LENDING“Welcome to residential lending.” This is one of the first things I

say to my bewildered self-employed mortgage applicants as I sit in their office.

The borrowers I sit across from are the people that created their company with a lot of hard work, pride, creativity, common sense and many calculated risks.

Their most cherished possession is a pristine reputation with custom-ers, suppliers, business partners, commercial bankers and employees that have shared in the survival of the past years’ economic booms and busts.

They are the makers of rules in their own world and anything can be negotiated and worked through with logic and reason. This is how they have gotten to where they are today.

So, welcome to residential lend-ing. There are only ratios, credit

scores and numbers; there is no such thing as reputation or respon-sibility.

An employee with a paycheck, a personal bank account and one W2 form will have an easier time ob-taining financing than their self-em-ployed boss.

These employees are “round pegs” fitting nicely into “round holes.” An underwriter can identi-fy the employee’s income and the probability of continuance based on their boss filling out a piece of paper for the bank.

This is very convenient for the employee, but what about the self-employed borrower’s boss? The self-employed borrower needs to

have their company and their per-sonal income underwritten with a two-year history averaged in a worst case scenario.

This means two years of W2s, two years of personal federal tax returns, two years of business tax returns for all schedules and a year-to-date profit and loss statement prepared by the company’s CPA.

Assets also are a problem for a business owner.

Employees provide their assets to the bank with an explanation of any large deposits.

One of those explanations can be that they got a bonus from work. No problem. A business owner would need to provide documentation as to where their business came up with the assets.

This could mean a 60-day history of receipts, invoices, deposit slips and letters of explanation on every deposit into the company’s account

of more than $500. It is important to position your-

self to successfully apply for a mort-gage because you cannot just give yourself a raise to qualify and assets need to be in personal accounts long before getting the “square peg in a round hole” speech at application.

Have your financial plan ready in advance and make it something an underwriter will understand and accept.

Residential lending can be a success for a self-employed borrow-er as long as those self-employed borrowers address their mortgage qualification with a residential loan officer at least a year in advance of applying for a mortgage.
