0.99p a week will not receive support.

A wood-burning stove is a heating appliance capable of burning wood fuel and wood-derived biomass fuel, such as wood pellets. Generally the appliance consists of a solid metal (usually cast iron or steel) closed fire chamber, a fire brick base and an adjustable air control.

The appliance will be connected by ventilating stove pipes to a suitable chimney or flue,

which will fill with hot combustion gases once the fuel is ignited. The chimney or flue gases must be hotter than the outside temperature to ensure combustion gases are drawn out of the fire chamber and up the chimney.

Many wood-burning stoves are engineered such that they can be converted to multi-fuel stoves with the addition of a grate.

MoTHer’S DAYat the Walled Gardens of CanninGton

Open daily 10am – 5pm for the main season from Sunday 10 March (Mother’s Day). Located in the village of Cannington, the Walled Gardens lie within the grounds of a medieval priory and many of its fine buildings, including the walls of the garden, remain.

Having undergone extensive redevelopment, the gardens were officially opened by HRH the Earl of Wessex, Prince Edward in 2009 and have also been accredited as a ‘quality assured visitor attraction’ by VisitEngland and are a Royal Horticultural Society recommended garden providing a superb facility for students at Bridgwater College Cannington Centre.

The gardens have classic and contemporary features such as; the ‘hot’ herbaceous border; the blue garden; a sub-tropical walk; and a Victorian style fernery, amongst others. There is also a botanical glasshouse where arid, sub-tropical and tropical plants can be seen and two smaller gardens within the walls (The Bishop’s and Australasian Gardens) are areas of real tranquillity.

There are also tea rooms, plant sales and a garden gift shop - which you don’t need access to the gardens to visit - so there’s plenty to see and do for all the family!

swimarathon 2013The Rotary Club of Burnham-on-Sea organised a second very successful charity Swimarathon at Brean Leisure Centre on Sunday 10 February. Seventeen teams of all ages took part, and the object was to enjoy swimming whilst also raising funds for charity.

Participants keep 45% of the funds they raise, the balance being donated to the Dorset & Somerset Air Ambulance and other charities supported by Rotary. Burnham Army Cadet Force, Burnham-on-Sea Inner Wheel, Burnham RNLI, Brent Knoll Girl Guides, Brent Knoll School, Berrow Brownies, Berrow Guides, Matt Derbyshire, North Somerset Childrens Cluster Group, Monarchs Gymnastics Club and T P Lewis Accounts were among those who participated.

A grand total of 2,207 lengths was swum on the 25-meter pool, equivalent to 55, 175 meters or almost 37 miles, and in excess of £2,000 has been raised so far, with some pledges still to be received. The team from Burnham-on-Sea Swimming Club achieved a total of 187 lengths in their fifty-minute timeslot.

The Rotary Club wishes to thank Brean Leisure Park for its generous hospitality, Tescos, other sponsors, the participating teams and supporters in making this second Swimarathon an enjoyable and successful event.

Local family support charity is looking for new chair of trusteesHome-Start Bridgwater Area seeks to recruit an enthusiastic Chair to lead our Board of Trustees. We are an independent charity operating in the Sedgemoor area of Somerset. We provide high-quality support to families with at least one child under-5 who are in need of practical and emotional help. We recruit and train local volunteers who are supported by three staff. We also obtain funding for innovative projects promoting family health and well-being.

A Chair should provide strong leadership, focus on fulfilling our aims, and support our staff in a challenging financial and social environment. H/she should understand the legal and statutory framework which underpins our work and the culture of the not-for-profit sector as well as having an understanding of the local and national scene in Family and Children’s Services, both in relation to Health and Social Care. H/she will represent Home-Start to stakeholders and funders, liaise with Home-Start UK and lead on employment and supervision of staff.

Playing a part in making a difference to the lives of families who are having a bad time and giving young children a better start in life is utterly rewarding with no opportunity to be bored or purposeless. Good communication skills, flexibility and resilience are essential for this rewarding and interesting role.

fLowers/shruBs.

Sow hardy annuals this month during mild weather.

Sweet peas sown outdoors will give you some late summer flowers for cutting. In warm gardens roses may be pruned during March. Do not prune if there are frosts about as you do not want the young growth damaged.

After flowering, bulbs in bowls will still need some water. Do not forget to remove any dead blooms.

Lilies of various kinds can be planted this month.

Watch out for slugs as the weather gets warmer. Slug killer should be used with discretion.

Look over all evergreen shrubs and cut out any dead wood.

VegetaBLes.

Most of the main crop vegetables are sown this month when the weather is suitable:

Broccoli, cauliflower, cabbage, and

brussels for transplanting later in their permanent position for winter.

Broad beans, carrots, leeks, parsnips, spinach, swede, garden turnips and early potatoes.

Sow mustard and cress, lettuce, radishes and spring onions for salads.

Do not forget some pickling onions.

Watercress should not need running water - seeds can be sown now in moist trenches.

As you may be aware, we are a national organisation with the aim of providing a fortnightly speaking news and topical events update to local people who are blind or visually impaired. We are currently providing about 40 memory sticks to local people every two weeks. People can play the memory sticks in their own computers, or we can provide a small personal machine which is portable and can be played at their leisure at home. We are a registered charity. We are holding our Annual General Meeting on Wednesday 20th March 2013 at 3:00pm in the Burnham - on - Sea

Community Centre and we would welcome anyone who is interested in receiving our Talking Newspaper. There is absolutely no charge for the service and we can provide the memory sticks to anyone unable to read local newspapers for whatever reason. We are also keen to meet volunteers willing to read for us and anyone with an interest in providing this service to our local community. If you would like any further information about this service, please contact Peter Hanson on 01278 788181 who will be happy to provide assistance and advice.
