PRICING YOUR HOME TO SELL

Listing your home at the right price is crucial to its eventual sale. If you want to sell quickly, your asking price should be very near the value.

If your home is listed at a price that is above market value, you will miss out on prospective buyers who would otherwise be prime candidates to purchase your home. If you list at a price that is below market value, you will ultimately sell for a price that is not the optimum value for your home.

By pricing your property at market value, you expose it to a much greater percentage of prospective buyers. This increases your chances for a sale while ensuring a final sale price that properly reflects the market value of your home. Generally, the price should not exceed the value by more than 5% or potential buyers may not even make offers.

Here are a few things to keep in mind about pricing:

• Realistic pricing will achieve maximum price in a reasonable time.• Your cost or profit desire is irrelevant; the market determines the price.• The cost of improvements are almost always more than the added value.• Houses that remain on the market for a long time do not get shown.• A house that is priced right from the beginning achieves the highest proceeds.

A study relating the number of photos a listing posts compared the number of photos to the number of Days on Market (DOM). Listings with more photos sold considerably faster.

- 1 photo = 70 DOM- 6 photos = 40 DOM- 16-19 photos = 36 DOM- 20 photos (max) = less than 32 DOM

The Closed NET Price as a percentage of the Original Asking Price also showed a direct correlation. Listings with fewer photos sold for lower prices.

- 1 photo = 91.2% of Original Price- 6 photos = 95% of Original Price

While good photography can decrease a property’s time on market and increase final sales price, bad photography can dramatically hinder the ability for a home to sell quickly and at full value.
