Artspace Hastings Lofts 2nd Street East & Tyler Street, Hastings, Minnesota Project Summary Hastings is an old Mississippi River town with a picturesque downtown full of historic buildings. When the City of Hastings decided to seek proposals for redeveloping one of them, the Hastings Prescott Area Arts Council asked Artspace to get involved. Artspace conducted an Arts Market Survey that identified a market for artist live/work space, and when the Dakota County Community Development Agency heard about that, it invited Artspace to apply for Low Income Housing Tax Credits to help finance a project. Artspace is now planning a new mixed-use facility on the E. Second Street, downtown Hastings’ main street, that will include 37 affordable live/work units for artists and their families, 2,500 square feet of ground floor retail space, a 1,700-square- foot gallery, and an outdoor courtyard. The three- story structure, though entirely new, will be of the same scale as nearby historic buildings with their large windows and narrow storefronts. It will significantly expand downtown Hasting’s residential population, and it will bring a long- vacant site back onto the tax rolls. Project Summary
