An exciting future for Warragul & DrouinBaw Baw Shire Council has prepared Precinct Structure Plans (PSPs) to guide the future expansion of Warragul and Drouin. These plans have been prepared in conjunction with the Metropolitan Planning Authority.
It is proposed to implement the PSPs through Planning Scheme Amendment C108 to the Baw Baw Planning Scheme.
Long term development of land identified in the Warragul and Drouin precinct structure plans will create approximately 20,000 new homes, 100ha of additional commercial and industrial space, and deliver $300 million worth of new infrastructure through developer funding.
This new infrastructure will include sporting reserves, neighbourhood parks, community centres, shared path links, collector road network and, activity centres, all planned to service new and integrated neighbourhoods.
The PSP process reduces development timeframes and costs through a clear coordinated direction on growth requirements.
These plans also provide certainty for the community through an integrated approach to planning for the future of the towns
PLAN DETAILSThe aim of the PSPs is to create a blueprint for development and investment over the long term. An important aspect of the project has been to identify what makes a difference to people living in these towns and ensuring their rural character is protected through the preservation of hill tops and other significant elements of the landscape and maintaining views to the countryside.
The plan will make provision for the infrastructure and services needed for future communities, including identifying housing supply areas, transport networks, employment opportunities, open space and natural systems, local shops, and community facilities.
Funding of accessible, integrated and adaptable infrastructure is an integral part of the plan, facilitated by the preparation of a new Development Contributions Plan.
Once finalised and incorporated into the planning scheme the plans will give the community, developers and other investors greater certainty and confidence about future growth of Warragul and Drouin.
COMMUNITY INFORMATION SESSIONSBaw Baw Shire Council will conduct community information sessions, which will give you the chance to view the plans and speak to planners about key elements of the plans.

WHAT IS A PRECINCT STRUCTURE PLAN (PSP)?A PSP is a long-term strategic plan that describes how a precinct or a series of sites will be developed. It identifies land for housing, community facilities, open space and transport networks in new neighbourhoods, delivering effective and integrated future planning for new communities.
WHY HAS BAW BAW SHIRE COUNCIL PREPARED PSPS FOR WARRAGUL AND DROUIN?Victoria is expected to experience significant population growth over the next 35 years. The State Government has identified regional centres such as Warragul and Drouin as important places to provide new homes and help manage Victoria’s growth. Future growth in Warragul and Drouin provides greater investment opportunities, the chance to build on and deliver new infrastructure as well as deliver new services and create more local jobs.
COMMUNITY FEEDBACKBaw Baw Shire Council is currently seeking feedback from the community on its draft Warragul and Drouin PSPs.
