Adaptive Re-Use Experience Mill Building Newport, New Hampshire

Aharonian & Associates provided the developer with design and consultant services converting this mill building to a multiunit retail and office building. The building was essentially stripped down to it original concrete structure and exterior brick façade wall and re-designed with special attention to maintain the original character while providing our client with a building that will perform to modern day standards. Special attention was also given to create a building that is flexible to suit future tenant fit-outs.

Aharonian & Associates, Inc. has successfully designed projects for numerous franchisees over the past several years. These projects are located throughout the Northeast and range from ground up construction, renovations, additions and interior fit outs. Some specific projects we have completed include a space fit out in Taunton, MA from a bicycle shop to a Dunkin Donuts; an interior space fit out at Foxwoods Casino; a new ground-up in North Providence, RI; and a remodel of the Original Dunkin Donuts located in Quincy, MA. Each Dunkin Donuts project encounters its own challenges, which we handle carefully and concisely within the timeframe to ensure an excellent quality of the final product.

Redevelopment Experience North River Canal

Salem, Massachusetts

Aharonian & Associates, Inc. developed the schematic plans for this proposed Mixed Use Redevelopment was for one of the few remaining all-wood framed mill buildings in Massachusetts. This building is one that is on the Historical Register with the State of Massachusetts. The old 2 story block addition was to be removed and a combination 2 story/4 story brick masonry addition was to be constructed on the old footprint. The Ground Floor contained a variety of businesses and retail shops, as well as covered parking for many of the condominium units located on the floors above. Period detailing was used to blend in with the historical character of this manufacturing area as well to highlight the original wood mill building, also to be fully restored.

Commercial Experience MCD Properties Aharonian & Associates, Inc. Headquarters Smithfield, Rhode Island

In designing a building for my own company to reside in, being the Architect and Client was the initial challenge and goal, and then “Capturing the Essence of Smithfield” became the design criteria. Nothing can be better for all our clients as having the Architect experience the responsibility for design, schedules and budgeting of their own project. The building is located only 150 yards from a major Rt.7 and Rt. 116 intersection, a major corridor in Smithfield. Our goal was to produce a structure which was created with a green model in mind (as every Architect should be trained) considering access, orientation, lighting, etc. as well as privacy and the ability to spark creativity for the staff as well as our clients. Designed in a classically modern motif, this 16,000 SF wood and stone structure respects the natural setting in which it has been sited. The large expanses of window allow the interior and exterior to be contiguous with nature. Conceptually, the spaces were designed to promote a team atmosphere, which includes giving communication the highest importance. Individual work stations were designed with varying heights for privacy and also to allow cross communication. The wood structure, detailed with Douglas fir and stone siding, was created with intersecting planes and massive walls in a very unique way which sympathetically layers these materials. Copper canopies slice through the stone façade. On the interior, which has very few 90 degree corners, spaces were purposely created for ever changing vistas as you move around and through the space. It is these views that take you from the design studio with its 50 foot long industrial feeling wood trusses and exposed ductwork to the bridge that looks into the main lobby gallery, to the open spiral stair with its capped skylight spilling natural light into the space.

Eddy Street Building is a 9,850 square foot two story building that will house an Ear, Nose and Throat Ambulatory Practice. Located in Providence, Rhode Island, the site was designed to accommodate two tenants within the building. Challenges that were met included having to design a new building while utilizing two existing walls of an existing building, all while sitting on the existing site property lines. This project was designed under budget and is currently in the construction phase.

Corporate Experience Massachusetts General Hospital Anesthesiologist Corporate Offices Boston, Massachusetts

The corporate office at the Massachusetts General Hospital’s Department of Anesthesia incorporates traditional design elements that provide a formal continuity for the variety of functions in this executive suite. The goal was to provide a comfortable setting for personnel interaction, while fostering a feeling of surrounding opulence. Custom crafted millwork, new furniture and upgraded finishes are showcased in the accompanying photos. The executive suites layout and design offers the central elements while maintaining a clean and efficient workspace.

This was an exciting and challenging project. The Bartlett building was at one time a nurses dormitory that had been converted into Administrative and laboratory spaces. The existing space was also very dark and cramped with windows along only the east façade of the building. The goal of our design was to open up the floor area allowing natural light to flood a wide open corridor. We were able to accomplish this by eliminating the ceiling system and maintaining an exposed concrete structure. Due to the extremely low floor to floor heights the mechanical system became an architectural item within the space. The client was extremely pleased with the modern and pleasant working atmosphere we had created within their existing administrative floor space.

Education Experience Mercymount Country Day School Cumberland, Rhode Island

Mercymount Country Day School is a 44,900 sq. ft. independent school governed by the Sisters of Mercy. The facility is located in Cumberland, Rhode Island and was originally built in the early 1960’s. Recognizing the change in educational needs, Aharonian & Associates, Inc. assisted the Mercymount Building Committee in developing a long range Master Plan. The Master Plan included developing reports regarding existing conditions, accessing the schools compliance needs and future enrollment requirements. Included in this master plan John Aharonian provided a schematic design for a major renovations/upgrade with an 18,000 sq. ft. addition and a 6,500 sq. ft. renovation, to enhance and upgrade programming for K-8 students and provide a pre-kindergarten program within the school building. The new addition and renovation was designed to meet current and future program needs which included a new multi-media center to serve as the resource hub of the school. From this Master Plan, a budget of 4.5 million dollars was established for construction. Aharonian & Associates with their team of Engineers, which included Crossman Engineers, C.A. Pretzer Associates, Thomas J. Lapointe, PE and Robert Kyle Baker, PE, was selected for this project. First phase of the project began in the late summer of 2004 with new school entrance road and parking area. Construction on Phase II was completed in the fall of 2005. This addition focused on creating technologically advanced classrooms to enhance the quality of their education. Featured classrooms included a new chapel, a state of the art wet chemistry/biology laboratory, and a computer lab that has a moveable partition and can be combined as a computer lab and teaching classroom. This addition was constructed in context with the existing design so that visitors cannot distinguish the original building from the new addition, keeping Mercymount’s historic school building defined. Aharonian & Associates, Inc. met the Capital Funding Budget.

Education Experience Ponaganset Middle School

North Scituate, Rhode Island

Aharonian & Associates, Inc. was contracted by the Foster/Glocester Regional School District to design a new Middle School for a projected 1,100 student body population. Located on an 84 acre wooded site, the building is a two story, 132,000 SF steel framed structure with masonry veneer exterior. The new space includes seven academic team suites (each with five classrooms and one science laboratory), specialized vocational and functional skills classrooms and special needs classrooms. Also included will be an auditorium with stage and commercial kitchen, library, meeting rooms, gymnasium with locker room facilities, and an administrative offices wing.

Pharmacy Experience Brooks Pharmacy Various Locations Throughout New England

Brooks Pharmacy represented one of our largest commercial retail clients, accounting for over three hundred individual projects. The projects, located throughout New England, ranged from ground up construction, interior fit outs, and renovation and additions. The projects, which had an average size of 11,000 sq. ft., required an undaunting schedule which was completed at a blistering pace, typically within six months. The challenge of these projects was to develop an “Architectural identity” for the Brooks chain of pharmacies. By creating a variable prototype structure, we have fostered an image for Brooks.

Municipal Experience Albion Fire Station Lincoln, Rhode Island

Aharonian & Associates, Inc. was contracted by the Albion Fire Department to design the addition and renovation of the existing fire station. The original building had a cramped 2 bay truck area which did not provide for the proper equipment. The two trucks had to back into the spaces rather than pull through. The building infrastructure was antiquated and in need of desperate repairs.

The design called for a 4000 square foot addition which houses a new 3 truck bay area as well as radio and utility rooms. The addition of the new truck bays now allows the trucks to be driven directly into the building from the rear avoiding having to back the trucks in from the street. The existing building was reworked to provide a training area with storage as well as a new full kitchen and administration offices.

Municipal Experience Jamestown Fire Station

Working closely with the Fire Chief and EMS division we have successfully created a Fire/EMS complex to aid in the integration of all disciplines under one roof. We have accomplished this by renovating a portion of the existing fire station to allow for the EMS division to have their own secure space with overnight stay bunks, upgraded restroom facilities with showers a day room and secure storage. The new addition includes a main entrance and lobby, fire apparatus bays, fire chief and deputy chiefs offices, training room, exercise room, day room and elevator. This addition creates a presence on Narragansett Avenue with a designated main entrance. It also allows for standard size fire apparatus avoiding the need for costly custom equipment purchases in the future. By freeing up space within the existing apparatus bays we were able to house the EMS rescue and ALS vehicles being relocated from the existing EMS annex. This project has been exciting from the start. With close involvement from the Fire and EMS Departments as well as the Town we have been able to make quick decisions to meet all of our deadlines while ensuring that the new facility design will serve the Town of Jamestown for many years into the future.
