RESIDENTIAL DEVELOPMENT OPPORTUNITY

FORMER CLYDACH PRIMARY SCHOOL, MAIN ROAD, CLYDACH, ABERGAVENNY, NP7 0LL

The former school buildings are located on a mostly levelelongated site in the heart of a village community. The site islocated approximately four miles from Abergavenny towncentre and near the A465 Heads of Valleys road linkingSwansea, the M4 and Merthyr in the west with Abergavennyand Hereford to the east. The location is within an area ofconsiderable natural beauty, and well suited to a sympatheticresidential development enjoying exceptional views, including hills and woodland. The site area is approximately0.37 hectares, 0.9 acres.

We are advised the site has mains electricity, water anddrainage (not tested).

The property is available freehold with vacant possession uponcompletion and has freehold registered title numberCYM296693.

Planning:The site does not currently have planning consent but we areadvised by Monmouthshire County Council EstatesDepartment that their recent enquiries with the planningauthority (Brecon Beacons National Park) have been positivein relation to residential development on the site. Previously, planning permission was refused in 2006 on the basis of

highways grounds and again in 2007 onecological issues. The Highway Authority wouldnow allow a development of 4 units withoutimprovements to the existing highwayinfrastructure and would consider a higherdensity if access and egress was from the roadto the north of the site. An ecological reporthas since been completed which has shownonly secondary evidence of bats and includes amitigation plan to deal with the issues.

Monmouthshire County Council EstatesDepartment believes that previous objectionsto development at the site have now beenaddressed, details of which are on the salesinformation pack CD which is available uponrequest at no cost from the Auctioneer.

Interested parties must rely upon their owninvestigations with regard to all aspects of this site.
