Zoning Bylaw DesignationExisting: Commercial 70 (COM 70)

Proposed: Site-specific exception to COM 70 to introduce a private student residence in the building

The Commercial 70 Zone allows for institutional buildings. This building is not institutional, however, the St. Lawrence College, which would be associated with this residence, has submitted a letter supporting the use. A letter of support has also been submitted from Personal Touch Physiotherapy and there have been no objections from the public.

EvaluationThe Planning Division has reviewed the application for a

site-specific exception to the Commercial 70 Zone and is supportive based on relevant policies of the Official Plan and the Provincial Policy Statement that support such a use.

The St. Lawrence College is very supportive of the project as can be seen from their letter of support.

Also, the location of this site, its proximity to the St. Lawrence College, and the easy access to public transportation make it an ideal residence for students attending the College.
