Additionally, SCM has managed multiple story offices; retail centers; mixed-use ceneters and numerous moderate to large multifamily apartment centers in the Pacific Northwest. Prior to establishing SCM, Mr. Treese was the Vice President for Building Construction, Western United States for Ledcor Industries; Regional Vice President for R.G. Leary Construction; and Senior Project Manager for SundtCorp. He was educated at Penn State University with additional course work at the University of Arizona, Tucson. The RiverPlace HotelPortland, Oregon

Renovation 2004Cost $3.8M

Originally built in 1984, the RiverPlace Hotel is sited indowntown Portland along the Willamette River,adjacent to the very popular Tom McCall Park.

The RiverPlace is a unique hotel with 15 room typesincluding eight two-story suites above the river andmarina. The hotel renovation included furniture andfinishes in all rooms, complete gutting of the lobby, barand dining area.

A new lobby, bar and dining area were reconfigured,with a display kitchen, new hardwood bar, guest lobbyand registration area and state-of-the-art businesscenter.

The Tiburon LodgeTiburon, California

Renovation 2006Cost $4M

Originally built in 1968, The Tiburon Lodge on SanFrancisco Bay quickly became a destination resort witha colorful past. In response to market demand at thetime, the previous owner decided to theme many ofthe rooms. The names spoke for themselves--the Roman,the Licorice Room, the Cave, and the Emperor’s Room.

Larkspur Hotels & Restaurants, LLC purchased this hotelin 2005 and renovated, rebranded and re-marketed itwith an updated image for a new discriminatingclientele. The transformation took almost a year and ahalf and is an example of how a creative team ofplayers, with excellent planning, design and executionskills, can deliver a state-of-the-art hospitality product.

It was a $4M renovation of 102 rooms and all publicspaces. The main entry was opened and a fireplaceand reading room were added to the newly renovatedlobby. A new dining room and bar were created as wellas a private dining area. Sustainable bamboo flooringwas used throughout. The entire exterior was themed,walkways created in public spaces and the poolrenovated. All meeting room spaces were reconfiguredand renovated. A new boiler and HVAC system werealso added.

The Casa Munras Hotel, Circa 1820Monterey, California

Renovation 2007Cost $6M

Portions of the hotel were originally built in 1820 as thepersonal residence of Don Esteban Munras, the lastdiplomat from Spain to Mexico. The residence was atraditional Spanish mission-style home with three footthick walls, twelve foot ceilings on the first floor andten foot ceilings on the second floor. All original woodjoists were hand cut redwood--some over thirty feet inlength.

The one year renovation included the main building,partial kitchen, bar, courtyard, pool, 196 guestroomsand the creation of a new spa in former commercialtenant spaces. The lobby and meeting room floors areAustralian Eucalyptus and the retrofitted windows areBrazilian Mahogany - both sustainable buildingproducts.

A significant amount of the Carmel stone used to facethe new lobby/bar fireplace was harvested from theold footings of removed adobe walls. The remainingoriginal walls were reinforced with inlet steel momentframes and drilled epoxy all thread rods.

The main building was gutted on both floors. New HVAC,plumbing, and a new electrical service was installed.The upper floors are configured to accommodate fivenew luxury rooms with soaking tubs and separate Kohlerdesigner series showers. All of the quest rooms wererenovated with new interior surfaces, appliances,furniture and window treatment.

The Monticello Hotel, Circa 1908San Francisco, California

Renovation 2008Cost $6M

The Monticello Hotel (now named the ABRI Hotel) wasoriginally constructed in 1908 in the heart of SanFrancisco and named after the home of ThomasJefferson. Over the years it had gone through severalrenovations, all with a Jeffersonian theme.

Now renovated by Larkspur Hotels & Restaurants LLCin an ‘Urban Edgy’ theme, all existing rooms were guttedand reconfigured with new lobby space, guestregistration area, furniture, fixtures, finishes, appliances,and window treatments. A total of 56 guestrooms wererenovated.

A state-of-the-art data transfer, internet and televisionsystem was installed including multiple Cat 5e dropsper room.

The 1908 elevator cab was renovated as well as thehoist way. Prior to the renovation, a new seismicrestraining system was installed to improve the stabilityof this five story unreinforced masonary structure. Theexterior historic windows were fitted with insulated glassto reduce noise and save energy.

The Cartwright Hotel, Circa 1915San Francisco, California

Renovation 2008Cost $2.8M

The Cartwright Hotel (now Larkspur Union Square) is aneight-story concrete structure originally built in 1915.The renovation of this hotel included the creation of afire protection ‘safe zone’ at each elevator lobby, theaddition of eight new ADA rooms, renovation of 64guest rooms, and a complete lobby reconfigurationand renovation.

The lobby renovation included a new HVAC system tothe first floor, updating of the meeting room with state-of-the-art lighting in the ceiling, new carpet andrefinished walls, addition of a new library/bar spacewith fireplace and a new entrance lobby.

The clear fir wood flooring in the meeting room, libraryand lobby was salvaged from a sub floor in the hoteland refinished.

Functional Fuel RestaurantSeattle, Washington

Renovation 2001Cost $.5M

Functional Fuel, Inc. is a new upscale restaurant builtalong Harbor Steps in downtown Seattle. Theconstruction included the interior renovation ofapproximately 2400 SF of vacant space. The designwas modern industr ial with several complexconstruction components.

The restaurant features a new structural steel frameglass canopy, with rolling radius doors, providing coverfor the main entry.

The interior is a natural concrete floor with inlaidgranite slabs including black alcohol stain highlights.

The kitchen was installed with concrete countertopsand top of the line cooking appliances. The dining roomfeatures a raised bamboo dining floor area.

On the Green ApartmentsTacoma, Washington

Renovation 1999-2003Cost $10M.

On the Green is a 48 building, 552 unit apartmentcomplex surrounding the North Shore Golf Course inTacoma, Washington.

The renovation involved the removal of the exteriorvinyl siding and decks, structural repairs, installationof a state-of-the-art waterproofing system, newdownspouts, siding, decks, deck coatings and roofing.

The project was eighteen months in duration andrealized a significant savings for the ownership.

Alki CondominiumsWest Seattle, Washington

Renovation 2002-04Cost $1M.

Alki Condominium is a six story, 10 unit stucco exteriorbuilding sited along Alki Drive in West Seattle.

The project consisted of complete removal of allbuilding exterior elements and windows.

The structure was remediated for any areas ofsuspected mold and structural damage. All windowswere removed and a state-of-the-art waterproofingsystem was installed under a new stucco exterior.

All of the wood/metal railings were replaced with aglass railing system. A new entry canopy and landscapedesign was installed.

The project was seven months in duration and realizeda significant savings for the client.

The Hilton Garden InnRenton, Washington

Built 1997-98Cost $5M.

This project was the first Hilton Garden Inn for the HiltonCorporation in Washington state.

It features 150 studio units, including full individualkitchen facilities.

An upscale hotel, catering to the discriminatingbusiness traveler, the Hilton Garden Inn also featuresan impressive indoor pool and exercise facilities.

The project is wood frame construction with MagnaWall exterior. The interior package includes signatureHilton Corporation furnishings.

The Larkspur Landing HotelRenton, Washington

The Larkspur Landing Hotel was the first project of thishospitality corporation. It was in the process of finaldesign as construction began, challenging theproject’s architectural, construction andmanagement professionals.

The upscale extended stay hotel features state of theart telecommunication, entertainment and meetingfacilities, including a fully equipped business center.

The building includes 127 units composed of acombination of studios and larger suites.

In addition, four suites feature in-room private meetingfacilities.

The Candlewood Suites HotelBellevue, Washington

Built 1997-98Cost $5M.

This project was the f i rst Candlewood Hotel inWashington. It features extended stay studios andsuites with in-room telecommunications services.

It has a fully covered parking garage as well asextensive spa and fitness facilities.

The hotel includes 128 studios and larger suites, with awood frame and Magna Wall exterior. The interiorfurnishings package is typical of the Candlewood Hotelfranchise including complete individual kitchenfacilities.

This project consisted of a 5 story building over a 12’thick slab. The 44 unit 32,360 S.F. structure wasconstructed in approximately 10 months.

Construction design of the project was a 30 cmconcrete matt foundation, with 5 stories of wood frame,utilizing an integrated wood post and beam structure.

The exterior facade was dryvit and vinyl siding withvinyl windows and doors.

The interiors were partially finished with painting andvinyl supplied by the contractor.

The Parkridge Apartments consisted of four 5 storybuildings enclosing a central courtyard, all constructedover a parking garage. This 220 unit 292,500 S.F. complexwas completed in just over 12 months.

Construction design of the project was spread footingwith 5 stories of wood frame over a post tensionedconcrete deck. A fire protection system was providedthroughout the building.

The exterior facade was dryvit with vinyl windows anddoors.

The interiors were completely finished, includingcarpeting, vinyl and kitchen cabinets.

The Vermont Inn consisted of 5 stories of apartmentsover one story of parking. This 177 unit, 68,970 S.F.building was completed in just over 10 months.

Construction design for the project was concretespread footing with 5 stories of wood frame over apost tensioned concrete deck.

The entire structure was fully sprinklered.

The exterior facade was a combination of dryvit, metalroofing and vinyl windows and doors. The interiors werecompletely furnished with highly compact efficiencies,uti l izing built-in cabinets and sleepingaccommodations.

This project consisted of 5 stories of dual levelcondominiums, over one story of retail, all over 2 storiesof parking.

This 56 unit, 102,155 S.F. structure was completed inapproximately 11 months.

Construction design was auger cast piles underconcrete grade beams, under a structural concreteground slab. The first suspended deck was posttensioned concrete with 5 stories of wood frame.

The exterior facade was dryvit with vinyl windows anddoors.

The interiors were partially finished.
