Das Objekt ist geprägt von collageartigen Solitärstrukturen und gestaffelten länglichen Freiräumen. Enge, gerichtete Gassen lenken den Blick direkt über die unverbaubare Theresien-wiese auf die Stadtsilhouette und das Alpenpanorama.

Viel Glas und Bänder aus farblich korrespondierendem Naturstein über insgesamt sechs Etagen bestimmen dieses architekto-nische Highlight.

The Theresie project is one of the most striking buildings in the Theresienhöhe area of Munich, the new district of the city with homes, shops and offices.

It features a collage of solitaire structures and staggered oblong spaces. Narrow passageways lead the eye directly over the uninterrupted Theresie meadow to the silhouette of the city and a panoramic view of the Alps.

This architectural highlight is defined by a large amount of glass and strips of natural stone spread across a total of six floors.

The façade is divided up into transparent and closed elements, creating a well-balanced relationship between visibility to the outside and the reduction of the solar loads.

The innovative, geothermal energy concept provides basic climatisation using a concrete core conditioning system and decentralised ventilation and air conditioning control which is built into the modular façade. This represents a completely new combination of ecology, commercial viability and personal well-being.
