A high-performance building doesn’t just have “better windows” or a “high-efficiency mechanical system.” For example:

Glazing: Provides daylight, but also brings glare, heat gain, and heat loss. Size, placement, shading and specifications of windows and skylights should be carefully integrated.

Lighting: The full energy savings from efficient lamps and ballasts are only realized if the layout is optimized, the system is integrated with daylighting zones, and has the right controls

Mechanical: Systems can be right-sized if a variety of heat gains are reduced, but only if the team has the information early enough in design.

Photovoltaics (PV): Increasing the energy efficiency of a project allow a smaller and less costly PV system to provide the same amount of renewable offset.

Much more than just running a computer compliance program for a building, Brummitt collaborates with the entire team to optimize energy performance for the project as a whole.

Brummitt is a certified Woman-Owned and Small Business Enterprise (WBE/SBE).

The Challenge The owners of a one-story renovated office building wanted a delightful, comfortable space. They also wanted to achieve Net Zero energy with PV on the roof. Unfortunately, at only 15% better than the energy code, the roof wasn’t large enough to carry the PV system needed.

The Solution

Through listening, analysis, and recommendations, we helped the team achieve more useful and balanced daylighting, improve the lighting system, choose lighting zones, use thermal mass to avoid the need for air conditioning, and slice receptacle loads.

Benefit to the Client

The savings in construction costs more than offset the added design costs.

A PV system on the roof produces as much electricity as they need.

The owners love to show off their beautiful spaces!
