This course is a complete review of the Freehold Offer Form in a lively and interactive format. The technicalities and legalities related to each entry intended to be made on the form are discussed, including the addition of Schedules and the drafting of conditions both precedent and subsequent, as well as “True Conditions Precedent”. Everyone from homeowners to large industrial and commercial building owners now have a new way to generate extra income by either leasing or building a solar array on their roof.

This course is designed to take commercial and residential practitioners through the solar decision making process.

Water: The New Realty Problem

Walkerton!!! How does this tragedy affect real estate salespeople? This course points out what the new legislation entails. Real estate salespeople are liable for the safety of the water of any property in which they are involved, both residential as well as commercial. This also includes water sources such as wells or municipally treated water supplies, as ALL can be potential dangerous. How can you tell the difference?

This course provides the information you require to reduce your liability. Topics include an outline of water treatment, testing and procedures; well classifications and possible dangers; bacteria testing; and different ways to treat water to keep it safe. Most importantly, this course will describe what to look for in the home/building and ways you can assist in eliminating possible danger.

Can real estate agents be held liable for a faulty septic system? Is the system leaking and affecting well water or ground water? What should you look at and how do you know if it is operating properly? How can you tell the difference?

This course provides the information you require to answer these questions. There are several topics of relevance, including legislation, what is a septic system and how it works; what are the components of a system, where should the septic be located, how is it built, why a septic fails, and how long it should last. Most impor-tantly, this course will describe what to look for in the home/building and ways YOU can assist in determining some of these answers.

RECO Real Estate UpdateThis course will not appear on your RAHB Education Transcript. The RECO Real Estate Update course is the only “mandatory” component of Mandatory Continuing Education and must be completed by every registrant in each TWO year registration cycle. You are required to complete this six-hour course and take an additional eighteen hours of other RECO approved courses every two years in order to renew your real estate registration.

Will you be able to renew your registration?

To renew your registration, you must have fulfilled the requirements of Mandatory Continuing Education. You must complete 24 credit hours of continuing education prior to the expiry of your current registration certificate.

The 24 hours of education MUST include the six hour RECO Real Estate Update course (application form can be found on REALTOR Link®), or RECO Commercial Update, plus three hours of residential or commercial related education, depending on your specialty. The remaining 15 hours are self-selected RECO approved areas. DO NOT mistake the RECO Code of Ethics for the mandatory course.

Failure to fulfill the requirements of RECO’s MCE Policy will result in immediate termination of your membership in RECO and expiry of your registration under REBBA. You will be unable to renew your registration and therefore unable to trade in real estate.

please Note: This is a friendly reminder the RAHB office has a limited number of parking spaces and parking is on a first come, first served basis; therefore, we suggest that you plan in ad-vance when attending a course at the association, such as organizing a car pool. As more courses and committee meetings are being held, finding parking is becoming quite competitive. If you are attending an MCE Course/Computer Training, you are reminded that it is your responsibility to arrive on time and find an appropriate parking spot. Fire lanes and all entrances into the building must be free and clear and cars MUST NOT block any lane ways. The parking spots are marked with yellow lines. If you are not in a parking spot, you may not create your own. The association office receives deliveries on a daily basis with large trucks entering the parking lot; vehicles parked precariously are at risk of having their vehicle damaged as well as holding up these deliveries. Adjacent street parking has a one hour limit that is enforced, but a short two block walk provides three hour or all-day parking. Your cooperation on this matter is greatly appreciated.
