An exciting future for Warragul & Drouin Baw Baw Shire Council has prepared Precinct Structure Plans (PSPs) to guide the future expansion of Warragul and Drouin. These plans have been prepared in conjuncon with the Metropolitan Planning Authority. It is proposed to implement the PSPs through Planning Scheme Amendment C108 to the Baw Baw Planning Scheme. Long term development of land idenfied in the Warragul and Drouin precinct structure plans will create approximately 20,000 new homes, 100ha of addional commercial and industrial space, and deliver $300 million worth of new infrastructure through developer funding. This new infrastructure will include sporng reserves, neighbourhood parks, community centres, shared path links, collector road network and, acvity centres, all planned to service new and integrated neighbourhoods. The PSP process reduces development meframes and costs through a clear coordinated direcon on growth requirements. These plans also provide certainty for the community through an integrated approach to planning for the future of the towns PLAN DETAILS The aim of the PSPs is to create a blueprint for development and investment over the long term. An important aspect of the project has been to idenfy what makes a difference to people living in these towns and ensuring their rural character is protected through the preservaon of hill tops and other significant elements of the landscape and maintaining views to the countryside. The plan will make provision for the infrastructure and services needed for future communies, including idenfying housing supply areas, transport networks, employment opportunies, open space and natural systems, local shops, and community facilies. Funding of accessible, integrated and adaptable infrastructure is an integral part of the plan, facilitated by the preparaon of a new Development Contribuons Plan. Once finalised and incorporated into the planning scheme the plans will give the community, developers and other investors greater certainty and confidence about future growth of Warragul and Drouin. An exciting future for Warragul & DrouinBaw Baw Shire Council has prepared Precinct Structure Plans (PSPs) to guide the future expansion of Warragul and Drouin. These plans have been prepared in conjunction with the Metropolitan Planning Authority.

It is proposed to implement the PSPs through Planning Scheme Amendment C108 to the Baw Baw Planning Scheme.

Long term development of land identified in the Warragul and Drouin precinct structure plans will create approximately 20,000 new homes, 100ha of additional commercial and industrial space, and deliver $300 million worth of new infrastructure through developer funding.

This new infrastructure will include sporting reserves, neighbourhood parks, community centres, shared path links, collector road network and, activity centres, all planned to service new and integrated neighbourhoods.
