An Integrated ApproachAECOM’s approach to the business of design emphasizes collaboration among all key players from the beginning of the planning phases of a project through post-occupancy assessment. This is the essence of AECOM’s progressive business model which merges the traditionally fragmented components of a design process (economics, strategy, programming, design, management, cost modeling, construction, etc.) into one collaborative platform. It is especially relevant for projects that aspire to high levels of sustainability, where a fully integrated design team is essential to a successful end product.

Our integrated approach provides the best opportunity to control cost, schedule and design through early communication, workshops and a culture that engages each discipline at the commencement of the project while advancing the design at every opportunity. We are able to quickly explore alternatives and their impacts to cost and schedule; and, when they are vetted, we don’t have surprises of missed impacts. Our cost consultancy is borne of the globally-recognized firm of Davis Langdon which is now embedded into each office and each project. This team participates actively on every project, providing input into materials, building systems, constructability and design.

Our workplace strategies team, formerly DEGW, is renown as a founder of workplace design. This team also plays an active role in all of our corporate interiors as we develop bay spacing, cores and bay depths all of which play an important role in controlling costs. Additionally, our interiors group which works hand-in-glove with our architecture team, is currently working with Fortune 100 companies on their work environments.

Innovators in Workplace Environments and StrategyWe know that optimizing the portfolio to ensure “best use” is paramount. We also know that our clients want to think strategically about the workplace, realizing that it can be used as an organizational asset to enhance the employee experience, productivity, and idea generation, and in parallel, generate space efficiencies and value.

Through the necessity for aggressive cost reductions, workplace strategies, including simplifying business models, are providing an opportunity to right-size realestate portfolios and create the business case for change. Implementing new ways of working can result in double-digit, first-cost reduction and reduced churn or lifecycle costs as well. In addition, to manage unpredictable business cycles and headcount as well as constant restructuring, clients are examining ways of future-proofing real estate strategies byimplementing alternative working practices. NBC Universal selected AECOM to join a comprehensive design and entitlement team to provide master planning design services for a comprehensive long-term Vision Plan for the 391-acre Universal City property, home to Universal Studios, Universal Studios Hollywood theme park, and Universal CityWalk. The Vision Plan will revitalize production facilities, explore extending studio facilities to the adjacent Universal City Metropolitan Transit Authority (MTA) Station property, generate new office space, refresh its theme park operations, create a new residential neighborhood on a portion of the property and address traffic congestion.

The purpose of the Vision Plan is to create a blueprint for Universal City for the next twenty five years to remain the largest working studio in the world, one of Los Angeles’ top tourism destinations, and one of the San Fernando Valley’s top employers. The Vision Plan will accommodate future uses on the property, addressing the need for economic and employment vitality, housing and transportation solutions and environmental stewardship that will benefit both NBC Universal and the region as a whole.

BLVD PLACEHouston, Texas

AECOM was selected to provide master planning and design for BLVD Place; a 21-acre mixed-use development in the prestigious Galleria area of Houston, Texas. AECOM developed the master plan and parcelization of the overall site to accommodate the client’s desire to sell parcels and development rights to others for the hotel and condominium sites while self-developing the retail and office components. This new high-density, mixed-use development project is being implemented using a multi-phase approach, and when completed, will link the adjacent upscale neighborhoods with the city’s premiere commercial real estate thoroughfare.

The development contains 450,000 square feet of retail, including: an 80,000-square foot Whole Foods flagship grocery store; 90,000 square feet of upscale restaurants; 250,000 square feet of office space; a

225-room signature hotel; and an 800 unit high-rise condominium. There is parking for 2,700 cars, with 800 cars in a single level underground garage, 200 surface parking spaces, and 1,700 cars parked in above-grade structured parking.

LONDON 2012 OLYMPIC GAMES AND LEGACY FRAMEWORKLondon, UK

Our involvement in the London 2012 Olympic and Paralympic Games started in 2003, two years before the city was awarded the honor of hosting the event. Our contribution, and leading role took many forms, and we worked collaboratively with the full range of organizations and agencies responsible for the delivery of the Games, as part of a wider regeneration plan for a large area of east London. We contributed to the successful bid and have shaped the way the Games will be delivered and remembered. We are confident enough to say that London set a new high benchmark for the planning and delivery of this extraordinary global event.

There are four stages to our story:

1. Establishing the candidacy and winning the Games for London

2. Designing the Olympic park and implementation to host the Games

3. Delivery and implementation

4. Designing and delivering the Games’ legacy and regeneration plan

The 2012 Olympic Games created a unique opportunity for the regeneration and redevelopment of an entire new urban district in London. The Legacy Communities Scheme is central to realising this objective, by establishing the key principles to achieve the overarching ambitions for the Olympic Park by 2040.

In leading the development and testing of this Scheme, AECOM has been working collaboratively with the London Legacy Development Corporation, the ODA Planning Decisions Team, host boroughs and local communities.

The work involved developing a series of detailed strategies for social infrastructure, housing, employment, leisure & culture, town planning, transport, water, waste, strategic sustainability, infrastructure, energy and climate change.

In September 2012, planning permission was granted for the Legacy Communities Scheme. A series of new neighborhoods within the Lower Lea Valley will provide 6,870 new homes, with a target of 35% affordable housing. The objective is to create a high quality urban environment and a development that can respond to the changing character of the Legacy site over time.

RIO 2016 OLYMPIC AND PARALYMPIC GAMES MASTERPLANRio de Janeiro, Brazil

Prefeitura de Rio de Janeiro (Mayor of Rio de Janeiro) has commissioned AECOM to design the masterplan for the 2016 Rio Olympic and Paralympic Games. AECOM’s entry, created in a team effort with Rio-based DG Architecture, was chosen from 59 submissions originating from 18 countries.

AECOM’s masterplan for the project focuses on approximately 300 acres of land in the district of Barra de Tijuca, southwest of Rio. It includes three phases: the Rio Olympic Park area during the 2016 Games, a transition plan and the final position showcasing the site in legacy mode after 2016.

The plan’s first phase shows the 300-acre site, which will host 15 Olympic sports competitions and 11 Paralympic contests. The Media Centre will also be constructed at the same location, which will host approximately 20,000 journalists. The second phase illustrates how the site can operate during the transition stage — a 5 to 7 year period of time following the Games when the site is not fully developed. The final phase comprises a legacy mode masterplan that demonstrates economic, environmental and social sustainability development around the permanent structures and without the temporary structures.

The new permanent sports facilities will be concentrated around existing ones — the Maria Lenk Aquatic Centre, Velodrome and HSBC Arena.

After the Games, these facilities will become the Brazil “Olympic Training Centre” and will be used to discover and develop new sporting talents.

Having outgrown their aging office building, RAND sought to create a new headquarters that would support their contemporary interactive, interdisciplinary working groups. AECOM was selected to provide architectural and interior design services for the new headquarters building located in heart of the Santa Monica civic center.

Consolidating their property down to a 3.7 acre portion of the organizations original 15-acre property dictated that the new campus be contained in one structure. The result is a unique 310,000 SF campus building that acts as a prominent gateway to the existing Santa Monica Civic Center.

The building is a modified ‘figure 8’ of office space reflecting RAND’s internal choreography and interaction between disciplines and experts. Responding to the goal of conserving natural resources, several sustainable elements are incorporated throughout the building including:

LOS ANGELES POLICE DEPARTMENT (LAPD) HEADQUARTERSLos Angeles, California

The new 500,000-square foot LAPD Police Administration Building features areas dedicated to police administration and investigative operations, plus large assembly spaces including a conference center, the Police Commission hearing room and the Compstat (computer comparison statistics) Command Center. In addition to below-grade parking for 365 cars, a 200-seat cafe and 450-seat auditorium are located adjacent to the building along Main Street. The cafe and auditorium, which are open to the public, serve to engage the community as well as serve building occupants.

The administration building was a collaborative process between the City of Los Angeles Bureau of Engineering, the police department, the design team and the community to develop and refine several alternatives.

Reviews, comments and collaboration with other stakeholders also occurred, including the Department of Public Works, City Council members, office of the Mayor, Chief Administrative Office, Chief Legislative Analyst, Cultural Affairs Commission, and the Project Restore First Street Design Team. Additionally, more than 30 public workshops were held with community members.

The community and stakeholder groups regarded proper consideration of key issues including building massing, traffic, pedestrian circulation, amenities and open space critical to the success of the project. Balancing project requirements with these issues resulted in mutually successful solutions such as 75-foot security setbacks which offered an opportunity to create generous public spaces, civic plazas and lush gardens that promote a sense of openness and community between the LAPD and the surrounding neighborhood.

Responding to the city’s goal of sustainable building practices, this project is LEED certified to the Gold level. Numerous sustainable elements were incorporated.

ENVISION HEADQUARTERSJiangyin, China

The Envision Headquarters building is designed to support a “Green Energy” research and development firm responsible for designing and producing wind turbines. The 3000 M² Headquarters is located directly adjacent to an assembly facility responsible for assembly of the rotor component of the wind turbine system.

The headquarters will support design engineers and the Executive Directors of the company while providing public display and educational facilities informing customers of the benefits of “Green Energy”. The building also houses dining facilities, sports and fitness center and an employee “Spirit Lounge Room” designed to promote collaboration and rejuvenation among the design talent.

The concept of the winds energy and movement was

the generator behind the development of the buildings massing, exterior skin and interior atrium. The winds movements have an adverse reaction to the massing, shearing a single glass volume into 2 volumes that have slipped against each other along a north/south axis. This shearing movement creates a cantilever that shelters the main entrance on the north side of the building while producing a roof terrace on the south side of the building. Site constraints required that the building maintain a north/south orientation on the site and in order to connect the building to the site, visitor parking was located directly north of the buildings cantilever for direct movement into the buildings entrance.

LA JOLLA COMMONS CAMPUS (LPL Financial Headquarters)La Jolla, California

The La Jolla Commons Phase I tower was a joint venture between Hines, an international real estate firm, and TIAA-CREF, a leading financial services organization. This 13-story, 312,000-square foot building was the first high-rise office tower to break ground in San Diego’s University Town Center since 1989. Our design for this Class A facility was driven by sustainable building practices, integrating international standards for highly efficient floorplates with natural materials, state-of-the-art operating systems and extensive campus amenities. The Tower was pre-certified with a Silver rating by the US Green Building Council and ultimately earned the LEED for Core & Shell Gold certification—the first LEED Gold multi-tenant building in Southern California. Standout green design features include: innovative wastewater and water conservation technologies; reduction in the use of electricity through highly efficient lighting and HVAC systems; low-emitting materials; 60 percent more glass than conventional office buildings providing maximum daylight within interior spaces; extensive gardens with 50 new trees; and landscaped outdoor workspaces.

The La Jolla Commons Phase II tower is home to LPL Financial. The 13-story, 415,575-square-foot office building was developed through a joint venture between managing partner Hines and institutional investors advised by J.P. Morgan Asset Management. This project is the second office building at La Jolla Commons.

LPL Financial at La Jolla Commons is Hines’ first net-zero project, and the nation’s largest carbon-neutral office building to date. The new building will achieve carbon neutrality on an annual basis through a combination of high-performance building design, directed biogas and on-site fuel cells that annually will generate more electricity than the building and tenant will use.

The building’s exterior is predominately a glass curtainwall system incorporating highly efficient, insulated double-paned glass with a clear, low-emissivity coating. LEED® certification is being pursued and the building incorporates many sustainable features including under-floor air distribution and extensive use of reclaimed water for building systems and waste water.

Our clients often ask us to help them create environments that capture the essence of their brand and connect their physical environment to their commitment to employees and communities. This was particularly important for Unilever, the world’s second-largest consumer goods company, as their mission and products are based on nutrition, health and well-being. The new “U-Place” headquarters building is located in Bangkok, Thailand, adjacent to the lively Thanon Rama 9 Road near Bangkok’s central business district. AECOM’s competition-winning proposal offers fresh ideas about what an office building can and should be.

The design concept is based on creating an open, agile, dynamic and environmentally responsible workplace. To encourage interaction between employees and departments, the 12-story, 44,000-square-meter building features an innovative diagonal circulation strategy that connects the building’s signature open space at the north end of the building to a roof top garden at the south end.

AECOM provided architecture, interior design and landscape architecture services for this project from our US studio in Los Angeles. The building is currently under construction.

Blue Cross Blue Shield of Florida chose AECOM through a national design selection process to assist them in their strategic facilities planning. This effort would accommodate Blue Cross Blue Shield of Florida’s anticipated growth into the 21st century. Utilizing demographic studies of Blue Cross Blue Shield of Florida’s staff and expected development patterns of the city of Jacksonville, five sites were studied for the possible creation of a corporate campus.

Ultimately, a 121-acre site was selected in the Deerwood area of Jacksonville. Concurrently, a facility programming effort was conducted to verify staff and support space requirements. Our study determined the long term need for 1.8 million square feet, in order to centralize staff from 14 leased locations around the Jacksonville area. Initial design concepts developed for Phase I provided for 640,000

square feet in a multiple-building,3,000-employee campus setting. In addition to corporate headquarters office space, planned amenities included a cafeteria, fitness center, health facility, computer print operations center and training facility.

As part of Phase II, we designed two additional buildings—hybrids of Phase I’s six-story buildings—to house more than 7,000 additional employees. By incorporating the most effective design features from Phase I, we were able to maximize operational/administrative space used in Phase II facilities and minimize Blue Cross Blue Shield of Florida’s need to lease additional properties.

AECOM provided the Altria Group, Inc. with architectural and interior design services and preliminary engineering design services for their corporate headquarters building in Richmond, Virginia. This effort was a major renovation/rehabilitation of a historic building registered with the Commonwealth of Virginia and the National Register of Historic Places.

The building, the Reynolds Metals Company International Headquarters, was designed by Gordon Bunschaft. Built in 1958, it won an AIA 25 Year Award for its continuing relevance. The renovation won an Award of Excellence in Interior Design from the Miami AIA in 2005. The Altria Group’s desire was to take this mid-20th century modern corporate headquarters and maintain its architectural significance and overall design while upgrading the infrastructure and internal configuration to function as a 21st century corporate headquarters.

AECOM faced a number of design challenges in renovating this four-story building. One was to preserve the integrity of the exterior curtain wall constructed with over 1.6 million pounds of aluminum. Another was to maintain the operable vertical fin shade structures on the east and west

sides of the building and the center courtyard walls, which were programmed to automatically counteract the sun’s rays through the year 2100 (programmed in 1958). Critical historical finishes, such as natural cherry wood paneling, Virginia red brick floors, book-matched marble wall panels at the escalator lobby, and custom plastic laminate wall panels and concealed cabinetry on the building’s four cores, were preserved. AECOM interior designers fitted new system furniture and case goods compatible with mid-20th century modern design and preserved finishes. A new cafeteria, coffee bars, company store, hair salon, and travel agency were added. A new executive fitness center was designed and coordinated with an internal Altria Group Wellness Initiative.

A new 200,000 sq. ft. annex was built (connected to the original structure) to provide administrative offices; conferencing areas; full service cafeteria, and miscellaneous support spaces.

As part of a lease-design-construct team, AECOM designed the new Social Security Administration (SSA) complex, which is sited on 11 acres in northwest Baltimore. Required to attain LEED-NC Silver certification, the project includes a two-building office facility comprised of 538,000 rentable square feet, a 1,076-car parking garage, and a separate daycare center. GSA procured the project using a best value process, which champions design excellence.

The result of a national competition, AECOM’s winning “arc of light” design brings light deep into the floor plates, while animating a central organizational spine that will become the community gathering place within the complex. The design will achieve a unique balance of light, form, space, and scale that is transparent in intention, efficient and flexible in planning, and holistic in the integration of the urban and natural environments. The facility is designed to be a fully integrated living building system, a responsible contributor to the community, as well as an outstanding work environment. The design provides for sound, efficient and flexible structural systems; a high-quality, attractive, and maintainable building envelope; and high-

NBC/Universal’s new high-definition news headquarters and content center in Los Angeles will be a state-of-the-art, “green” complex housing the Los Angeles bureau of NBC News, as well as local KNBC affiliate, KVEA and the “Access Hollywood” program.

The new facility is designed as the anchor tenant for what will be a mixed-use development at the MTA Red Line Subway Station on Lankershim Boulevard. The development will feature 655,200 sq.ft. of office with 315,000 sq.ft. of dedicated media production facilities as well as retail and restaurants and over 1,700 parking spots.

This new media office complex will update an existing entertainment hub and will bridge the company’s television and motion picture production facilities located directly across the street.

Maguire Partners, LLC selected AECOM Design to provide site planning and architectural design for a new speculative office building located at 207 Goode between North Brand and North Central Boulevards in Glendale, CA.

The design for the new 188,889 SF building offers flexible and efficient office space, and is visually integrated into the existing office development in a way that complements and improves the quality of Glendale’s urban environment.

The LEED Gold building is comprised of eight floors of approximately 24,000 square feet, each with a central core and column-free floorplates for maximum lease potential. The office building features extensive landscaping and pedestrian links to surrounding office buildings, the adjacent parking garage and a future hotel project.

Conceived as the urbanization of a once suburban site, Campus El Segundo will comprise more than two million square feet of state-of-the-art real estate development to cater to the needs of today’s balanced life¬style. The master plan for Campus El Segundo optimizes the site’s features and attributes to create a cohesive corporate campus environment. The site design is established through careful integration of public open spaces, urban planning strategies, and creating pedestrian-user friendly environments.

The campus master plan will be built in a phased manner and at full build-out will accommodate eight new office buildings, a hotel and health club, above and below grade parking structures, retail and restaurant amenities, a central open park, and six plaza locations integrated throughout the campus.

The new Fortune 100 Company Asia Headquarters in Shanghai is a state-of-the-art corporate campus comprised of eight buildings. The new campus located in Zhangjiang Park, an industrial park in the Pudong region of Shanghai, is approximately 62,000 square meters (667,362 square feet) in total building area, and houses a major portion of the client’s operations. Our comprehensive masterplan for the site was implemented in two phases, and developed to support the company’s needs well into 2015 with a fi nal buildout supporting over 6,000 people. The campus was the first LEED Silver building in China when it was certified.

Occupying a prominent site along Seoul’s Youido Park, is the AECOM-designed Korea Development Bank (KDB) headquarters. Within close proximity to the Korean National Assembly building and the Han River, the site borders a significant open space, similar to Central Park in its size and proportions.

In addition to extensive corporate office and conference space, the KDB headquarters includes three large banking halls (one dedicated to international transactions, and the other two to domestic), a 600-seat auditorium, 750-seat dining hall and separate executive dining facilities, a 15,000 SF library, and a trading room of the same size.

AECOM provided mechanical and electrical engineering services for the design and construction of Manitoba Hydro’s new 700,000-square-foot, 23-story headquarters office tower in downtown Winnipeg. The new facility houses approximately 2,150 personnel and hosts the main data center and power trading facility.

The new, green office building is a state-of-the-art, world class, “cold climate” sustainable and energy-efficient building. It has targeted energy savings of 60 percent and complies with the Leadership in Energy and Environmental Design (LEED) Platinum level and Natural Resource Canada’s C-2000 Program standards.

AECOM’s services included fire protection, plumbing and heating, and uninterruptible power system design. The mechanical systems included radiant heating and cooling, displacement ventilation, natural ventilation, and a high-efficiency central heating and cooling plant with a geothermal component. The building is heated and cooled with radiant slabs (hydronic tubes embedded in the concrete), and its displacement ventilation system supplies the office space with 100 percent fresh air (unlike a conventional building where air is recirculated).

AECOM worked with design architect William McDonough + Partners, guiding NASA to achieve a LEED platinum rating for the new N232 office building. The 50,000-square-foot, two-story facility, known as Sustainability Base, officially opened April 20, 2012.

When NASA planned to add the first new building in 20 years to the Ames Research Center, home to much of the agency’s most innovative technology, the goal was that the facility be an exemplar in sustainability. The result is a working environment that prioritizes user health and comfort with natural daylight, fresh air and temperature control while making minimal environmental impacts. Sustainability Base will save more than 60 percent of the energy and more than 80 percent of the water typically used by a facility of its type.

AECOM’s High-Performance Buildings group provided the innovative engineering behind this model facility. An onsite fuel cell, roof-mounted photovoltaic solar panels, a geothermal heat pump, passive and low-energy HVAC systems, and intelligent building controls that interact with users are among the building’s advanced engineering features.

AECOM served as architect of record, engineer of record and landscape architect of record for the project, while William McDonough + Partners led the design vision and sustainability goals for the project. The team also included Loisos Ubbelohde (lighting consultant), Siteworks Studio (landscape design), and MBDC (materials assessment).

DIRECTV’s vision was to create a high-energy work environment that reflects their brand, sparks far-reaching collaboration, improves employee engagement, and leads innovation through enhanced productivity and performance. DIRECTV opted to create a campus within its existing architecture, dividing 830,000 sq.ft. over 37 floors in four buildings.

AECOM interviewed 42 departments, spoke with more than 300 members of senior leadership and more than 1,000 employees on the El Segundo campus on work process, and to understand which occupant and proposed amenities would be best suited within each building.

The visual strength of the design starts at the “cyclone,” a larger-than-life articulated LED display that surrounds the main entry, beginning with a pixilated image and finishing on a high resolution wall-to-wall, floor-to-ceiling video display, describing the video provider’s vision of the future way of the “television.”

The most important architectural drivers were to replace the high paneled workstations and perimeter offices with open workstations along the windows with glass offices at the core and to increase the number of DIRECTV’s collaborative spaces. The design included the addition of more conference room seating to provide employees with additional workspace outside of their typical workstations or private offices, and equitably distributing both small and large conference rooms throughout the campus.

Special amenities include a training and conference center, a state of the art media viewing room for VIP guests and research, a 10,000 sq.ft. fitness center to support their wellness program, a coffee bar and cafeteria where fresh food is prepared daily and where different seating arrangements serve as alternate meeting space throughout the day. Direct access to the exterior courtyard was enhanced by adding doors where outdoor seating is arranged around the fountain.

Velti mGage is a leading global mobile marketing and advertising firm that offers Fortune 500 companies cutting edge technologies to reach their consumers and drive brand awareness.

For its new headquarters, our client chose the sixth floor of the Steuart Tower in San Francisco’s Financial District. The 38,000-sq.-ft.-office offers expansive views of the Ferry Building and San Francisco Bay and ample space for a creative, flexible workplace. The scheme of the new headquarters supports the company’s 200 employees by embracing an innovative workplace strategy that allows its employees to work in a collaborative and inspiring environment that embodies their brand.

The remodeled space has employees in an open workspace environment, including the founders, who gave up their executive offices in favor of working in open workstations. Distinct workspace neighborhoods of formerly scattered departments are now defined in their layouts through color, graphics, furniture and finishes.

During a visioning session with Velti, employees requested a “museum” be incorporated near the reception area to feature the history of mobile devices and Velti. AECOM provided a circular space where video content is projected on its interior walls.

The skin of the structure is made out of perforated panels and was designed with a global map and orange acrylic dots to indicate the locations of Velti offices globally.

Near this exhibition space a staff lounge, inspired by a San Francisco tavern, was installed. It includes bar and lounge seating, gaming and a quiet reading area.

The featured elements of design— exposed concrete flooring, open and layered ceilings, custom super graphics, retractable walls, a unique neighborhood system, and formal and informal workspaces—exemplifies the qualities and culture of the Velti and ensure these headquarters are a workspace for the future.

NESTLEUS Locations

With our Strategy Plus team we developed the program for the “Office of the Future” for one of the world’s leading nutrition, health and wellness food companies. The strategic plan placed Nestlé’s various brands (Water, NUSA, DSD, Purina and Nutrition) under one roof, thereby reducing real estate costs, and increasing efficiencies and employee satisfaction. This allowed the client to express a “one Nestlé” brand while still maintaining the individual brand identities.

AECOM worked closely with Nestlé on program and workplace strategy components to create an open and interactive collaborative workspace that incorporated the latest in workplace standards. Nestlé’s multi-brand identity drove the integration of a broad range of visionary workplace spatial solutions with the goal of facilitating collaboration and knowledge sharing among employees within and across the different brands. The new design is very flexible and will improve the overall work experience.

Our design was developed to be implemented in Nestlé’s offices nationwide. The first two locations in Cincinnati, Ohio and San Ramon, California served as models for a national rollout of the new workplace standards.

This campus consolidation project encompasses a phased re-stack of seven buildings including food service areas with indoor and outdoor dining and a new visitor entry experience.

Workplace strategy was used to achieve a program that was developed through a comprehensive workplace study comprised of executive interviews, workshops around vision and brand management, performance measures and employee needs and expectations. A new workplace environment was also desperately needed to recruit top talent in this highly competitive market sector.

The deliverable included a change in strategy to shift attitudes and behaviors as the workplace evolves. The design of the project will reflect these findings and create the ultimate workplace for the Yahoo teams which means a transition from cubicles with high panels to benching solutions for the workspaces. A large number of different style meeting areas is located at the core of each floor with varying privacy and audio visual options to support the employees and teams.

The main lobby design will reflect a new client / visitor experience, the traditional reception desk was replaced by an interactive table and visitors at all times can watch the live feeds from other Yahoo product lines such as Flickr and Tumblr.

All café and food service areas will be re-designed to reflect the new Yahoo! culture and function as impromptu meeting spaces for all buildings.

The new Annenberg Space for Photography is the first gallery of its kind presenting digital and print photography in a dynamic, unified venue. The design celebrates and supports the medium of photography, and the interior architecture reinforces the multi-sensory experience of the exhibitions. The 10,000-square foot Space for Photography features exhibition areas (a center gallery as well as gallery space encircling the central gallery) and an interactive area with flat, touch screen technology where visitors can interact with exhibition materials, connect to the web and upload their photographs. The Space for Photography also contains an office area for administrative needs, a workshop area for lectures, support areas for conferencing and a catering pantry with professional kitchen. An important aspect of the space is the ability to form an expanded, single space for large gatherings or lectures by sliding the dividing wall between the center gallery and workshop/administration area.

Established in 1968 as the development bank of Singapore, DBS was the catalyst for economic development during the nation’s early years of independence. Since then, DBS has transformed into a successful financial services institution. In 2008, DBS embarked on an environmental sustainability program, and work to create a greener workplace continues.

As part of the bank’s Future of Work campaign, it wanted to reduce reliance on paper, make the best use of the latest technology and embrace the open plan concept to promote collaboration. The opportunity to make a step change came with the relocation of 4,800 staff to the Marina Bay Financial Centre (MBFC) in Singapore’s new financial district.

Effective change management was identified as a priority to move the large workforce into its new premises in stages over four months. For the process to be successful and sustainable we worked closely with the DBS change management project team. Creative and consistent communication was core of the work ensuing a flexible and effective change and communications plan to sustain the migration. The success of the CM plan was captured in an Early

Movers Survey of 2,000 staff resulting in 98 percent satisfaction with the overall experience of the move process, over 80 percent satisfaction with the new open plan support spaces, and staff reporting an active increase in printing less and recycling more. The entire change program is due to be completed in March 2013 and will include a post-occupancy evaluation.

As part of investments Roche Diagnostics is making to revitalize its existing campus in Indianapolis, United States, site leadership was interested in using a research-based approach to explore new ways of working for Roche employees. The company sought to pilot an innovative workspace solution that would increase collaboration, flexibility and productivity among employees, and chose a new Human Resources shared services function based on the campus to pilot the new model.

The project began with a pilot study, involving around 70 employees with the new Human Resources Shared Services Center (HR SSC), that included visioning sessions, interviews, a workplace performance survey, time utilization studies and focus groups with staff. Based on the data and feedback, a new workplace environment was created for the HR SSC that has increased connectivity for this new organization and helped them come together to function as a team. While there are no offices and approximately 50 percent of staff work in a free address way, everyone has access to a wide range of open and enclosed support spaces for concentrative and collaborative activities. A key setting is a large social hub that is the staff’s favorite setting and provides a public face for the new concept.

ROCHEIndianapolis, IN

With the move now complete, the space for the group has been reduced by more than 25 percent, yet there is more collaborative space than before and greater flexibility for growth. Among findings in the post-occupancy research are that satisfaction with the workplace has increased by 33 percent and that communication is more efficient, with average response times down 44 percent. This work has led to a significant follow-up project where a business case was made for 800 staff to consolidate into a new building. This strategy follows the direction set by the pilot, incorporates learnings from the pilot and has been ratified by leaders of the various Roche businesses on the Indianapolis campus as a campus-wide policy to guide all future buildings and renovations.

GSK has always understood the value of excellent work environments, not just in attracting and retaining the best talent, but also in creating places which foster innovation and productivity. During the past decade GSK, around the world, has introduced a range of new workspaces in commercial and research and development areas of the business. At the Open Lab the challenge is to facilitate cultural change, away from a place where individualsusually work alone on projects to a more dynamic and collaborative environment, where individuals and groups of people can share their expertise and ideas to help conquer widespread and complex diseases.

This project began with an analysis of the existing space and working methods. Currently the two-story building, located in the outskirts of Madrid, with approximately 120 staff, comprises a series of laboratories with separate, small offices where researchers write up their results and carry out desktop work. To help facilitate change, plans have been developed for a scheme rooted in mobility. The laboratories remain as fixed points in the floorplan, but around them a number of collaborative working areas have been created, including more break out and quiet spaces with a reduced number of desks.

By promoting desk sharing and distributing the write-up spaces and collaborative areas unevenly through the floorplan, it has become necessary for

To reflect and embrace Autodesk’s dynamic brand and to celebrate the diversity of its products, spanning from the world of architecture to entertainment, the company’s real estate was in need of a refresh. In recent years, Autodesk has experienced rapid growth and development and now, by commissioning its first global workplace strategy, it had the opportunity to use its space to incorporate company values and become part of its brand promotion. The new work environment echoes the energy of the industries where Autodesk products play a major role. The spaces incorporate a rich mix of team and individual working areas, from enclosed quiet rooms and meeting rooms to small breakout spaces to desk areas. The U.K. offices at Farnborough were among the first to receive the roll-out. The concept forms part of the company’s first global workplace standards. These were developed following research with staff, to understand how they work and to accommodate new ways of working to incorporate more collaboration and greater flexibility. In addition, a mobile working project has also been completed, with pilots involving sales teams in Europe, Middle East and Africa (EMEA) and Asia Pacific (APAC). This is to be implemented soon.

ROYAL BANK OF SCOTLAND CAMPUSEdinburgh, Scotland

The Royal Bank of Scotland Group has redeveloped the site of the former Gogarburn Hospital, next to the A8 between Edinburgh and the airport, as its new World Headquarters. The development includes its head office, together with conference and leisure facilities, all set within a mature parkland setting. It caters for over 3000 bank staff within 7 distinct business offices, linked by a glazed internal ‘street’, covering approximately 60,000 sq m in total.

AECOM’s role as landscape masterplanners and designers involved close liaison with the Architectural JV, consisting of Michael Laird Architects and RHWL, together with Mace project managers. The already impressive parkland setting - the remains of Gogarburn House estate - has been enhanced by:

• the use of natural stone for the entrances and contemporary courtyards;

• the retention of the most significant mature specimen trees;

• weaving the building into the existing landscape through extensive new planting of semi-mature trees and formal hedges.

A new sculptural floodplain, which was created to accommodate potential flooding of the Gogar Burn, diverts the original canalised route of the burn. AECOM worked closely with the River Restoration Centre to ecologically enhance the setting and route of the burn, and also liaised closely with WSP Engineers in the creation of two large open sustainable urban drainage ponds that have become attractive parkland features. The project was completed in the summer of 2005, and was opened in October by HRH Queen Elizabeth II.
