While many practices have been expressing their fears over Brexit (not least on behalfof their EU staff) and the likelihood of a strengthened victorious Conservativegovernment pushing through a ‘hard’ Brexit, the world will continue to turn

following the Election.

Major UK schemes are continuing to be approved, such as Fosters’ controversial £1bnredevelopment of Whiteleys shopping centre, following tweaks by Westminster council. Thingswill certainly be different both during and post-Brexit negotiations, but it may well be more acase of an extended ‘limbo’ during which things will still need to get done.

Norman Foster himself has said recently that although he was a Remainer he urges a pragmaticapproach from architects to the realities, with something of a ‘keep calm and carry on’ message.He commented at a recent British Council for Offices conference that whether or not youagreed with the decision to leave the EU, “you get on with it and you optimise,” adding aclarification, “I am an optimist.”

He also attempted to pour cold water on previous reports that his firm had made close to 100staff redundant at its London office due to Brexit, saying it was due to “much wider” globalforces. With so many offices spread across the world it is unlikely that dark Brexit predictionswill have been the cause, but will the realities mean more cuts for practices?

The RIBA’s recently published ‘election manifesto’ unsurprisingly (but commendably) says thatthe Government needs to confirm the status of EU nationals working in the UK as quickly aspossible. Around 25 per cent of registered architects are from the EU, bringing diverse, valuabletalents to the sector. Using them as bargaining chips against UK citizens overseas is not onlymorally questionable at best, it is dangerous for the continued health of UK architecture firmsin what may be a challenging few years ahead.

Engineers Arup, alongside architectsPopulous and contractor BAM, havecompleted the redevelopment of the WarnerStand at the historic Lord’s Cricket Groundin London.

The new stand was described as “atriumph of design where the outcome is anabsence of structure” as the seating tiers’geometry was engineered to maximise theviewing experience without using transfersystems to resolve the misaligned structure.The stand is also equipped with a top-floorrestaurant and bars on the lower tiers thatwill operate all year round.

The design respects the existing buildings,including the Grade II listed Pavilion, andcontinues Arup’s work at Lord’s after theconsultancy provided engineering designsfor the Grand Stand, Mound Stand and theStirling Prize-winning Media Centre.

Will Whitby, lead structural engineer atArup, said: “Our work brings this historicsporting institution into the 21st century,whilst retaining the club’s heritage lookand feel. The improved sightlines andupgraded hospitality features, combinedwith behind-the-scenes improvements tomatchday facilities, have enhanced thisfamous cricket venue, ensuring the viewerexperience now matches its reputation forworld-class cricket.”The Warner Stand’s roof is made of

highly insulating semi-translucent materialfor “an elegant, ethereal feel” and to allownatural light in. The roof is supported by atubular steelwork, which is itself supportedon strong glulam American White Oaktimbers to give the stand an identity.To match the client’s sustainability objec-

tives, a zero fossil fuel solution has been

chosen, including all-electric systems, PVroof panels, and an open loop ground-source heat pump for water heating. Philip Johnson, Populous senior principal

and project lead, said: “This is a veryspecial moment for everyone at Populousand a privilege for the practice to add to thewonderful heritage of the ‘Home ofCricket’. Lord’s has a special place in thehearts of cricketers and fans, and this newstand will help cement its position as thefinest cricket ground in the world.”Mike Donegan, construction director

for BAM, said: “Creating the new Warner Stand has been a very challengingpleasure for BAM. A colossal amount of work and care has gone into theconstruction. There is no doubt that theteam here has produced something very special.”

Designed in response to its naturalsurroundings, Alai “marries ecologicalconsiderations, engaging design and areinterpretation of local architectural tradition,The number of visitors to the MayanRiviera is increasing by over 10 per centeach year – surpassing 20 million arrivals in2016, while its residential population hasalmost doubled since the year 2000.

Accommodating this continued growth in popularity while also curtailingits impact on the environment must be the principal driver for all new projects in the region, Zaha Hadid Architects says.

Located on a site prepared by a previousowner for an unbuilt complex, Alai’s designis guided by these principles of integrating anew residential community while alsominimising the effect on local ecosystems.

The design has significantly reduced itsenvironmental impact by limiting thecombined footprint of all residential build-ings to less than 7 per cent of the site’s totalarea, enabling existing vegetation to beretained and a majority of the site to bereturned to its natural state through anongoing programme of replanting plannedin conjunction with landscape architects,Gross Max.

The residential buildings share anelevated platform with integrated perforations, allowing natural light to flood the ground below and enabling tropical vegetation to grow upwardsthrough the platform. Amenities for sport,leisure and wellness are located on thisraised platform, nine metres above theground, to ensure local wildlife can crossthe entire site on the woodland floor

without barriers. Being just above thecanopy of the surrounding vegetation,residents and guests have views over thetreetops to the Caribbean coast and lagoonbeyond from all shared amenities.

Echoing the rich textures and surfacecomplexity within the local Mayanmasonry and architectural tradition derivedfrom the repetition and variation of a smallnumber of geometric components, thediffering texture and patterning of eachbuilding’s facade within Alai is generated byassembling the balcony units and facadeelements in varying sequences. This enableselements of relatively few different designsto create a unique facade for each building,yet maintains a cohesive design languagethroughout. These textured facade andbalcony units provide solar shading to theapartments within.

A flagship bioscience centre in the shapeof a striking anodised bronze cuboid hasbeen completed in Nottingham. The five-storey mixed-use facility is adjacent tothe UK’s largest bioscience incubationcentre, BioCity, and includes laboratories,offices, cafes and chemical and solventstorage rooms. The building’s standoutfeature is a Wolfgang Buttress artworkmade from more than 1,000 stainlesssteel cables wrapped around the centre’ssouthern and western elevations. It lightsup at night and acts as a solar screen forthe building during the day. The artworkis linked to NASA satellites monitoringsun activity and the lighting colourschange as the sun rotates.

Two books celebrating the legacy of FrankLloyd Wright were released to mark 150years since the American architect’s birth.“Organic Architecture”, a record of four

lectures the architect gave at the RoyalInstitute of British Architects in London in1939, was reissued by art-book publisherLund Humphries and includes an introduc-tion by architectural historian ProfessorAndrew Saint. The book sets out Wright’score philosophy and the design principles

An expert design team is being sought tocreate “an inspiring and innovative” musicvenue in central London.The international competition, led by

the Barbican, London Symphony Orchestra, Guildhall School of Music &Drama and The City of LondonCorporation, is inviting “creative andworld-leading experts” to develop a conceptdesign for the new Centre for Music in theCity of London.The organisations are seeking to appoint

architect, building service engineer, civil andstructural engineer, acoustician, and theatreconsultant to develop “a state-of-the-artbuilding of acoustic and visual excellence”consisting world-class concert hall, educa-tion, training and commercial facilitates “fitfor the digital age.” The first stage of the procurement is for

architect/lead designer. Companies cansubmit their responses to a SelectionQuestionnaire available on the City ofLondon Corporation procurement portal(www.capitalesourcing.com) by the

deadline of 9 June (12 pm BST).Six schemes will be shortlisted and archi-

tects will receive £10,000 to submit adetailed response to the brief, thecompany’s approach to delivering theproject, details of the design team, and a feeproposal. The commission, worth up to£12m, will be granted following a detailedinterview process.The competitions for building

David Chipperfield Architects has beenchosen to design the new concert hall inEdinburgh following a two-stage interna-tional contest.Arup, WME, landscape architects

Gross Maxx, consultancy TheatreProjects and acousticians Nagata willalso work on the project.The 1,000-seat concert venue, which

will house the Scottish ChamberOrchestra (SCO), will be built on a gapsite behind the historic headquarters ofthe Royal Bank of Scotland, DundasHouse, and host a broad range ofmusical genres. The design by DCA hasbeen described as “intriguing” as well as“well-expressed”.David Chipperfield said: “We are

thrilled to have been selected to designthis project. Edinburgh is a wonderfulcity and we are very much lookingforward to working with IMPACTScotland, the SCO and all those involvedto develop a new concert venue for thisextraordinary site.”The architects saw off five practices to

win the commission, including London’sAdjaye Associates and Allies andMorrison, Edinburgh’s Richard MurphyArchitects, Barozzi Veiga fromSwitzerland and Canadian practiceKPMB Architects. The two-stage competition was organ-

ised by Colander Associates and the sixfinalists received £10,000 for their designs.

Architect Simone de Gale has used a recent award win to highlightthe need to to encourage other women into the industry. Following winning Architect of the Year at the Women in

Construction Awards, de Gale commented that now is the time foradvocating women to consider joining the UK construction industry.“The numbers of women working in the construction industry havebeen growing steadily over the last decade or so but we are still faroutnumbered by men,” she said. “Women tend to overlook architecture in favour for other choices

where they can apply their creativity and flair. This is a crying shamefor my industry because there are so many great opportunities forhard-working, bright and intelligent women.”De Gale said that a shortage of women joining the industry could

be attributed to a lack of a level playing field: “Just as is the caseacross so many industries and professions, some areas of construc-tion are failing women in terms of pay gaps and opportunity tobecome partners or directors of firms, when taking time away fromthe practice to have children.

“It’s upsetting that even in 2017, men and women still aren't seenas equal, despite them doing the exact same job and possessing thesame qualifications and experience.”The thirtysomething born and bred Londoner was chosen for the

Architect of the Year Award over three strong rivals. The judges madeparticular comment on her commitment to customer satisfaction.Her Belgravia-based practice is in its seventh year, and has played“key roles” in the Hammersmith Flyunder project and London’sSpherical Art Gallery as well as residential and retail schemes includ-ing masterplanning such as a scheme in Tbilisi.De Gale concluded: “It is vital to the success of the industry that

A striking new university campus with acurved glazed frontage has opened inHuddersfield.

Oastler Building, designed by AHR anddelivered by Morgan Sindall, occupies aprominent town centre site and will housethe University of Huddersfield’s law andhumanities schools.

The £28m facility has achieved BREEAM‘Excellent’ rating for sustainability and EPCA rating for energy efficiency thanks to itssolar-control glazing and the building’sshape, which enables it to ‘self-shade’.

According to the architects, the designachieves a 28 per cent carbon reduction incomparison to a standard equivalent build-ing, while the main contractor sourced allraw materials and service suppliers locally.

University vice chancellor, Professor BobCryan, said: “The design AHR produced isbrilliant, but complex and innovative. Thesite itself presented problems due to thelimited space and access. These factors addgreatly to the achievement of our main

contractor, Morgan Sindall, in deliveringthis fine building with the minimal disrup-tion to the campus and the town.”

Oastler Building is named after RichardOastler, who campaigned to curb child

labour and improve conditions for factoryworkers during the Industrial Revolution. The facility was opened by universitychancellor His Royal Highness The Duke ofYork on 28 April.

The wait for entrants to the 2017 RIAS Awards, held by the RoyalIncorporation of Architects in Scotland, is nearly over as the organi-sation prepares to hold its annual awards dinner later this month. In March, the RIAS shortlisted 27 projects from 84 entries tocompete in the 2017 competition. Nord Architects has unveiled its latest design: acontemporary Urban Hospice intended to create apositive environment while offering support forpatients in need of palliative care. Located in thetranquil setting of Frederiksberg, Copenhagen, thevision was to provide a “warm and protectiveatmosphere” for up to 16 patients. Kebony woodwas recommended and was chosen tocomplement this setting and has subsequentlybeen used throughout the build. The project wasdesigned to adapt to the neighbourhood,presenting a combination of spacious views andprivacy for patients. Incorporating both curved andlinear elements, the design allows for animpressive functional layout, built around aprivate inner courtyard.Ref: 48380

INTERNATIONAL FOCUS

The new store for tech giant Apple, Apple Dubai Mall, occupies a pivotal position in the city, alongsidethe iconic Burj Khalifa and the Dubai Fountains. The store, which spans over two floors, “embraces thetheatre of the fountains” say the architects, with a terrace that is 56.6 m wide and 5.5 m deep – the firstspace of this kind created for an Apple Store. The terrace offers views of the spectacular setting and thechoreographed display. The design of Apple Dubai Mall was described by the architects as “a celebrationof the sun” as it utilises daylight to create ambience within. Reinterpreting the traditional ArabicMashrabiya, innovative ‘Solar Wings’ shade the outside terrace during the day and open in the evening.Made entirely of lightweight carbon fibre, each wing has multiple layers of tubes forming a dense ‘net’.Following an in-depth study of sun angles, the rods were distributed in higher concentration where thesolar radiation is the most intense. “Square, triangle, diamond – these terms alonedon’t do justice to the pearl white HI-MACSinterior design found in the entrance hall of the HVB-Tower of HypoVereinsbank,” say Munich-based HENN architects. They “made the DNA ofthe building visible for everyone,’ following thebrief by the owner. The HVB-Tower is equippedwith an attractive ‘smart working’ concept thatmeets the bank’s request for flexible andinteractive work spaces appropriate to the digitalage. HENN converted this listed high-rise buildinginto a sustainable building offering savings inheating energy, electricity and water. Even thoughthe monocoque facade was completely removedand replaced by a double-skin structure, it waspossible to preserve parts of the original facade. Ref: 21917

Grant Associates’ designs for two hectares ofpublic realm at Barangaroo South have beenrevealed, as the next phase of Sydney’s landmarkwaterfront development is submitted to planners. Grant Associates aims to integrate BarangarooSouth’s stunning waterfront location with a rangeof public spaces. These will see the formerindustrial container terminal completelytransformed into a pedestrian friendly area withopen views across Sydney’s harbour. BARANGAROO SOUTH, AUSTRALIAGRANT ASSOCIATES Designed by Oslo-based practice Nordic-Office of Architecture, the 115,000 m2 expansion of Oslo Airport

sets new standards in sustainability. The competition-winning design, which uses snow as a coolant, hasachieved the world’s first BREEAM ‘Excellent’ sustainability rating for an airport building. The expansiondoubles the size of the existing terminal building with the addition of a new, 300 metre-long pier. The multi-disciplinary design team applied a holistic approach to sustainability, including the harvestingof as much on-site energy as possible. Snow from the runways will be collected and stored during wintermonths in an on-site depot to be used as coolant during the summer.Passenger comfort and well-being have been key drivers of the design throughout. Artificial lighting isdesigned only as a minimal supplement to high levels of natural daylight, and can be set to reflectdifferent moods according to weather, season and time of day. The compact layout of the building,transparency and open spaces enhance visual legibility and wayfinding, providing reassurance and peaceof mind for travellers. A panoramic window at the north end of the pier, a 300 metre-long skylight andcurved glazed windows on both sides open up the view to the surrounding landscape and beyond.Ref: 65474

He is currently leading the National Children’s Hospital of Ireland project inDublin, the largest, most complex capital investment project ever undertaken in healthcare in Ireland.Andrew Swain-Smith has been appointed building services engineering chair at BDP. Andrew previouslyled the education sector for the practice’s BSE group, collaborating with both in-house architects andother leading architectural practices to design award winning educational facilities throughout the UK. Stick to what you’re good at – this has been the underlyingnotion underpinning Hogarth Architects’ business philosophy,according to Ian Hogarth, director of the practice. However,

while this might suggest playing safe, the west London architectshave made a name for themselves designing ‘radical refurbishments’– exemplar modern extensions displaying a bold vision for incorpo-rating space and light into schemes.

Formed in 2003 out of the ashes of Littman Goddard Hogarth,where Ian was a partner before the trio decided to split, HogarthArchitects had fairly tough beginnings. “When we started in 2003, itwas literally me and an assistant working in my daughter’sbedroom,” says Ian Hogarth. Within four years, the firm had movedinto what is still the practice office, at the corner of Dawes Roadand Estcourt Road in Fulham. He says the key to success was start-ing with low overheads and focusing on a single sector – residential– instead of competing with other practices for ‘massive buildings’.

The office is itself an example of the architects’ transformativeapproach to space. In owning it, Hogarth is in the unusual role of alandlord and tenant of this modest basement and ground floorproperty, which had previously been used for various functionsranging from a grocery store to a massage parlour before the archi-tects turned it into “a nice place to work.”

This was done through a careful adaptation of the internal spaces tofit in a naturally-lit reception and waiting area at upper level, with atranslucent glass wall through which visitors can see the architectsworking downstairs. There’s also a subsidised canteen at the backand a secluded meeting room near the reception.

Downstairs, the architects – consisting of three associates, threeproject architects, and a number of architectural assistants in theprocess of completing their professional qualification – sit togetherin an area that enables them to “call out from where you sit andtalk to every member”, as Hogarth puts it.

When asked whether there’s a desire to expand elsewhere in thecapital, Ian concedes that a move to a central London location couldbe on the cards, particularly if an opportunity to transform thecurrent premises into housing arises. He jokes, “My older practiceused to have very swanky offices on the river and we used to watchthe river all day and lose money,” adding, “I think we are settled inthis size at the moment.”

Cosmopolitan ethos The 18-strong team at Hogarth Architects is formed by a multi-national bunch of professionals from a range of countriesincluding Greece, Lithuania, Slovakia and Canada. “We are

‘nationality-blind’ – we take the best people regardless of wherethey come from,” explains Hogarth. All three associates are fromoverseas – Stella Nikolakaki and Maro Kallimani from Greeceand Laurie Maclaren from Canada – and a number of traineeshail from the continent. Moreover, the associates have all eitherworked at bigger firms including Foster + Partners and ZHA orran their own practices (or both), but for a variety of reasonschose to work at Hogarth Architects. Hogarth comments on the trade-offs some staff have experi-

enced from working at larger practices: “To do this sort of workmay not be as glamorous, but they [the associates] have author-ship on their work – they meet the clients and dictate thedirection of the project.” Quizzed on how much design freedom isgranted to his employees, Hogarth explains, “We don’t have ahouse style per se but we all plough the same field,” with some atthe practice having a stronger interest in sustainable methods, andothers focusing on historic buildings and restorations forexample; this diversity bringing a breadth of expertise. “You cansee the threads going through all our work – light and space,modern ways of living, just getting the maximum value out of asite or property.”There’s also a focus on nurturing talent within the practice

rather than employing ‘ready-made’ professionals. “We tend totrain our own [architects], says Hogarth, adding “we take on Part2s and provide for their training, and in return for we ask them tosign a trivial contract to stay – it’s very rare that we’d actuallyadvertise for a senior position.”

Branching into development The practice works for private individuals or developers but alsofor hotel firms, and on restorations and refurbishment projects.“What we do is ‘radical refurbishment’, says Hogarth, “We take abuilding and do massive structural work to bring in light andvolume.” He adds, “On listed buildings we tend to restore andthen add modern extensions – we don’t do ‘fake’ old extensions –we like to be able to say ‘this is our work’.”Another commendable strategy adopted by the practice is speci-

fying as standard sustainable solutions, such as heat-recoveryventilation or good levels of insulation. “We ask the client ‘whywouldn’t you do it?’ rather than ‘would you like it?” says Hogarth.Beyond their work for private clients, the practice is increas-

ingly focused on schemes created under Hogarth Architects’

development arm, Hogarth Homes. This includes the developmentof four brightly-coloured houses on Ash Row in Bude, Cornwall,which are designed ‘upside down’, with double-height livingspaces on the top floor overlooking the vast green expanses andthe sea, with bedrooms situated on the first floor. Each house isequipped with high-quality bespoke kitchens and staircases,bedrooms with en-suites and terraces overlooking the scenery. “My interest in Cornwall is really just because I’d like to try andtest my own beliefs and decisions in the market,” says Hogarth,who is planning to build eight luxury town houses in the areaunder Hogarth Homes, including one for himself. This will be onfarmland in the picturesque village of Poughill on the northCornwall coast, and each property will be designed to make themost of its setting and equipped with high-end features such asplunge pool and hot tub.

Work in progressBack in London, Hogarth Architects are working on a scheme justround the corner from their office, transforming an old tyre shopinto two modern maisonettes in Estcourt Road, South Norwood.Other schemes include a 55-room hotel in a conservation area inKensington; a modernisation and extension of a listed building inPrimrose Hill, which will benefit from triple-height spaces abovethe living area and a mezzanine in the loft; a retrofit of a privatehome, where the architects are remodelling the interiors for open-plan living. Another project in a conservation area is the stone-builtGrafton House in Wandsworth, which will be remodelled into fourgenerous flats, with a new basement created and a moderntimber/metal-clad extension adjacent to the existing property.

A post-Disco homeIan Hogarth’s name hit the mainstream when TV show GrandDesigns picked Hogarth’s family home for one of its episodes backin 2012. The property, most notable for its ‘disco’ basement, withilluminated floor and club-worthy lighting and audio equipment,became so popular the architect and his wife, Claire Farrow, hadorganised weekly club nights ever since, which became a victim oftheir own success, as he explains: “Our nights have outgrown thehouse – we have to hire a club now.” He adds that the propertymay have to be repurposed when his children, who were bothteenagers when the home was completed, ‘fly the nest’.However, until then, the 2,600 ft2 property is occasionally let

out via home-swapping websites, while Hogarth focuses on hisnew project in Cornwall, as well as the occasional office outing.“The whole office is going to Cornwall this weekend,” he says.“We’ll do coasteering and some long walks and to talk about thedesign of the new homes,” Hogarth concludes, affirming thepractice’s image of a closely-knitted group of architects with ashared passion for work and life. �

Last year I was asked to speak aboutethics and architecture at the APRES2016 conference and I had to

consider what ‘ethics’ means in a profes-sional context and how relevant they are tothe architectural profession in particular.

My colleague and president elect of RIBABen Derbyshire shares my concern that as aprofession we haven't quite grasped thenettle of ethics in a way that can be easilycommunicated among architects. He plansto launch an interdisciplinary and interna-tional ‘Sustainable Development and EthicsCommission’ during the forthcoming RIBAInternational Week taking place this July.

Since ethics are primarily about how wedeal with each other, architects might beforgiven for wondering what that has to dowith buildings built with inert materials.But since the purpose of building is to servethe needs of people, clients, users, occupantsand society, there are ethical implications toevery aspect of design and construction,some of which are covered in part by legis-lation, and many which aren’t.

Below I try to highlight just a few of theethical issues that arise in each area.

Early considerationsMuch of the ethical considerations arisingduring the early stages of the building’s lifeare covered by the stages of the Plan ofWork and therefore the RIBA Code ofProfessional Conduct. But even early-stagedesign raises ethical issues, such as whetherpeople need to be moved and rehoused to

enable a regeneration project, or whethertheir needs are being balanced by the needsof those who will be housed in the new development.

Another valid question is whether we aredesigning buildings that will minimise theharm to those who are going to build them.Here, CDM legislation has helpedenormously to raise awareness of safety inconstruction and in the use of buildings, butour traditional construction methods andprocurement behaviour impose risks, whichlook less reasonable with every accident.

Local and global contextAnother area where ethical dilemmas canarise is the building’s place in the localcontext, the wider context and the globalcontext. Planning law and national legisla-tion covers some of these considerations,but others, particularly the building’simpact on the global context of materialextraction, are not. For example, there hasbeen some recent discussion on the impactof tall buildings on the surroundings andhow much ‘weight’ designers should give tosuch considerations when there is no legislation and little guidance relating tothis impact.

In the wider context, architects are facedwith the dangers of climate change, andwhile there is some legislation to addressthat in both Building Regulations andplanning law, its implementation is patchyand the final building would often fail adetailed post-occupancy performance test.The Code of Professional Conduct is weakon the subject, so architects need toconsider if the profession can be strong iflocal or national Government is going to be weak.

Purpose and effect on users andthe regionThere are various ethical considerationsarising from the purpose and use of thebuilding and the way it affects the client,the funders, owners, operators, through to

local residents, the neighbouring region andthe rest of the planet. Some of this is coveredby Building Regulations or the legal duty ofcare, but much of it isn’t. The impacts ofbuilding low-rise homes on agricultural landis a case in point. For example, buildinglow-density homes in suburbs that are farremoved from services and amenities isalready an obviously poor strategy in socialand environmental terms, yet the majorityof new homes in the UK fit into thiscategory. Architects need to consider whatthe profession can do to represent thepeople who are only being offered a car-dominated environment to live in.

User requirementsThe ranging needs of users is yet anotherarea of ethical considerations. Maslov’sHierarchy of Needs provides a ready-madestructure so architects may only need toassess how this structure relates to theirwork as designers and whether they aregiving due attention to the different needsof building users. Fundamentally, the indus-try needs to assess how well or badly itaddresses this we even begin to think aboutimproving matters.

Currently, the clear priority is to satisfythe needs of the client, and provided that this is done within legislation, mostarchitects would feel they have achieved an adequate result. However, the realquestion is whether architects should have a stronger obligation to society even in theabsence of legislation, as our work has along-lasting impact. �

The recently opened Porsche Centre in West London is using 22 ‘Forma’ decorative aluminium column

casings from Encasement to conceal structural steelwork while adding to the showroom’s stylish and high qualityinterior design.

If such a thing as “stealth architecture”exists, then the Hidden House, a three-bed family home located in the wealthy

Royal Borough of Kensington & Chelsea inLondon, is one of the most covert examplesaround.When seen from the street, the

property’s single-storey white paintedfacade, sandwiched between two brick-built Georgian terraced houses, looks no

different today from how it did five yearsago, before the extensive renovationproject began.But the facade now conceals a sleek andprecision-engineered new home, featuring200 m2 of internal space spread across threefloors, including an expansive newbasement level, open plan living areas andeven a small garden. The project’s designer,London-based LTS Architects, had to tackle

various planning and site constraints todeliver the property on the land-locked andoverlooked site.

“There were a ton of constraints,”explains Greg Shannon, co-founder anddirector of LTS Architects. “Initially, wethought, there’s not much space, is there?But when we looked closer at the site wesaw that it would enable us to produce aform of introverted architecture, moreabout moving light around inside theproperty than creating views out.”

Tight fitThe Hidden House is the reworking of aformer shop and two former workshopbuildings located behind it – a 1980s blockused as a children’s furniture showroom,and a paid storage space.

The private client, based in Bath, ownsthe building next door, and wanted aLondon base for sporadic use by differentmembers of his family, who have businessengagements in the capital.

The original plan was for an above-ground development, but this had to berethought after the planners demanded theretention of the existing gap in the streetfrontage. Any redesign would thereforehave to work within the existing silhouette.

The prospect of a basement redevelop-ment was daunting – excavations on thesame street had been refused in planning –but the fact the excavation would expand

on an existing basement satisfied the LocalAuthority and the project was given thego-ahead.

Shannon says: “That was five years agoand the same decision might not happentoday, London borough councils have reallyclamped down on basement excavations,which can be messy, noisy and intrusive.”

The existing brick buildings were in apoor state of repair so the decision wasmade to demolish the interiors and excavatethe site back to its footings, while preserv-ing the exterior shell and party walls.

main living areas, on the ground floor, arearranged as a sequence of linked open-planspaces. The front door opens directly onto alarge lobby with an atrium/staircase at oneend, designed to pull light from an overheadskylight into the basement, and a kitchen atthe other. The ground floor living room, tothe rear of the property, has a glass floor onone side and provides access to a secondstairway down to a small sunken courtyard. The lobby staircase ascends to an upperlevel mezzanine, nestled below a trussedroof that extends out towards the rear ofthe property. The basement level houses twodouble bedrooms and a large master suitewith an en-suite bathroom, located underthe arched pavement vaults.

Urban rusticThe crisp, minimal aesthetic and limitedpalette of materials, including timber, brickand concrete, is intended to create a calm,contemplative environment. The designmight seem at odds with the

sensibilities of the client, who runs acountry manor hotel business and was keenfor a property with a ‘rustic’ environment.However, the challenging parameters ofthe inner city context made that idealimpossible – for example there could be noviews out through windows – but acompromise was reached with the conceptof an “urban barn”. The idea was to createtwo large perpendicular volumes, withgallery spaces, covered by a roof structureof deep timber trusses.“We thought the owners would never gofor the idea, but from a very early stagethey bought into it and were genuinelyintrigued about what was possible,” saysShannon. “After a few meetings with theclient we realised there was going to be alot of freedom on this project and when aclient wants what you are doing, the collab-oration suddenly becomes very interesting.” The chunky laminated oak trusses are akey rural reference point. The timbers aredeep enough to shield oblique views from

the windows of neighbouring properties,and simultaneously allow diffused light topenetrate vertically into the property. Theroof above the lobby incorporates a layer ofglazing on one side of the pitch to bringlight into the interior.The timber has a personal connection to

the owner as it was hand-crafted by Exeter-based Touch Design Group, a joinerybusiness involved in delivering projects forhis business.

“We went to meet the company and theywere incredible, probably the best joiners Ihave come across in my 20-odd years as anarchitect,” says Shannon.Every truss was hand-crafted from sheets

of cross laminated marine ply, to very tighttolerances. Each had a bespoke carry boxmade, similar to a violin case, designed toprotect it during transit from the WestCountry. The firm even invented uniquecarrying trolleys and hoists needed to liftthe trusses into position from the excavatedbasement floor.

Unlikely BIM Despite its small size, the Hidden Housewas a BIM project, and in fact served as atest bed for LTS’ implementation of thetechnology. “Autodesk Revit was a newdrafting tool that enabled us to detailcomponents in a way we hadn’t been ableto before. It is also a great presentationtool, many of the visualisations are a veryclose match to what we ended up deliver-ing,” says Shannon.Working in Revit enabled the team to

gain a detailed understanding of the exist-ing building’s geometry – many of thefootings and the party walls are out of line– and work to fine tolerances of +/- 0.5mm, not normally associated with adomestic job.The joiners didn’t work directly in the

software, but exported the model to runCNC milling machines used to manufacturethe trusses and staircases. In addition, BIMhelped the designers achieve importantprecision connections between the frame-less glass floors and brick walls.“It was crucial to make the connections

look effortless, the tolerances we wereworking to were ridiculous,” says Shannon.“The house is almost like a 1:1 scale model,which is credit to the joiner and thecontractor, Broseley. I have not been able toget the same level of quality and precisionconsistently across a project, before or since.”

But those beautiful lines and rich naturalmaterials would be wasted if it wasn’t forclever tricks deployed to maximise theamount of light able to penetrate into the property.

The small garden and two atria provide astrong flow of daylight to the lower level,low-iron glass floors maximise the clarity oflight, and all bedrooms have windows andaccess to daylight and ventilation, albeit notgreat views out.

The master bedroom is landlocked andhas no window, but incorporates a slidingwall, which when fully open allows light topenetrate through the glass floor from thelobby above. The kitchen adjacent to thelobby even has a glass splashback toincrease the amount of ‘borrowed light’able to enter the bedroom below.

The sliding door also forms part of astrategy to de-compartmentalise spaces andopen up the plan. In normal use, only oneor two people will be inside the property ata time, which means the conventionalprivacy needs of a family disappear.

It’s another piece of the intricate jigsawrequired to make this difficult site work toits full potential. For his part, Shannonremains modest: “Every site in London isconstrained, you’re always in someone’spocket or backyard, you just have to beconsidered and aware of the circumstancesbefore you start,” he concludes. �

PegasusLife develops ‘retirement living’schemes with a difference. The newspecialist company has bought more

than 30 sites where it aims to offer adistinctive, site-specific offering tooccupants, and a more aspirational, attrac-tive and sociable alternative to traditionalretirement homes.The Fitzroy will be a new stand-outexample of the concept, sitting on theimpressive bay-front site of the somewhatdilapidated and now-demolished MadeiraHotel in Falmouth, Cornwall. And theconcept behind the 34-apartment schemeisn’t its only unique selling-point – it isclaimed to be the only retirement schemeon this scale yet seen in the UK with a fullCLT frame. One of the chief reasonsbehind the choice of the efficient singlemethod of construction being the project’svery tight 12 month programme.The scheme which is due to start at theend of May, has been designed by theBristol office of architects Allford HallMonaghan Morris (AHMM), workingclosely with structural engineer Symmetrys,both of whom have had a successfulworking relationship with PegasusLife onpast and current projects. Cormac Farrelly,associate director at AHMM, said that thekey design challenge was making the mostof what was a compact site when it cameto maximising space and views for thebuilding’s occupants.He told ADF: “It’s an amazing site, only30 metres from the beach in a quiet,elevated position. However, the challengewas that as it was small, the building wouldhave to work hard, especially making themost of orientation.” He continues: “A keydriver was that where possible, apartmentsshould have a bedroom and a living roomthat faced the sea, and that the majority

should be dual aspect, which is reallyimportant for this typology.”As a result of this, the building formdeveloped with apartments ranged alongthe south-facing front of the building, witha glazed ‘gallery’ along the rear providingcirculation. Farrelly says this is no merecorridor, being wider than normal andbeing lined using “enhanced materials andlighting” avoiding any sense of it being‘back of house.’The widths provided in apartments aregenerous, compared to many residentialcare homes, with 4.5 metre wide livingrooms and 3 metre wide bedrooms as aminimum, in addition space standardsoverall are far in excess of nationalstandards. He says that in addition toproviding more amenity internally, thishelps make the most of the great sea views. However, with substantial glazing, therewas a need to tackle shading while assuag-ing the tough local planning authority (thebuilding sits in a conservation area next toa World Heritage Site). Says Farrelly: “Wewanted a contemporary take on theVictorian hotels dotted along this seafront,and there were lots of conversations withplanners.” Luckily the planners were of asimilar outlook, wanting a “contemporarybuilding which responded to the gable-fronted existing hotels.”The front elevation achieves both shadingand gables using large open balconies underthem which are 12 m2 in total, so big thatAHMM term them “outdoor rooms.” Withtall apertures in the walls that support theextruded gables they provide viewssideways as well as out to sea, and extendthe living rooms almost 3 metres. In addition to providing shading to thebalcony below, they provided a “sense ofenclosure,” in Farrelly’s words, as “it gets

quite blowy there.” The gables themselvesare extended 2 metres, providing shade toeast and west. The overall look satisfied theplanners to such an extent that the schemewas passed without going to committee –“It’s quite unusual to get a delegateddecision in a Conservation area for a majorproject,” Farrelly says.

The route to CLTThe client and architect had a strong desireto use a full CLT frame rather than precastor steel for the project, not only for itssustainability credentials but also becauseof its construction efficiency and acousticbenefits. Ashwin Halaria of structuralengineer Symmetrys comments: “Becausethe CLT is manufactured in the factory, itcan be put up very very quickly.”

He adds that the fact that the client wasable to purchase the site and hotel subjectto gaining planning permission “really gaveus the opportunity to think about how wewere going to build this, and how quicklywe could turn it around. It made sense toreally explore the structural options, andwith the client wanting to build it asefficiently as possible.” Farrelly adds, “Wethought about CLT early on so we wouldn’thave to post-rationalise the design.”

Symmetrys did a comprehensive, ‘holistic’cost/benefit analysis on the options, lookingat concrete frame, light gauge steel (LGS)and CLT, and in the end came down to achoice between precast and CLT, discount-ing steel. Halaria explains: “If you justconsider the bare cost of the frame, LGSwould have been the most cost-efficient.However, when you start to look at it indetail, such as the amount of steel youwould need to achieve the spans, and alsocost of fireproofing and soundproofingsteel, you understand the benefits of eachsystem better.”

There is a received view that CLT is themost expensive option, but Symmetrysinterrogated this within its comparativeanalysis. It found that while the CLT framewas the most expensive option in itself at£1.25m, it was the second quickest to build

after LGS at 11 weeks, and only required175 mm party walls. Symmetrys, with assistance from thequantity surveyors PMP, estimated that theadditional cost of fireproofing and sound-proofing an LGS frame in this case wouldhave been around £200,000, which Halariadescribes as “quite phenomenal.” Inaddition, there was the weight issue: “BothLGS and CLT frame are very light, but withLGS you are using concrete floors so it’s aheavier frame overall.” And due to thelimitations on spans, “there would be a lotof hot rolled steel to get it to work, essen-tially it would become a standard steelframe infilled with LGS.”Cormac Farrelly is complimentary aboutSymmetrys’ analytical approach: “The veryhelpful thing they did was to look at thatcost/benefit matrix, which allowed thedecision to be made. If you look at thebigger picture, it’s actually cost-neutral.”

Speed & efficiencySymmetrys identified a further reason whysteel frame, despite its familiarity forcontractors and ability to provide largespans, wasn’t the ideal solution. The need tobring in a crane would have involved a“high level of site activity in a sensitive local

environment.” On other hand, as witnessedrecently by Halaria on a CLT housingproject in London’s Elephant & Castle byEurban (Trafalgar Place), fast progress canbe made using just a few staff on site.“There was a team of five rapidly putting upa big building, as it’s so efficient.”Farrelly comments: “We wanted CLT forthe energy advantages of the material, butalso its speed – we could get this thingwater-tight really quickly.” He does offer anote of caution however, saying “We’veused CLT in the past where it has beenbrought in too late in the day, and there hasbeen a lot of steel thrown in to make thespans work.” Halaria summarises why CLT finally wonout over a twin-wall precast option –weight of precast being one factor, but thedeal-breaker being the roof: “The thingwith precast is while it would go up asquickly as CLT, the precast units couldn’tspan to the ridge to form the roof, so you’dhave to bring in steelwork which is anothertrade on site.” In addition it would have a“significant impact on foundation costs,”costing around an extra £100,000 forfoundations and screed according toSymmetrys’ analysis. Even a steel framewith precast floors would have cost an

extra £90,000 on constructing foundationsand party walls.He adds: “CLT on the other hand couldgo top to bottom without any other trades,apart from forming the reinforced concreteslab under the ground floor.” This was thedeciding factor for the client, who wasdetermined to find the most efficientsolution to delivering its tight programme.CLT is also a sustainable material, andwould achieve a saving on the transferstructures required and the substructure dueto being lighter than traditional construc-tion methods. Moreover, due to its robustnature, most party walls can be installed aspart of the main frame.Despite this Halaria acknowledges the“strong credentials” of precast, with itsefficient factory-constructed, slotted-in units,and admits that there is still some steelworkin the design, such as within the balconyconstruction. However, The Fitzroy’s frameis completely CLT from the ground floor tothe roof, including the staircases.Farrelly says that using CLT has enabledthe architects to “really optimise the apartments in terms of stacking, and also the width of party walls.” He says that a key goal was to “drive as muchrepetition in the apartments as possible” for efficiency, to enable living rooms andbedrooms to be stacked (in addition tobathrooms and kitchens), and ease transferof services.In terms of the design benefits for thisproject for users, he says: “Most retirement

homes in the UK to date have been veryconventional in terms of design, layout andconstruction. On this project, thanks to theless complex floor zones with CLT, we willhave higher ceilings whereas with steel wewould have had much more complicatedservices distribution meaning lower floor toceiling heights.”

ChallengesFarrelly and Halaria agree that one of thechallenges of CLT, despite its efficiencies, isthat in terms of services it makes it essentialto finalise distribution layouts throughwalls early, as modifications later on aretricky. Halaria explains: “We are talkingabout large service holes here – where arethe main distribution runs going to go?”The main learning issue, he says, iscoordination of M&E with the design ofthe frame, so that the designers understandwhere all the ducts need to go – “it has tobe fully coordinated in advance. With aconcrete frame you have a slab, servicerisers and then take your ducts whereveryou want them.”Cormac Farrelly admits that there weremixed feelings within the project teamwhen CLT was initially mooted, with somehaving had “bad experiences in terms ofcost, and some people just being nervous ofnew technologies.” However, the overalldrive to prove the case for the materialfrom client, architect and engineers wonthrough: “We worked really hard to bring itin,” he says. Having worked with PegasusLife previ-ously, he is confident that if the efficienciesand cost work out as planned on thisFalmouth scheme, more CLT projects will follow.Halaria concludes: “It has been a sharplearning curve for everyone, and it wasinteresting to know what the CLT suppliercouldn’t do. It’s been an interesting learningexperience working out what we areresponsible for as engineers, and what theyare; each supplier works very differently.” He admits that most contractors in theUK are risk-averse, and won’t volunteer tobuild in CLT: “It’s a matter of trying tochange people’s thought patterns and getthem to understand the benefits it couldbring to their process. It’s still somethingnew, and the first time it might be difficult,but the second time you learn from that andthe third time you perfect it.” With thedesign team acting as collaborative partnersto an open-minded client in the case, itschoice of material was also an informed one. �

UTC offers students aged 14-19 theopportunity to study technically orientedcourses with an emphasis on aviationengineering, maths and science.

During the design phase of the projectdevelopment, Ash & Lacy roof and wallstanding seam cladding systems were selectedto deliver an envelope solution that couldmeet the critical acoustic performancerequirements of a state-of-the-art educationalfacility. To this end, Ash & Lacy’s technicalsupport, provided from an early stage, wasinstrumental when detailing the windowmodules on the façade, and more importantly,ensuring the acoustic specification for theroof was correct prior to tender.

A project of this nature presented severalchallenges: ensuring that the aesthetics of thefacade delivered clean transition lines withboth the roof and window units. The

abutment of the seams to the window neededto incorporate vertical zip-up jambs, to matchup with the window modules. The complextransition to the roof was alleviated byintroducing pre-fabricated welded cranks,where sheets are cut and welded to the returnangle under factory conditions, guaranteeingconsistent quality and tolerances.

The roof build-up was carefully designed

to achieve a specific acoustic performancelevel. A perforated liner profile and acousticslab was used to assist with providing a clearaudible, internal teaching environment. Ash& Lacy offer a large suite of test data whichcan provide sound absorption to a level ofclass A via our perforated liner systems. Thisin conjunction with systems that offer highlevels of airborne sound reduction and rainnoise attenuation, meant that the Ashzipproduct was the right specification for theproject.

In line with our TotAL warranty offering,our technical department conducted anumber of site audits during installationgiving the client confidence, as the risk oflatent defects being built into the constructioncan be greatly reduced through strict adher-ence to manufacturer’s guidelines.

Our climate is rapidly changing.Climatologists are predictingwetter winters, significantly

increased rainfall over short periods and acertainty of more extreme weather events.This means we need to look at moresustainable and affordable solutions forflood mitigation.

The traditional approach to storm watermanagement was to remove water from thebuilding as quickly as possible causingdownstream flooding. Currently, belowground storage tanks with specialist attenu-ation control mechanisms minimise theimpact of storm water on the downstreamdrainage system. These solutions requiresubstantial earth works and are oftenexpensive, especially if collected stormwater must be pumped out of storage.

However, there is a simpler and morecost-effective solution to storm watermitigation and SuDS compliance that isgaining credibility with architects, designersand engineers alike. These measures havebeen driven by legislative requirementsimposed upon new developments withinSustainable Urban Drainage Systems(SuDS) regulation.

Cost-effective attenuationSuDS demands the control of water fromwhere it first lands, at roof level, and attenuating through gravity such aswhen filtering through earth and rock.Water on the flat roof is engineered to drainaway slowly over several hours after thestorm event, without overloading thedownstream drainage system, thus makingit a ‘blue roof’.

Gravity provides a simple and

cost-effective way to attenuate storm waterflows, by temporarily holding rainwaterback on the flat roof. A temporarilyretained rainwater depth of just threeinches (less weight than a heavy snowfall)on a flat roof would severely reduce groundlevel flooding and the impact of drainagesystem overload of even a big storm. The only additional cost to that of astandard flat roof are for slightly higher waterproofing details and a simple flowrestriction insert to the roof outlet.

That said, extreme care must be taken when ensuring the performance and composition of the waterproofingmembrane is not affected by standing water.Some products are prone to plasticisermigration and premature ageing whensubmerged for a prolonged time. A waterproofing failure on a ‘blue roof’ will have catastrophic consequences overand above those experienced during astandard roof leak.

A two layer fully-bonded waterproofingsystem is more robust than a single layer system. Constant water immersioncan lift the granules on a self-protectedgranular finished membrane, therefore itwould be advisable to apply chippings to

provide permanent UV protection if themembrane is to be left exposed.

Alternatively, mitigated water can beconcealed under a raised pedestal andpaving system or by the installation ofmodular load bearing ‘blue roof’ attenua-tion cells, which means that the flat roofcan still be used for access and a variety ofother purposes. Conversely, a living roofwould also temper the amount of waterflowing through it while increasingbiodiversity.

By far the most important waterproofingaspect to note is that ‘blue roofs’ should bea warm roof construction, and invertedroofs should be avoided. Inverted roofs relyon a water flow reducing layer (WFRL)installed above the inverted insulation torestrict the flow of water, and this is not awaterproofing membrane. Its unsealed lapswill not be watertight when a three inchhead of water is temporarily retainedabove. This will result in the calculatedthermal performance of the roof not beingachieved, higher than expected heating andcooling costs and a poorly performingbuilding. This should be of significantconcern to all parties involved.

Go bespokeStandard thermal calculation methodscannot be used when designing an invertedroof with ‘blue roof’ finishes. For example,a 0.15 W/m2K design U-value on a standardinverted roof would require approximately220 mm of extruded polystyrene (XPS).Whereas on a ‘blue roof’ this thicknesswould increase to 1000 mm of XPS and adesign U-value of 0.12 W/m2K could not beachievable.

In conclusion, because every building isdifferent, it is a key maxim to rememberthat a bespoke engineered drainage strategymust be designed for every project. Thespecified waterproofing system must berobust, and installed to the highest qualitystandards. And, as stated earlier, the roofshould be a warm construction and invertedroof designs avoided.

If these three basic principles arefollowed, I believe we can quickly achieve a successful national strategy for sustainable and affordable flood mitigationat roof level.

The roof refurbishment of KirkgateMarket in Leeds is a story of problemsolving and partnership. Rising to the

challenge, Protech Roofing and SarnafilPlus delivered an exemplary solution,which allowed the market to remainopen throughout.

Europe’s largest covered market, Kirkgatehas 800 stalls attracting over 100,000 visitorsa week. As part of a £14m refurbishment toimprove the market for the stallholdersand the public, the leaking roof, extendingover both the 1976 and 1981 halls,needed renewing while the building wasfully operational.

The original design specification called forthe existing felt waterproofing to be removedback to the metal decking. However, thiswould cause massive disruption and with noguarantee of a watertight building. To combatthis issue, Protech recommended amechanically fastened Sarnafil system thatcould be overlayed onto theexisting substrate.

A full Sarnafil Plus survey and moisturemapping revealed the worst areas for water

ingress before the project started to assistwith planning the work.

The nine-month project saw a team ofbetween eight and 10 people working on theroof through all four seasons, including rainshowers and temperatures of over 27°C.,without the project or waterproofing everbeing compromised.

Sarnavap 5000E SA a cold applied, self-adhesive vapour control layer was used toensure temporary waterproofing for themarket while the roofing work was beingcarried out. The SarnaTherm insulationboards were mechanically fixed into theexisting roof and installation of SarnafilS327-15EL Light Grey membrane with stain-

less steel fixings created a durable, weather-tight and aesthetically pleasing finish. Sarnafilmembranes are certified by the British Boardof Agrement to have a service life in excess of40 years, giving the client confidence in thedurability and longevity of the roof.

A further feature of Sarnafil roofingsystems that appealed to the client was thatthe Sarnafil S327-15EL Light Greymembrane is cold applied – weldetogether using hot air rather than with anaked flame. The system can be used withoutrestrictions as it meets the fire performancerequirements of BS476-Part 3:2004 and BSEN 13501-5:2005.

Six rooflights over 51m long were replacedwith SarnaLites, situated close together inrows, making sure that the market continuedto benefit from natural daylight. This part ofthe refurbishment was carried out at night tolimit any disruption to the market below.

Sarnafil Plus visited the site regularly anda successful final inspection resulting in theissuing of a Sarnafil Plus guarantee.

The case for factory finishing Timber: Cheshire Fire And Rescue, LymmThe benefits of full factory finishing of architectural timber, combined with the use of translucent coatings tobring out the lustre of natural wood, are ideally highlighted in the construction of a new-build fire and rescuestation in Lymm, Cheshire. While factory finishing is becoming more prevalent, it is still far from the norm,despite the many distinct advantages shown in this project. Similarly, translucent wood coatings are a lesscommon choice than opaque finishes though, as the Lymm contract shows, they can show off the timber grainto its best effect while retaining all the weather-proofing and preservative qualities of a technically advancedexterior coating. In this case, Mighton Woodstain TP transparent top coat was specially mixed to the colourTR4131 to complement the natural colour of the Siberian Larch specified for the exterior cladding, while thetranslucency of the coating brought out the timber’s grain to best effect. An American engineer and professorby the name of William EdwardsDeming once said, “Innovation

comes from the producer – not thecustomer.” When it comes to the windowindustry, I couldn’t agree more. After all,there is little incentive for the customer toseek an alternative to reliable productssuch as PVCu and aluminium windows,when those perform adequately in terms offunctionality and security.However, innovation is a natural

human response to a continually changingenvironment and it helps us shape theworld we live in by creating useful products and services. An example of this is fibreglass window frames – a sustainablealternative to plastic and aluminium, which offers durability and performancewithout compromising on design, functionor form.

A green window of opportunityFrom a sustainability standpoint, fibreglassis far superior than its PVC and aluminiumcounterparts due to its reliance on silica,which is naturally found in abundance.This is in contrast to the fossil fuels used tomake PVC windows – a resource that isboth heavily polluting and finite. A Trend Monitor report entitled FiveKey Trends which will impact on the UKhome improvement industry in 2016highlighted how the millennial consumerlooks beyond the cost of a purchase andtowards sustainable solutions. Using the latest pultrusion technology,fibreglass frames are created by pullingresin-soaked glass fibres through heateddyes – a process that only consumes 70 Wto produce a linear metre of window frameweighing approximately 1 kg (2.2 lb).

If the windows need replacing, they cansimply be shredded into sections and thenmixed with concrete and asphalt to delivera lightweight, strong and crack and shrink-resistant composite material – a processthat requires very low energy to carry out.

Designing out compromiseIn terms of design, fibreglass opens up aworld of possibilities due to its strengthand stability, which enable it to “hold”large surface areas of glass, bypassing theneed to produce and fit specialist structural glass. From the perspective of an architect,fibreglass frames support more adventur-ous designs that would previously havebeen prohibitive due to the cost associatedwith incorporating bespoke glazingsolutions. Not only that, but fibreglass alsoexpands in line with window glass, remov-ing the need for unsightly gaskets to holdthe pane in place, adding aesthetic value toa building.Perhaps one of the most striking featuresof a fibreglass frame is that, despite weigh-ing half that of aluminium, it isexceptionally hard-wearing, highly rot andcorrosion resistant, and delivers a muchlonger life cycle than PVC and aluminium. In fact, it is these factors that have under-pinned the material’s success in parts ofEurope and Canada, countries that werequick to adopt fibreglass to counteract theweather-related erosion that affectswindow frames in coastal regions or areasof harsh climates. In addition, reducing the maintenanceassociated with repainting – or even replac-

ing – windows would not only cut costs forspecifiers but also help enhance and regenerate a locality.

Futureproofing the UKThe case for fibreglass is not exclusive tocoastal towns or high-spec residentialproperties or office blocks, but also appliesto the wider housing market. A House of Lords report created by theSelect Committee on Economic Affairsentitled ‘Building More Homes’ concludedthat the Government’s target of one millionnew homes by 2020 will not be enough.More importantly, it put forward the casethat in order to address the housing crisis,at least 300,000 new homes are neededannually for the foreseeable future. This isby no means an insignificant amount; if theindustry is to meet this target then theannual window footprint alone would beconsiderable and the volume of plastic andaluminium required quite daunting.Given the renewed focus on sustainabil-ity underpinned by Government’s objectiveto reduce the UK’s carbon footprint, it’s theright time for the industry to embrace newapproaches to window frames and considertheir role in contributing towards sustainable environments.While the technology exists, thechallenge now is to innovate by makingfibreglass windows a standard componentwithin the built environment in order toimprove the sustainability credentials ofpresent and future buildings.

Hitachi’s VRF with CS Net system control prevents annoying cold draughtsAvailable across the entire Set Free VRF range managed with CS Net control systems, Hitachi AirConditioning’s innovative cold draught prevention has been improving the working conditions and productivityof staff wherever it’s installed, and reducing customer complaints and call outs for engineers. In standard VRFsystems the control is only on the Return Air Temperature, so when the heat load demand is low the dischargeair temperature could be reduced, sometimes below a comfortable level, creating a cold draught. Staff willinvariably adjust the room thermostat to increase the room air temperature to compensate, leading to anincrease of discomfort effects and with a possible consequent increase in energy usage and end-userenergy costs. Hitachi’s innovative CS Net central controller with off coil protection works in conjunction withits System Free indoor units which each have an Air On Thermistor, Air Off Thermistor, Liquid Thermistor,Gas Thermistor and Electronic Expansion Valve. Via CS Net Systems it is possible to set a minimum Air Offtemperature in cooling mode for the indoor units to avoid cold draughts.

The advancements in timber manufacturing and recent develop-ments such as cross-laminated

timber (CLT) have encouraged developersto adopt structural timber frame for agrowing number of buildings across the UK.The material’s strength, coupled with thefast pace of construction it offers and thefact that it can be relatively inexpensivemakes timber frame buildings cost-effective,but also highly versatile, as they can be cladin almost any building material.

Wood’s sustainable credentials and thefact that the fabric stores carbon makes itan ideal ‘green’ alternative to traditionalconstruction materials, and provided thatthe timber used has been ethically sourced,the environmental benefits become evenmore impressive.

Today, the vast majority of new-buildhomes in the UK are built with a timberframe, as the industry tries to catch up withthe 70 per cent of the global populationthat has already adopted timber framehomes as standard. The growth of theglamping (luxury camping) industry is alsolargely thanks to flexible and affordabletimber frame accommodation.

However, some industry professionals areyet to fully appreciate that timber framebuildings require special considerations,especially when it comes to the bathrooms,and in particular, the showers.

Timber changes naturally over time; thematerial can shift and warp, causingmovement to the building, and thebathroom is an area which can be affected.Traditional shower enclosures with theirtiles, grout and silicone gel could be moreprone to leaking in timber frame buildings.

This is because as the building warps, thegrouting in the shower enclosure is morelikely to crack. If this cracking happens, itwould mean the enclosure is no longerwatertight and is therefore prone to leaking.

The potential problem there is that if anywater finds its way into a building’s timberframe, it can cause rot, which in turn canjeopardise the building’s structural integrity.A traditional shower enclosure in a timberframe building could be a costly accidentwaiting to happen.

Cubicles over enclosuresA growing number of independent housebuilders across the UK are realising thebenefits of shower cubicles and installingthem from the outset. Shower cubicles don'trequire any tiles, grouting or silicone, whichmeans no unhealthy build-up of mould, and no broken or loose tiles to repair.Furthermore, their installation is swift, cost-effective and hassle-free, and thecubicles are also low-maintenancebathroom solutions.

These features make cubicles ideal fortimber frame buildings. Since no tiles orgrouting is necessary, there’s no danger

of cracks forming when the house warps over time. There’s no risk of leaksforming in the bathroom, minimising thechance of water seeping through to the structural frame and causing it to rot, thus jeopardising the building’sstructural integrity.

Taking a holistic approach, designerscan now embrace sustainable urbandrainage solutions as one of the

central design considerations from the verystart of their projects, forming an integralpart of urban design.

The importance of SuDS is highlighted inthe National Planning Policy Framework,which requires SuDS to be installed for 10or more dwellings as well as similar scale,non-residential developments in England.Wider requirements also apply elsewhere inthe UK, with the onus for implementationresting with local planning authorities.

Concrete block permeable pavingAfter more than two decades of use,concrete block permeable paving hasproved to be a predictable and reliableSuDS technique. Permeable paving alsoprovides an inherent drainage system thatrequires no additional land take andaddresses flooding and pollution by storingand cleaning water runoff at source.

This technology eliminates pipework,gulleys and manholes, and should thereforecost less than conventional drainage andpaving. In fact, it can also accept runofffrom other impermeable paving and roofs,giving further savings.

Concrete block permeable paving cansimply infiltrate rainwater straight intopermeable ground but, more commonly inthe UK, less permeable conditions will limitinfiltration and on brownfield sites embed-ded pollutants may preclude infiltration. Inthis case, permeable paving is used tocollect, convey, clean and store water onsite during storms, before gradual dischargeto sewers or watercourses later, avoidingsurcharging and flooding. As concrete blockpermeable paving removes water-bornepollutants, it can provide a gradual flow of clean water at the head of the SuDS ‘management train’. Water in

subsequent open SuDS features can then be used safely to enhance landscape designand biodiversity.

Flow controlWater storage can be optimised for greatercost efficiency by distinct storage ‘compart-ments’ of permeable paving. Eachcompartment has a straightforward flowcontrol chamber with a specifically-sizedorifice, demonstrating compliance to localauthorities as part of the approval process.Water storage is strategically deployedaround developments within paving that isneeded anyway, avoiding intrusive storagestructures on valuable land – and theircosts. This technique can maximise storagein permeable paving on sloping sites, withterraced compartments separated by simplecheck dams incorporating flow controls.

Flow controls can also detain water tooptimise available ground infiltration, soreducing discharge. This approach isexemplified by the SuDS scheme designedby Robert Bray Associates at Parkside CivicCentre in Bromsgrove. Parking is oncontaminated ground and the concreteblock permeable paving is lined to form‘tanked’ compartments, each with an orificeplate flow control chamber. Controlled flowfrom the car park passes down the site toperforated pipes and stone trenches for infiltration.

Accessible public spacesThe main courtyard is designed as an exten-sive, wall-to-wall infiltration blanket usingconcrete block permeable paving and flags,grass surfaces and free draining plant beds.The central lawn is lower than its surround-ings, acting as a detention basin in veryheavy rain. Some roof water downpipesdischarge to a stainless steel spout thatpours over a granite sett. It cascades into awetland rill, for re-circulation by a solar

pump. This holistic design approach appliedfrom the start has created an attractive,accessible public space defined by water.

Paved surfaces help to form the characterof any development. The growing choice ofconcrete block permeable paving productsallows real design freedom combined withwell-drained, firm and slip-resistance

surfaces that are accessible to all. Rainwater‘ponding’ is eliminated, reducing the risk ofice on the surface and preventing splashingfrom standing water.

These benefits are also demonstrated atRobert Bray Associates’ SuDS scheme forBewdley School and Sixth Form Centre,again with infiltrating concrete blockpermeable paving. However, in addition,surface water runoff from roofs and otherareas is slowed by collection andconveyance in a series of precast concretefeatures – including channels and rills usedfor planting, education and play – thenstored in open basins, a pond and storageswales, before controlled release to theneighbouring stream.

Clearstone permeable resin bound pavingThe planning and design for the roadways, drives and shared spaces of a development of new build homes atBarns Green in West Sussex for Berkeley Homes, incorporated permeable concrete blocks and resin bound tocreate a mixture of aesthetically pleasing and varied paved surfaces. The two permeable systems workedintegrally alongside each other, reducing the need and cost of conventional piped drainage which in turnenhanced the landscape design of the housing estate creating a natural rural look for its village location.Groundworks company Martin Joyce, contractors on site worked with Clearstone for the resin bound areas.Clearstone’s specifications, gave detailed instructions for the sub-base required for a resin bound surface thatis fully SuDs and NPPF compliant for sustainable drainage. Resin bound surfacing provides a water-permeablesurface when laid on an open grade binder asphalt, the mixture has open voids across the surface, allowingair to flow freely and the rainwater falling onto it to filter straight into the ground making it an ideal permeablesystem for this site which had existing mature trees and newly planted woodland areas.
